PLEASE READ THESE CONDITIONS CAREFULLY BEFORE MAKING A BOOKING.



Booking Form -

The completed booking form showing the names of all persons on whose behalf you are making a booking must be completed and signed by the party leader. The person signing the booking form confirms that he/she has the authority of all other persons included on the booking form to make the booking on their behalf and that he/she has read and accepted these booking terms and conditions. The booking conditions still apply, even if for some reason the booking form has not been signed (e.g. late booking by telephone).

Rental Period -

Check in time is after 4:00pm on first day and check out time is before 11:00am on last day. Any changes of these times will be made only by permission of Mr. or Mrs. Lewis or the Management Company. We will do our best to accommodate but it may not be possible due to incoming guests and the cleaning services.

Reservation Deposit -

A non refundable deposit of £100/$180 per week is required at the time of booking. The balance of the holiday cost is payable 10 weeks prior to departure. Bookings within 10 weeks of departure require full payment.

Your deposit reserves the period of time you require and we cannot hold bookings until we have received your deposit. Your booking is only confirmed and accepted in respect of all persons named on the booking form when you have received a confirmation letter from us and an invoice in respect of the balance outstanding. It is important to check the details on the invoice and that all the dates are exactly as requested.

Security Deposit -

A £150/$270 security deposit is required upon payment of final balance. This is held against additional costs such as additional cleaning, missing items or damage to the property during your stay. This security deposit will be refunded within 14 days of you vacating the property after our Management Company have confirmed that there are no additional cleaning costs, no missing items and no damage to the property.

The amount of the security deposit does not limit your liability and if you or any member of your party causes damage which is greater than the amount of the deposit held you will be invoiced and held accountable for any bills to repaid said damage.

Balance -

The full balance is to be paid 10 weeks before the start of your holiday. If the client does not pay the balance due at the prescribed time the owners reserve the right to cancel the booking. In this event, or if the client cancels the booking after the booking is confirmed, the deposit will be forfeited.

The Villa Occupancy -

Any unauthorised occupancy by people not listed will be subject to immediate termination of the rental agreement. The property can not be sub let or shared. Under no circumstances will animals be allowed. The owners do not allow any all male or all female parties. Inside the Villa is a NO Smoking Zone.

A charge will be deducted from the security deposit for loss or un-returned keys

The property will be cleaned prior to your arrival, and after you have departed. If you want extra cleaning during your stay, we will arrange it for you but there will be an extra charge. When you are departing the property please leave it in an orderly state as it is our holiday home and we would like everyone to enjoy their stay and appreciate how nice it is. If you have any problems please let our agent help you, they are there on our behalf to make sure that you enjoy our villa, and all its amenities.

Complaints -

Things do occasionally go wrong and we promise you we shall make our best endeavours to rectify any faults to your satisfaction. In the unlikely event that you should have a problem with our rental home or its facilities, please bring this to the attention of the management company so that they can investigate and attempt to resolve the issue locally. If you are still dissatisfied with the outcome please contact us immediately. If you do not bring your complaint to their or our attention whilst you are on vacation you will not have allowed our management company the opportunity to satisfactorily resolve your problem – in these circumstances we will be unable to assist with your complaint and we can not try to put things right for you when you have returned home. Please note however, we can not accept responsibility for the actions or omissions of the management company staff.

Bugs -

Florida has a tropical climate. This includes pests and these are to be expected. Although pest control is carried out regularly at our home it is possible that some may appear. As we have done all we can to try to ensure that this may not occur, please note that we accept no liability whatsoever for the presence of any pests. In order to try to avoid these entering our home please place all unwrapped food in the refrigerator provided and ensure that the container is adequately sealed. Do not leave sweet food unwrapped. Close all doors, including the garage door when these are not being used. Please contact our management company immediately in the event of any pest appearance so that these can be dealt with speedily and professionally.


Cancellation -

If you have to cancel your holiday it must be made in writing by the party leader who has signed the booking form. The cancellation will become effective from the date we receive and acknowledge it and any cancellations are subject to a charge as detailed.

Notice given -

A cancellation of a booking up to 10 weeks - Deposit only
A cancellation of a booking between 7weeks - 10 weeks - 30%
A cancellation of a booking between 4 weeks - 7 weeks - 50%
A cancellation of a booking between 0 weeks - 4 weeks - 100%

Cancellations for reasons beyond your control will be covered by your travel insurance. Cancellations due to financial reasons or simply “ no longer wishing to travel “ are not included.

In the unlikely event that circumstances beyond the owners control necessitate a cancellation of the rental agreement the owners reserve the right to cancel any bookings at any time and would only be liable to refund monies already paid by the client.

Travel Arrangements -

The clients accept full responsibility for making travel arrangements to ensure their occupation of the property for the period reserved. No responsibility or liability is accepted in respect of loss or damage, or alterations to the dates caused by flight delays or cancellations, weather conditions, industrial disputes, terrorist activity etc.

All passports, visas, travel insurance and health certificates are the client’s responsibility and the owners accept no responsibility for any delay or expense incurred or any irregularities with your documentation.

Travel Insurance is vital for you and your party, especially in America. Please ensure you have cover in place and that it is sufficient to cover your needs.


Limitation of Liability -

The owners do not accept responsibility or liability for accidents, injury, illness, lost property or theft that is sustained during the rental period.
CHILDREN SHOULD BE UNDER ADULT SUPERVISION AT ALL TIMES IN THE POOL AREA. DIVING IS NOT ALLOWED IN THE POOL. NO GLASS IS TO BE TAKEN INTO THE POOL AREA.

The owners do not accept liability for loss of mains services nor for the consequences of the actions or omissions of the persons who control supply of mains services. The property is only covered for liability insurance. The owners accept no responsibility for guest’s property while they are in the villa or the pool area; we also do not accept responsibility for lost or misplaced personal property which guests may have left in the home.

YOU ARE AGAIN REMINDED OF THE ADVISABILITY OF TAKING ADEQUATE TRAVEL INSURANCE FOR ALL MEMBERS OF YOUR PARTY
