About Silverwood Villa
Our home is named "Silverwood Villa" and is a luxury, detached property all on one level (so no stairs to worry about)on the new development of Silver Creek. It is situated just off HWY 27, north of HWY 192 and is a 10 minute drive from Disney World Complex.
The villa has vaulted ceilings and is fully air-conditioned for your comfort, in addition, it has ceiling fans in all the bedrooms and the living room area. It has deep pile carpeting throughout, apart from the kitchen area and bathrooms which are fully tiled.
The villa is protected by a security alarm system that is monitored by ADT twenty four hours a day.

| LIVING ROOM & FORMAL DINING AREA | This is a spacious, open plan room with vaulted ceilings and patio doors leading to the pool area. It contains custom made, high quality furniture, comprising matching three seater sofa bed which could accommodate two additional guests if required, two seater sofa and an armchair. There is also a formal dining area with a large wooden table with thickly padded chairs providing seating for six people, plus coffee table, reading lamps and end tables for your convenience.
We also have a large multi-channel cable TV, DVD player, and a CD Mini Hi-Fi system with a selection of films and CD's for your entertainment and a collection of both adult and children's books for when you need to take a break from the Theme Parks! There is a telephone providing free local calls, which is great for ordering your take-away.

| KITCHEN & BREAKFAST NOOK | The kitchen is fully equipped with a large cooker with easy to clean ceramic hob and matching built-in microwave. There is a large fridge/freezer, plus all the usual kitchen appliances and all the necessary cutlery and crockery to cater for up to 12 guests. There is also a breakfast nook in the kitchen containing a round, wooden table and 4 chairs, plus a child's high chair. A dishwasher and garbage disposal unit are incorporated for your convenience and there is a utility area within the garage containing a separate washer and tumble dryer. Just off the hall, there is a storage cupboard containing an iron and ironing board.

| MASTER BEDROOM 1 | Master Bedroom 1 comprises a King Size Bed with matching bedside cabinets with reading lamps, large dresser with multiple drawers and mirror, plus cable TV and clock radio. There is a large walk-in closet with ample hanging space, and an en-suite bathroom with a large double size shower with seating, wash basin and WC, and for the ladies, there are also hairdryers provided in each of the master bedrooms. In addition there are two large windows providing a pleasant outlook over the swimming pool.

| SWIMMING POOL | We have a private, fully screened, South West facing 30' x 15' pool which has the advantage of opaque double screening on the lower portions and sides for added privacy. For those travelling with young children, a variety of pool inflatables and toys etc. are provided and you will be pleased to know that there is a 4 foot high fence between the pool and the main building as a safety feature, this is removable if not required. In addition the patio doors leading out to the pool area have an alarm which sounds each time they are opened. The pool can be heated if required and this is recommended from November to March. Deeply padded sun loungers are provided and ready for your relaxation by the pool, plus a patio table with chairs and a towel rail.
Also, a variety of pool inflatables and toys etc. are provided. There is a covered Lanai (patio) complete with light and ceiling fan for those who prefer some shade. The pool also has underwater lighting for that night time dip on your return from the Theme Parks, whilst you relax with a glass of wine and watch Disney's Magic Kingdom fireworks over the tree tops.

Terms and Conditions
Once read, please print, sign and send with booking form
The signing of the Booking Form by the party leader confirms the acceptance of the terms and conditions set out below and shall be binding on the persons booking and intending to occupy the premises. Each booking will be confirmed as soon as reasonably possible after receipt of the signed booking form and the appropriate deposit.
No parties of guests who are all under the age of 21 will be accepted. No pets accepted. For the comfort of guests our home is non-smoking, however smoking is permitted on the patio area. Please use ashtrays provided.
To ensure comfort, security and peace of mind our home is registered with the State Authorities and is in full compliance with all relevant legislation.
General
The villa is available for occupation from 5.00 pm, local time.
Departure time - 10.00 am unless otherwise agreed with the management company.
Smoke alarms are situated around the entire villa. Any tampering with these alarms will result in a deduction of £100/$200 from your security bond.
All local telephone calls are free. All other outgoing calls require a pre-paid phone card, available from any supermarket.
All bed linen and towels are provided for your needs. Please bring your own beach towels for use at the water parks.
Payment Details
A non-refundable deposit of £100 sterling or $200 USD per week or part week is due within 7 days of your initial reservation, to be sent with the completed Booking Form and a signed copy of these terms and conditions. On receipt of your deposit we will bank your cheque and wait for clearance, following which we will send out a receipt and confirmation of your booking.
Payment of the balance is due in full 10 weeks prior to your arrival date. A refundable £150.00 or $300.00 security deposit is also payable at this time. On receipt, banking and clearance of your parties' final payment, we will send out your final receipt. The security deposit will be refunded by bank cheque made payable to the lead name on the booking form and will be in either UK£ or US$ depending on the currency used to make the booking.
We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date.
Price Guarantee
The price for renting the premises as stated on the booking form at the time of booking is fully guaranteed and no surcharges will be added to the costs shown on the booking form, except for the use of Paypal as a payment method as detailed above.
Security/Breakages Bond
We require a refundable security/breakage deposit to be paid at the time of your final payment. This deposit of £150.00 or $300.00 will be repaid to you by cheque, within 30 days of your departure, providing the local management have reported no damage or breakages and the back up door key is in it's lock box. Our management company check the inventory prior to your arrival and after your departure and will advise of any faults. These may include additional cleaning costs for spills, stains etc. Notwithstanding the amount of the security deposit, you are liable for all damage caused to the villa. Thus we reserve the right to pursue you for further monies to cover malicious or avoidable damage over and above the amount of the security deposit.
The key for the villa front door must be left in its security box at all times. The loss of the door key will result in a charge of £100.00 / $200.00 from your security bond.
The client is held responsible for any damage or breakages that may be caused to the property its contents and also for any items in the inventory during your stay. All damage and faults caused or found at the home must be reported to our management company at the earliest opportunity. We know accidents can happen and small breakages for example the odd glass or plate will not be charged to your deposit, but please let us know as soon as possible so that it can be replaced.
We retain the right to retain the security deposit (either in part or full) to cover breakages, damage or non-return of keys. Receipts for repairs / replacements will be provided in the unlikely event that such retention of the security deposit is required.
We reserve the right to pursue a quest for recompense for any and all damages caused which may exceed the value of the security deposit within 14 days of being served notice of this.
Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling, food left uncovered can attract insects very quickly. Any added costs for pest control services incurred from lack of care in this may be passed to you.
Safety and Security
Due to State Fire Regulations under no circumstances may more than the maximum number of persons identified on the Booking Form occupy the property.
Children must be supervised at ALL TIMES whilst in the pool area. Glass is NOT permitted in the pool area. Plastic glasses are provided.
The owners, or our management company reserve the right to enter the premises at any time for whatever reason, but we will try to give notice whenever possible.
Pets
Animals/pets are strictly not permitted. If a pet has been in the property, there will be an automatic security deposit charge, to cover the cost of professionally cleaning all carpets and upholstery and to call in a pest control company. This may amount to several hundred dollars.
Pool Heater
If you have requested pool heat, the temperature is subject to prevailing weather conditions, etc.
In the event of pool heater breakdown, or other circumstances beyond our control, we (or our representative) will do our/his utmost to rectify the problem as soon as possible. In such an event our liability will be limited to refunding the pool heat payment to the guest for the number of days the heater was out of action only - no other compensation will be paid.
Security
All doors and windows must be closed and the security alarm at the property must be set whenever you are not in the property. Guests are responsible for closing all doors and windows and for setting the security alarm.
Documentation
All passports, visas and health certificate requirements are the clients' responsibility. The owners and their agents accept no responsibility for any delay or expense incurred through any irregularity in such documents.
Liability
The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the pool and villa. It is your responsibility to ensure that children are always supervised properly in and around the pool and inside the villa.
Force Majeure
The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damage or changes caused by Force Majeure, e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control.
Complaints or Dissatisfaction
In the unlikely event of a complaint during your stay please contact the Management Company immediately. If the matter cannot be resolved you should contact the owner, in writing, within 14 days of the end of the rental period. If the problem has not been reported, as requested to the Management Company the owner cannot accept any responsibility.
Unavoidable Changes
The owners and their agents reserve the right in any circumstances to cancel the booking and in this event we will return all sums (but without interest or compensation). In the event of a major change to the booking being necessary, we will inform the client as soon as reasonably possible, and if the client does not wish to accept the booking on this basis we will cancel the booking and return all sums (but without interest or compensation).
Cancellation
In the event of your needing to cancel the following fees will apply:
10 or more weeks prior to departure 100% of the deposit paid, less than 10 weeks 100% of total charge.
Please ensure you have adequate Travel Insurance to cover your losses if cancellation is due to an insured event beyond your control resulting in a financial loss.
We want our home to remain as clean and tidy for each and every visitor, so please respect our home and treat it with the care it deserves.

This vacation home is lovely. It was immaculate and nicely decorated. We enjoyed the big pool with our children and grandchildren. All the amenities were provided-even the portacrib, hugh chair and stroller. It took us about 15-20 minutes to get to Disney from the house. The man who managed the property checked several times with us to see that all was well and provided his phone number if needed. Kath called to see that we had what we needed, Overall it was a great rental and we hope to use it again next year."
