Terms and Conditions for Orlando Dream, Tuscan Ridge

TERMS AND CONDITIONS

v General –Tenants are expected to behave with consideration in observing the privacy of neighbours as one area of Tuscan Ridge is for permanent residents. To take reasonable precautions in relation to potential hazards such as the swimming pool by observing basic health and safety rules during their stay. We cannot accept responsibility for accidents, injury or damage caused by guests.

v Price Guarantee – As soon as a completed Booking Form and Deposit or full payment is received, the rental cost will not change. This is subject to the conditions of payment being met and no amendments being made to the booking.

v Booking & Deposit – A Booking Form should be completed and signed by the Lead name on behalf of all the party. This should be returned with the non-refundable deposit of £150/$250. Bookings made within 8 weeks of the rental arrival date will be accompanied with the full payment.

v Payment of Balance – The balance of payment is due 8 weeks prior to the rental arrival date. Non-payment by this time may result in cancellation and loss of deposit. Payments should be made by cheque payable to R.J.Fairhurst and forwarded as instructed. Any problems with cheques which incur any bank charges will be passed on to the tenant.

v Security Deposit - £200/$350 refundable deposit will be charged against any loss or damage incurred during your stay. This will be included in the Balance payment and will be returned on satisfactory return of keys and property inspection by our Property Management Company.

v Cancellation – Should a cancellation be necessary, the following charges shall apply from the date of notification:-

More than 56 days Deposit only
55 days to 28 days 75% of full rental cost
Less than 28 days Full rental cost

Every effort will be made to re-let the villa. If successful, reimbursement will be made.

Force majeure – means we will not pay compensation if we have to cancel or change your arrangements because of unforeseen circumstances beyond our control. These include, for example, war, riot, industrial dispute or adverse weather.

v Rental Period – The villa will normally be available from 4pm. on the day of arrival. In order that it may be prepared for the next guests, it should be vacated no later than 11.00am on the day of departure. Failure to comply may result in an additional charge.

v Occupancy – The accommodation is reserved exclusively for the number of persons stated on the Booking Form. No other persons are permitted to stay.

v Alterations to confirmed booking – We will do all we can to accommodate requests, but cannot guarantee to do so.

v No Smoking- Our villa is a designated non-smoking home.

v No Pets

v Problems- If you have a problem during your stay, please bring it to the attention of our Management Company immediately, so they can have the opportunity to rectify the problem.
