the property is in a quiet residential area well known and very popular with people visiting Orlando / Kissimmee area and of course the theme parks.the house is fully equiped for a restfull and relaxing stay especially after a day at one of the parks.
there is a fully fitted kitchen with stove,microwave,dishwasher,large fridge freezer,washing machine, tumble dryer and ironing board
the living room has a 3 seater and 2 seater settee plus a 3 seater sofa bed.there is a large screen tv with surround sound, digital cable,hi-fi with cd's,dvd player with dvd's, sony ps2 and atari games consoles and high speed internet access.there are patio doors leading onto the large deck and caged pool area set in a large rear private garden.
the master bedroom has a king bed with cable tv and telephone which leads into a large en-suite and walk-in closet.
the guest bedroom has a queen bed ,cable tv and shares the second bathroom with the twin room.this bedroom has a twin bed plus a twin bunkbed with fullsize bed under and cable tv.all have ample closet and storage space, hairdryers are also supplied
the dining room which comfortably seats 6 is off the entrance hall.
the house has an integeral 2 car garage with direct access into the house and has an electric garage door .
for those of you with samll children, highchairs and cots can be provided

GENERAL CONDITIONS OF RENTAL:-
1.CHECKING IN TIME IS 4.00PM OR LATER ON DAY OF ARRIVAL,GUESTS MAY ARRANGE TO ARRIVE EARLIER IF THE HOUSE IS EMPTY.
2.CHECKING OUT TIME IS 10.00AM ON DAY OF DEPARTURE,AGAIN GUESTS MAY ARRANGE TO DEPART LATER IF THERE ARE NO FOLLOW ON GUESTS.
3.CANCELLATION- WE RECOMMEND THAT YOU TAKE OUT HOLIDAY INSURANCE SHOULD YOU NEED TO CANCEL.IN THIS CASE THE DEPOSIT IS NON REFUNDABLE AND THE BALANCE IS PAYABLE IF YOU CANCEL LESS THAN 8 WEEKS PRIOR TO YOUR HOLIDAY DATE.
4.THE DEPOSIT IS REFUNDABLE ON YOUR RETURN HOME ONCE THE MANAGEMENT COMPANY HAVE INSPECTED THE HOUSE.
5.AFTER PAYMENT OF THE FINAL BALANCE YOU WILL RECEIVE DIRECTIONS TO THE HOUSE AND BE GIVEN A CODE FOR A " LOCK BOX " .THIS HOLDS THE KEY TO THE HOUSE.ONCE THE HOUSE HAS BEEN OPENED THIS KEY SHOULD BE RETURNED TO THE " LOCK BOX ".KEYS FOR YOUR CONTINUED USE WILL BE INSIDE THE HOUSE.
6.GUESTS ARRIVING DURING PERIOD OCTOBER TO APRIL AND WANTING TO USE THE POOL MAY REQUIRE IT TO BE HEATED, THERE IS A SMALL EXTRA COST PER WEEK FOR THIS.
7.PLEASE NOTE THAT THE POOL IS USED AT THE GUESTS OWN RISK AND THAT CHILDREN MUST BE SUPERVISED AT ALL TIMES

Just a quick note to thank you for the use of your place in Kissimmee. We had a fantastic time and the house had everything we needed. If you have any potential bookings who want an independent opinion on your house please feel free to put them in touch with me either via work or home and I'll be glad to say a few good words. We've been to Florida 3 times now and stayed in houses every time, and I think yours was the best place we've had. Our next purchase is going to be a supersized bed like the one in the main bedroom! The only problem is we'll need an extension or a new house to fit it in!! If I hear of anyone considering a Florida/Kissimmee holiday I'll certainly recommend your place to them
