What is the maximum number of people allowed in the villa?
The villa holds 10 people in 4 bedrooms plus the sofa bed comfortably. A Cot, High Chair and Stroller are available free of charge, they are regularly maintained and then double checked after every hiring.
Are pets allowed?
No pets of any description are allowed inside or outside our villa.
Is smoking allowed?
For the comfort and safety of all guests, smoking is strictly prohibited within our villa. It is fitted with smoke detectors to help enforce this policy (the detectors are linked to our security company).
How far away are the main attractions?
Our villa is only 10 minutes from Walt Disney World. Sea World is 25 minutes away, Universal 30 minutes, Kennedy Space Centre 60 minutes and Busch Gardens 45 minutes away. One of the major reasons our community is such a sought after place to stay is the ease of access to all the major attractions, but the advantage of the peace and tranquillity of its location.
Which direction does the pool face?
The villa has an idealistic south west facing pool for all day sunshine. No need to keep moving those loungers around to catch the sun on our extended decking area, even in the winter!
Is the pool private and not overlooked?
Unlike some villas which back on to or are adjacent to other properties, our villa has an extended pool decking area and is totally private with a fenced backyard. Villas that back onto golf courses and conservation areas are subjected to people looking in at them.
How do we locate/enter the property?
Directions and key box entry code will be sent to you about a week before arrival, there is no traveling to a reception area to collect keys you just go direct to the villa.
Will we have to bring bed linen/towels etc.?
The villa is fully equipped for all your likely holiday requirements. High thread count cotton Bed linen, towels and pool towels are provided. You are more than welcome to take the towels with you to the water parks and beaches as long as you remember to take them back to the villa with you. We also provide initial starter supply of toilet rolls, guest soap etc, and this should last the first couple of days until you have time to shop.
What entertainment is provided?
The vacation home has a very large TV with cable and DVD player in the family room. There is a TV/DVD's in the Master Bedroom, combination TV/DVD’s in the twin bedrooms and a TV in the second King Bedroom. The villa also comes with a Sony PS2 games console in one of the twin bedrooms and free high speed wireless internet access for those who wish to bring their laptops. There is also a games room with a pool table, air hockey. Additionally for both adults and children there is a well stocked library of DVD’s, CD’s, books and board games. Also within the community there is a children’s play area, basketball court, picnic benches and an exercise area.
Is the pool heated?
The pool can be heated (by agreement) for an additional cost. We would recommend pool heat from October through to mid April. The pool is heated to the maximum temperature allowed under Florida law (85°).
Are there stores near by?
There are stores available about five minutes away in both directions on Highway 27, Publix, Walgreens, JCPenney, Target, Michaels, Dick’s Sporting goods,
Walmarts, and many others at Posner Park shopping Mall. The supermarket stocks a wide range of fresh food, fruit and vegetables and has a large range of organic foodstuffs.
Are there any Restaurants nearby?
There are a large number of local restaurants on US 27 and Highway 192 including: Applebee’s, Beefy O’Grady’s, Cracker Barrel, UK owned Highwayman, Houlihan’s, Santa Fe, Chilis, Outback Steakhouse, McDonalds, Chic Filet, Taco Bell, Red Lobster, TGI's, Denny's along with Chinese, Italian etc, (many of whom will deliver).
Are there any medical services nearby?
Hopefully you will not need this, but for peace of mind there is a walk in medical centre at the Formosa Shopping Centre, 10 minutes away on US 27 North. This is situated beside a large drug store (Walgreens) and a local hospital (Heart of Florida) also 10 minutes away on US 27 South.
What services are provided?
The house is professionally cleaned prior to your arrival and the pool and garden are tended to weekly.
Do we pay extra for any of the equipment in the villa?
No.
We offer 24 hour free high speed wireless internet access, free local calls, well equipped games room, if you have small children a Cot, High Chair and Stroller are available free of charge, they are regularly maintained and then double checked after every guest, all included in the price you pay when booking our villa.
How do we book and pay?
Completing the on-line booking form is the most convenient way but you can also email/phone or write if you prefer. You can pay by cheque/check or wire transfer.
Do we need to deposit any money with you before we can stay in your villa?
Yes. A security deposit of £150/$240 per week is charged to cover the cost of any property or contents damaged. Remember, this is only a deposit, if you look after and respect our property we will refund in full.
What happens if we have any problems or questions during our stay?
There is a local management company to take care of you their contact information will be sent to you prior to occupancy.
What pool safety measures do you have in place?
A removable child safety fence is provided. With the fence in place there remains a deck area in which kids can play safely without parents having to keep a constant eye on them. There is also an alarm on the patio door leading to the extended decking / pool area.
