TERMS AND CONDITIONS

PAYMENT: The appropriate deposit will secure your reservation, unless your booking is made within 8 weeks of departure, when the full payment must accompany the booking form. Where a deposit has been paid, the balance must be paid 8 weeks prior to departure or the booking will be void and the cancellation charges below will apply. No reminders will be sent except for the balance due date with the receipt of the booking form and deposit. A £200 ($300 for US renters) refundable security deposit will also be payable with balance. We can accept credit or debit card payments over the phone (2% surcharge for Credit card)

ARRIVAL: Should be after 4p.m. local time unless agreed otherwise in writing. This is to allow a thorough cleaning of the home to be carried out following the departure of previous guests. To allow for this, departure must be no later than 11a.m. unless agreed locally with the property managers, who if there are no incoming guests, will be only too pleased to accommodate you.

ACCOMMODATION: Is reserved in the name of the party leader who must be at least 25 years of age and for guests shown on the booking form named at the time of booking. No other parties can be accommodated without prior permission, and if such a breach occurs, this may result in the booking being cancelled without refund as it could lead to the loss of our hotel licence. The home has a swimming pool and the owners or their agents cannot be held responsible for any loss or injury, however caused as a result of use of the pool. We therefore strongly recommend that unsupervised children not be allowed to use the pool. Guests are advised not to enter the home with wet costumes, as wet feet can slip on floor tiles and chlorine will damage carpets and furnishings. NO PETS and NO SMOKING ALLOWED (Sorry)

POOL HEAT: Our pool is solar heated but we also have optional electric pool heating available, however, we cannot guarantee any minimum pool temperature, as this can be affected by weather conditions etc.

COMPLAINTS: Should there be any cause for complaint regarding your accommodation whilst in Florida, the manager must be notified immediately and be given reasonable time to rectify the problem. No complaints will be considered after your vacation unless they are reported to our manager during your stay.

SECURITY DEPOSIT: A £200 (or $300) refundable deposit must be paid prior to arrival and will be refunded in full after your return date provided no damage is caused to the property or owners belongings. All damages must be reported and paid for prior to vacating the premises. Failure to report any damage will result in the loss of all or part of the Deposit. We reserve the right to claim the balance for any damage if such damage exceeds the Security Deposit amount. Your Security Deposit can only be returned once our manager has inspected the property after your departure.

TELEPHONE: A telephone is installed at the house. Local calls are FREE but the current arrangement allows unlimited LOW COST phone calls from the villa and International calls at just 11c / min (exc. Premium / Mobile numbers) Any phone charges that you incur whilst at the villa will be deducted from your Security deposit. We reserve the right to claim the balance for charges if such charges exceed the Security Deposit amount.

LIABILITY: The owners or their agents do not accept any liability whatsoever for death, personal injury, accidents loss or damage(s) or personal effects however caused whilst staying in or about our property. The owners accept no responsibility for and shall not be liable in respect of loss or damage or changes caused by FORCE
MAJEURE EVENTS (e.g. war, riots, strikes, fire, flood, natural disasters, of airports, weather conditions) or any other events beyond the owner’s control.


CANCELLATION CHARGES: Cancellation by the guest, the following will apply:-

Up to 2 months prior to departure Deposit only
2 months or less to departure 100 % of rental

We regret that all amounts paid are non-refundable in the event of cancellation by the guest, so please ensure adequate insurance cover to allow for this eventuality.

In the unlikely event that circumstances beyond our control necessitate the cancellation of the booking the owners reserve the right to cancel the booking at anytime and shall only be liable to refund the monies already paid by the guest(s) or to make alternative arrangements by agreement with the guest(s). No compensation will be paid in the event that we have to change if we offer suitable alternative and similar standard accommodation.
