About The Abbey
As you approach The Abbey along the landscaped boulevards, you will know you have made the right decision concerning your vacation home. The Abbey is within a gated community for additional security and is just 8 minutes from the entrance to Disney World.As you open the front door you are greeted by the magnificent tiled pool that can be heated in those few cooler months with its luxury pool furniture. With its decking, you will note that the villa is of the 'courtyard' type with the second master bedroom slightly separate from the rest of the villa; perfect for a second couple or grandparents.
The lanai surrounding the pool means that you will never burn your feet however hot it becomes where the pool receives full sunlight from just after 10.00am through to dusk. All bedrooms open out onto the pool area through alarmed patio doors in order to ensure the safety of our younger guests.
Having passed the pool and entered the villa you find yourself in the family room consisting of a lounge and seating to view the cable TV, DVD etc. The free internet connection is also here. You pass across into the formal dining area which is separated from the fully equipped kitchen by a breakfast bar.
The kitchen has everything you will ever want and more.
There are two master en-suite queen sized bedrooms with walk-in closets. Both have TV, ceiling fans and are air conditioned as is the whole villa.
There are two twin bedded rooms that share a family bathroom.
In addition there is a luandary room with washer; dryer, iron and ironing board.
All bed linens are provided.
A games room has basketball,with electronic scoring for one or two players, full sized table tennis, fooseball; air hockey and darts with safety tips.
In addition there is a PlayStation2 consul with games along with a selection of board games, DVD's and books to suit all tastes.

| BEDROOMS | The Abbey is a beautiful executive styled home that backs on to managed orange groves. It has four large bedrooms; two are queen sized master bedrooms. Both have their own en-suite bath / shower rooms. One of the master bedrooms is of the 'cabana' type located separately at the edge of the pool. Both these double bedrooms have doors which open directly onto the pool deck. There are two additional twin bedrooms sharing a third family bath / shower room. This luxury home provides very comfortable sleeping for up to 8 people from either one or two families. |
| THE POOL | The pool is of a 'courtyard' type which means it forms an integrated part of the home. The deck surrounding the pool is of a material which even on the hottest of days will not burn your feet. The pool is totally secluded. During winter months the pool can be heated at an additional charge. All bedrooms lead through patio doors onto the pool deck. The doors are alarmed for child safety. The pool side area is equipped with luxury pool loungers & table. |
| THE TERRACE & VIEW | At the rear of the villa which overlooks managed orange groves, there is a small terrace that allows breakfast to be taken in the sun and sunbathing during the day (table and chairs are provided) as well as the use of a barbeque which can be hired for an additional charge. |

What deposit do I have to pay?
Your deposit is 25% of the total cost of you booking costs. On receipt of your completed Booking Form and deposit cheque, we will confirm your booking. The deposit is non refundable.
When do I make the final payment?
The final balance is due 10 weeks prior to your arrival date. At this time we will also require payment for pool heating and any other additional charges. Our management company can arrange pool heating on arrival but remember that it will take a little time for the pool temperature to build up and they will impose a call out charge in addition to the heating costs. Once we have received your final balance payment, we will forward maps and directions to our villa.
What if I need help whilst we are staying in your villa?
Our villa is managed by Florida Homes International. They are based locally and you will find their brochure and welcome pack on arrival at the villa. Guidance is provided on the use of all appliances. Please call them toll free from the telephone in the villa for help and advice. If you call in 'out of office hours', then please make sure that this call is associated with an emergency. All telephone numbers will be available on arrival at the villa.
Are there any local taxes to pay?
Always remember that when you buy an item these will generally be priced without any taxes being added. This will be added when you pay for the item. The Florida Tourist Tax forms part of your villa rental cost and is deducted by the managing agent from your payment and paid direct to the local authority.
It is the law that you do need to register your arrival in Orlando. You will also be asked to pay a non refundable security deposit of $25. A member of the management company will pay you a courtesy visit on your first full day of arrival when you can raise any queries you might have, undertake the registration process and collect the $25 security deposit. This is one payment of $25 per visit no matter what the size of your party.

What if I have to alter or cancel my booking?
Please refer to the Terms and Conditions for an explanation of the cancellation procedure. Your initial deposit is non refundable and the Terms and Conditions will explain how we calculate a refund if you have already paid your final payment. We would strongly recommend that you take out a suitable travel insurance policy at the time of the initial booking which in certain circumstances may cover any monies lost owing to late cancellation. Please inform us as soon as is possible if you need to cancel your booking.
