General Information Please ensure you read and understand the following terms and conditions pertinent to your accommodation rental. If you have any queries, please do not hesitate to contact us.
Whilst we reserve the right to increase or decrease accommodation prices at any time, we will confirm to you the current price at the time of booking. As soon as you have confirmed your reservation and paid the full payment, the cost of the rental is guaranteed against any further increase, (unless these increases are brought about by Government action, taxes etc). This guarantee is offered subject to our conditions of payment being adhered to and providing you do not make any further amendments to your holiday arrangements. Your holiday home rental includes: Accommodation as booked, including services e.g. gas, water and electricity, (includes pool heat unless otherwise stated). NOT included in our rental prices: a) Flights b) Car Hire c) Holiday Insurance.

1. BOOKING AND PAYMENT:

A). LONG TERM RENTAL DEPOSIT: To confirm a long-term booking, a deposit of 25% of the full rental cost for the period may be enclosed with the completed and signed booking form. Upon clearance of the check, / payment the booking will be confirmed. You must check the confirmation and final invoice carefully and raise any queries immediately.

B). PAYING YOUR BALANCE: The balance of any long-term rental fee is due at the latest 10 weeks prior to the commencement of the rental period. We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. In the event of a check not being honoured by the bank on which it is drawn we will make a charge of $50 to cover the bank charges and our administration costs.

C) How to Pay: Checks should be made payable to: -- MARTIN CLEMETT and send to:
WACHOVIA BANK N.A. PO Box 5 2 2 8 1 7, Miami, Florida, 3 3 1 5 2 – 2 8 1 7 and must include the following information.
Account references: - Routing number: - (Details supplied with confirmation). Account Number (Details supplied with confirmation)

Please put your name and full address on the back of the check. (in the payment reference box, please put your surname and villa name i.e.: Villa ‘Yertiz’ or ‘Eureka’ Alternatively pay with your Credit Card through ‘PAYPAL’ and our web site at www.1a-homelet.com

Regrettably, Pay-Pal charges a 5% handling fee, and other Banks charge us $20.00 to process Wire Transfers. We therefore have reluctantly been forced to pass these charges on. (Remember you can still avoid these charges by mailing a check (cheque) direct to our bank at the above address) Sorry!

Completing your Booking form You can open this attachment and complete the required details on the booking form, and then e-mail / fax back to us (for initial confirmation). However we will require a ‘hard’ copy of your signature, before any discounts can be repaid. This can be done by either printing off a copy and mail to the above U.K. address OR for late deals by faxing a completed copy back to us.

2. CANCELLATION: In the event that you cancel your booking for any reason whatsoever, the following charges will apply

3. ALTERATIONS TO BOOKINGS: If, after your booking has been accepted, you wish to alter your arrangements, we will do all we can to help but an administration fee of $50 per booking may be charged.

4. RENTAL PERIOD: The rental period of the property begins at 4pm on the day of arrival. The property must be vacated by 11am on the day of departure, unless otherwise stated. Failure to comply may result in an additional charge levied against your Security Deposit for late departure.

5. SECURITY DEPOSIT: Except for long-Term rentals and pets we do not normally take a deposit. However upon arrival at the property, you will be required to provide a swipe of your Credit Card with the Management Company. This will act as your Security Deposit, to be held on behalf of the owners against loss or damage occasioned by any misuse of our properties, by the parties to this agreement. This will be collected by the management company who will visit you on the first morning of your arrival.

6. SUB-LETTING: The accommodation is reserved exclusively for the people named on the booking form and no other persons whatsoever are permitted to stay there unless this has been agreed with the owners or their agents in writing.

7. SAFETY: The owners of the property or their agents cannot accept any responsibility whatsoever, and howsoever caused. For injury or damage caused as a result of the use of the pool, and the surrounding area. Guests are specifically requested not to allow unsupervised children to use the pool.

8. FORCE MAJEURE: the owners of the property, or their agents will not be liable for loss or delay, occasioned by any of the following. Strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical/weather problems with transport, aircraft grounding, closure of airports or ports, weather conditions or any other event beyond the owner's or their agents’ control.

9. Your Pets: Whilst your pets are welcome at our villa’s,(for which we make no extra charge). We will however require a deposit of $300 to cover anti damage or soiling etc. (This money is fully refundable) Please do not forget to advise us of your pet’s arrival at the time of booking, otherwise their stay will cost $30.00 per day, ( $210 per week ‘minimum’ and non-refundable.) The management company will refuse occupancy if this fee remains unpaid (please note long-term rentals require a $500 refundable Deposit, this will include any pet deposit).

10. Rewards Tell your friends about our villas and we will reward you with $50 + $25 per extra week that they book. (Maximum $250.00) (You must of course have confirmed your booking previously)
