Had a great time - off to Sarasota now (probably not living in luxury like this). We did Seaworld, Universal, Wet & Wild, Disney. Airboat ride just off the I50 going towards Kennedy just past Jungle Adventures is absolutely fabulous, 1.5 hours gliding (at 70 mph) through gator infested swamps - superb. Meals out, especially at TJ's were great if not massive. All in all a great week - I am sure your next visitors will enjoy it as much.

What a beautiful villa. We were moved from Calabay Park due to storm damage and what a good move it was. The whole place is fantastic - making us think about buying one already. The set-up for the kids is superb.

What is the maximum number of people allowed in the villa?

The villa holds 13 people in 6 bedrooms comfortably, plus a baby in the cot/crib supplied.


Are smoking or pets allowed?

For the comfort and safety of all guests, smoking is strictly prohibited within the villa which is fitted with smoke detectors which are linked to our security company. No pets are allowed.


How far away are the main attractions?

The villa is only 8 miles from Walt Disney World. Sea World is 15 minutes away and Universal 25 minutes. This is one of the major reasons this is such a sought after area. After a long day at the Parks you can get the children home and into bed in a matter of minutes!


Which direction does the pool face?

The villa has an idealistic south west facing pool for all day sunshine. No need to keep moving those loungers around to catch the sun.


Will we have to bring bed linen/towels etc.?

The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required.


Does the pool back on to other properties/walls etc.?

Being on a corner site our villa backs onto only one other but is secluded by shrubs round our pool for privacy.


Do you have any facilities for small children?

The villa is well equipped for small children. The villa comes complete with a cot, highchair, buggy/stroller.


Are there any medical services nearby?

Hopefully you will not need this, but for peace of mind there is a walk in medical centre at the Formosa Shopping Centre 5 minutes away which is beside a drug store (Wal-greens).


Are there stores near by?

The villa is minutes from a 24 hour supermarket. The Premium Outlet Mall is only 10 minutes away and houses many designer label stores (including: Nike, Timberland, Adidas, Versace, Armani etc etc.). In addition there are a wide variety of stores on Highway 192.


About The Three Palms

Our villa was completed in April 2004 and is principally a holiday home for ourselves and our children, but we are delighted to share our home with other families who wish to have a special time in Florida.

This luxury villa, built on a large corner site is located in a quiet community with shops, restaurants and Disney only a short drive away.

Our villa is very spacious offering 6 bedrooms and three bathrooms, sleeping 13 + baby comfortably, ideal for two families or one large extended family.

Our bedrooms comprise master with US king, 1 US queen, 3 doubles and childrens bedroom with a triple bunk bed.

The living area comprises two separate spacious living areas, dining area plus breakfast nook and breakfast bar plus stools. The living area and breakfast nook look out over the pool deck which is accessed by 3 sets of french doors.

The family living area has a large TV with cable, video and DVD player and all the bedrooms have cable TV and either TV/video or TV/DVD combinations. A CD/music system is also provided. There is a large selection of DVD/videos for your use.

The open plan kitchen is fully equipped with cooker, microwave, dishwasher, fridge/freezer with ice maker. There is a large laundry off with washer, dryer, iron and board. The kitchen is fully equipped with all crockery, cutlery, pots, pans, coffee maker, electric grill - everything you would require.

The villa is fully air-conditioned and ceiling fans are also fitted in some rooms.

The large 30' x 15' pool with spa is fully screened and has shrubs planted all around for extra privacy. The pool and spa can be heated independently if required and have underwater lighting.

There is a large sundeck with loungers and patio furniture which benefits from day long sunshine. The covered lanai is fitted with ceiling fans and is a perfect spot to shade from the sun. A bar-b-cue is provided for those who prefer to eat at home.

We have converted our garage into a superb games room, comprising full size pool table, table football and patio chess. A ceiling fan is installed for your comfort.

For the children we have provided a PS2 with a selection of games and also some board games.

For the more energetic, just a few minutes stroll away is a free childrens playground plus football, tennis and basketball courts.

There are a number of upmarket golf courses in the vacinity, some of which we have obtained discounts for the use of our guests.

Orange Tree is a wonderful upmarket estate which offers peace and tranquility, yet with the wonders of all Orlando has to offer right on your doorstep.

Owners Terms & Conditions

Booking
The sending of the on-line booking form confirms your acceptance of the terms and conditions set out below and as may from time to time be changed and shall be binding on all persons stated on the booking form. Each booking will be confirmed by the owner, as soon as possible after receiving the booking form and deposit and only on receipt of this confirmation by you will the booking be treated as confirmed. Once the owners have confirmed the booking to you and you have paid a deposit, the named person on the booking form will be responsible for the total rental price of the property, as agreed on the confirmation. The remaining balance of the agreed rental cost must be paid 10 weeks prior to your departure. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply.

Security Deposit
The sending of the booking form confirms your acceptance to pay for any damage of any kind caused by your occupancy of the property. The cost of repairs and/or replacements will be deducted from your security deposit prior to the return of the balance. The security deposit will be fully refundable 2-3 weeks after your departure from the property, providing there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs by our agents or excessive use of electricity (caused by leaving external doors open with the air conditioning on) the named person on the booking form will be held responsible for all additional costs which exceed the security deposit.

Cancellations
Providing the owners receive written notice of cancellation not less than 10 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. It is the responsibility of the signatory to ensure that the signed cancellation letter reaches the owner. Email cancellations are not acceptable. The reservation deposit will be forfeited. If the cancellation is received after 10 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).

Responsibilities
All persons stated on the booking form are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors, topping up of pool water (as required) and ensuring the security alarm is activated whenever the property is unoccupied. At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy. It is the guest's responsibility to notify the management company immediately of any sudden equipment failure so that reasonable action can be take to rectify the situation.

Party Size
The maximum capacity that our villa is licensed for is 14. Everyone occupying the property must be listed on the booking form, including small children. This is Florida state law and must be adhered to. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. No pets are permitted. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults. The property is fully licensed for short-term rentals in Florida. The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid.

Smoking/Pets
For the safety and comfort of all our guests smoking is not permitted within the property. No pets are allowed.

Liability
The owners and the management company of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the pool is entirely at the user's own risk. Children must be supervised by responsible adults at all times when using the pool. Glass or crockery is not permitted within the pool area. The owners or management company cannot accept any liability for any loss of rental time due to travel problem, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. The owners and the Management Company cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests. If the pool heater cannot reach optimum temperature due to adverse cold weather conditions the owners or the management company cannot accept liability.

Arrival and Departure
The villa will be available for occupancy from 4.00pm on the date of arrival and must be vacated by 10.00am (prompt) on the day of departure.

Insurance
It is a condition of the booking that all members of the Party are covered by travel insurance which carries adequate protection against delays and cancellations, and has adequate medical insurance for the USA, and for your luggage and personal belongings.

Force Majeure
The owner or the management company accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or construction in progress within the community, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond our control.

Owners Access
The owners or their management company shall be allowed access at any reasonable time during your stay.

Law
This conduct is subject to and shall be construed in accordance with the laws of England and all parties hereby submit to the exclusive jurisdiction of the English Courts.

Code of Conduct
Orange Tree is a residential community. The actions of all members of your party should not interfere with the enjoyment of either other holidaymakers or the residents of Orange Tree. Please do not use the swimming pool, play loud music or engage in any activity which may cause inconvenience to your neighbors after 10.30pm or before 07.30am. In the event that any member of your party behaves in a way that is likely to cause distress, danger or annoyance to any other holidaymakers, residents of Orange Tree or damage to any property, the owners or their management company reserve the right to terminate your rental agreement immediately and forthwith. The owners or their management company will not be liable for any costs you will incur, nor shall we pay any compensation, nor make any refunds due to this action.
