About Luxury 3 Bed Pool Home
The villa is furnished to a very high standard.
The master bedroom has it's own entrance to the pool area, cable TV. Dvd etc. as expected. Vanities to en suite include walk in wardrobe, mirrored area, hair dryer, spacious walk in shower, separate bath, toilet etc.
2nd bedroom (double) is similarly furnished to the master, cable TV, etc. very comfortable. Here is a second fully equipped bathroom with bath, shower, vanity area etc.
3rd bedroom (twin) Disney themed with cable TV, etc. shares the second bathroom.
The open plan lounge, formal dining area and kitchen area integrate very well providing for all your needs, relaxation or entertainment, cable TV, DVD, video, CD player, books and games whatever you enjoy! Also a double bed sofa accommodates if necessary. Telephone (free calls) and free wireless internet
The kitchen is fully equipped with dishwasher, microwave, ice maker etc.etc. also some plastic crockery for use in the pool area.
There is a washing machine, dryer, ironing board and iron. All bed linen and towels are supplied. New games room in garage with air hockey.
Booking Conditions
Your Booking
After making a reservation with us, you must complete our booking form, duly signed by the first named person on the booking, the party leader, who must be over 18 and authorised by all members of the party listed on the booking form, to accept our conditions of booking on their behalf. All documentation is usually sent to the party leader and it is the duty of the party leader to pass on information to members of the party.
Once we receive the booking form we will confirm the details of the booking in writing. Please check them carefully to ensure they are correct and inform us immediately if they are not. The accommodation is booked solely for the use of the people named on the booking form unless agreed in writing with R Nicholson. Due to State Fire Regulations, the maximum capacity stated in the brochure must not be exceeded. After we have sent the confirmation to you we have a binding contract, all matters arising from it are governed by English Law.
Villa Occupancy
The villa will be available for your occupancy at 4.00pm on the first day of your confirmed rental period. You are normally expected to vacate the property by 10.00am on the last day of your confirmed rental period.
Payment
We require you to pay a deposit of £100 per villa per week which is non-refundable, the balance is payable 10 weeks before departure. If you book less than 10 weeks before departure, the full balance is due immediately.
Property Deposit
We also require a refundable property deposit of £100 per villa in case of breakage, loss or damage to the villa during your stay. This will be refunded 7 days after you return from holiday, provided there is no damage to the property. The deposit must be paid at least two weeks before departure. You will be liable for any damages in excess of £150.
If you have to cancel your holiday
Should it become necessary for you to cancel the booking this must be done in writing. The cancellation will become effective from the date we received it. Cancellations are subject to a charge detailed below as a percentage of the total amount due dependent on the time you cancel..

You may be able to claim back these charges from your holiday insurance policy.
If we have to change or cancel your holiday
Occasionally we will be forced to make changes to your booking through reasons beyond our control. When any change affects your booking we will inform you as soon as possible however most are minor and generally a change in the villa specification will be an upgrade to that villa. If we have to change your villa for any reason we will do whatever we can to ensure it is of the same standard or better, offering the same facilities.
If we have to make a major change to your booking, i.e. moving your booking to an inferior villa we will offer the following options:
i) accepting the change and a refund in respect of price difference, or
ii) canceling and taking a full refund of all monies paid to us in respect of that booking.
In cases of “force majeure” it may be necessary to terminate your booking before the scheduled conclusion of your booking. Such measures are very unlikely to occur however, if the situation arises we will not be able to offer refunds, pay compensation or reimburse you for any expenses you incur.
In case of complaint
Whilst it is unlikely that you should have a complaint concerning your booking, things do occasionally go wrong. In case of complaint you must inform our local management company immediately so the matter can be rectified as soon as possible to allow you to continue your holiday. If you are not satisfied with the solution please make this known in writing. The matter, wherever possible will be resolved before you return. We will not accept liability for any dissatisfaction or other complaints not reported to our local management company during your stay.
Travel Insurance
It is vital that you have adequate travel insurance for you and all members of your party. Please ensure you have cover in place, if only to safeguard you from loss should it become necessary to cancel your holiday for an insurable reason. It’s up to you to ensure you purchase cover that is sufficient to cover your needs.
Force Majeure
Unfortunately we cannot be held responsible nor accept liability where we are prevented from delivering our contractual obligations by ‘force majeure’. These include, but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes and other industrial dispute, natural disaster, fire, acts of God, terrorist activities, technical difficulties with transportation, closure of ports or ferries, quarantine, epidemics, weather conditions, government action or other events outside our control. Your travel insurance may cover you in some of these events.
