About Simply Florida
Our luxurious, single-storey, family home is situated on the residential lakeside development of Indian Point which is around 2 minutes drive from Highway 192. The actual location of the villa is in a quiet road with very little traffic. Our own children are quite young, and their safety was one of our main priorities when we chose the position for our home. Our regular guests particularly value, the charm and warmth only achievable with a family run concern such as ours. Where holidays are concerned, our villa has been designed with families in mind. The location is perfect, quietly situated yet just a short drive to all the attractions, shops and restaurants that make Kissimmee so popular.It is conveniently situated for the 'Magic' of Walt Disney World (Magic Kingdom, EPCOT, MGM Studios and Animal Kingdom), which are just a short 10 minutes drive away.
For all your shopping needs, we are about 2 minutes away from a 24 hour Wal-Mart superstore, and around 5 minutes from a Publix supermarket.
Our home is a superior detached villa with high vaulted ceilings and ceiling fan to give that feeling of space and opulence, and is fully equipped to the highest luxury standards. All rooms (except for bathrooms and kitchen) are fully carpeted for that extra touch of luxury, and have been furnished to an executive standard by a professional interior designer. It has full air conditioning and its own private swimming pool with plenty of terrace space in which to sunbathe. The villa is fully licensed and registered in the State of Florida and conforms to all legal and safety requirements including smoke alarms, fire extinguisher, patio door alarms (this is to ensure that children cannot enter the pool area without supervision).
The villa has 4 large bedrooms and will comfortably accommodate 8 people, plus an infant in the cot/crib. There is a king bedroom with full en-suite facilities, a double bedroom also with en-suite facilities, and two other bedrooms each with two single beds. There is also a family bathroom, making our home ideal for two families sharing. There is a large lounge, dining area and a fully fitted kitchen with cooker, dishwasher, fridge-freezer (with ice maker), microwave, toaster, waste disposal etc. together with a full compliment of crockery. A washing machine and tumble dryer are housed in the large double garage. Two hairdryers, an iron and ironing board are also supplied. A telephone in the kitchen provides free local calls. We provide, free of charge a cot and highchair for our smaller guests. A full compliment of linen is provided, although we would ask you to bring your own cot linen.
For your own comfort and safety, and in accordance with previous guests wishes, we would kindly ask you to refrain from smoking whilst inside the villa.
Communal facilities close to our home include a small children's play area, tennis courts, basketball court and a large communal swimming pool (don't forget you have your own pool). There is also a jogging trail and lake walk for those of you who like to keep fit on holiday. These facilities are free of charge to our guests.
The villa is maintained by a local professional management company who ensures that the villa is immaculate for your arrival. Cleaning and maintenance of our home is a very high priority for us and our management company always ensures that these are completed to rigorous standards. The swimming pool and lawns are also maintained to a very high standard. Furthermore, a co-ordinator is on 24 hour call in case of emergencies.

Terms & Conditions.
Every attempt has been made to use clear and concise language in these terms and conditions. If any terminology has been used which is not fully understood, please contact Phil or Sue Cornish (hereinafter called the 'Letter') for clarification before you sign the booking form.

Bookings are valid after the Letter has received the completed Booking form, the appropriate deposit has been paid and the booking has been confirmed by the 'Letter' to the client.

The person who signs the Booking form certifies that he/she is authorised to agree the Booking Terms and conditions on behalf of all persons named on the Booking form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 21 years of age or over. Bookings cannot be accepted from parties of young people less than 21 years of age. Only those people named in the Booking Form or advise to the Letter at a later date in writing will be allowed entry to the premises.

A deposit of £200 ($300) must accompany booking. This is non refundable. The balance of the rental cost is to be paid 8 weeks prior to the start of the holiday together with a security deposit of £100 ($150) which will be returned to the Client within 21 days of completion of the holiday providing all key(s) are returned and no damage is reported by the Letters Management Company.

If the Client wishes to cancel the booking, he/she should advise the Letter immediately by telephone followed by a confirmatory letter. The Letter shall be entitled to retain all payments already made (except for the Security Deposit) and to recover, if not already paid, the balance of the hiring charge as follows:
90 - 60 days notice: 50% of the rental charge
Less than 60 days notice: 100% of the rental charge.

In the unlikely event that circumstances beyond the Letter's control necessitate the cancellation of the rental arrangement, the Letter reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Client, although we will do everything in our power to find suitable alternative accommodation. We do not however, accept any liability whatsoever in respect of any loss or damage sustained by the Client in these circumstances. The exterior pictures of the villa are accurate, but some of the interior furnishings may vary due to modernisation etc.

The client agrees:
a To pay the full cost of any breakages, losses or damage to the property.
b To take good care of the property and to leave it in a clean and tidy condition at the end of the holiday.
c To report any damage or loss immediately it is discovered to the Letters' Management company.
d To allow the Letter or their Agents reasonable access to the property to carry out any maintenance if required.
e Not to sublet or share the property except with persons nominated on the Booking form.

No liability is accepted by the Letter for loss of main services or failure of appliances, nor for the consequence of the actions or omissions of persons who may control the supply of mains services, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Letter.

The property is available after 4.00 pm on the day of arrival and must be vacated by 11.00 am on the day of departure.

The Letter does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and / or the subsequent holiday. The Client is responsible for taking out adequate insurance policy(ies) to cover all risks. This waiver is also applicable to people visiting the property as guests of the Client(s).
10 The Letter does not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Client(s) or other people occupying the property during the period of the let.
11 The rental home has a private pool that the Client(s) may use at their own risk. They should always observe the safety rules shown in the information pack sent to them on booking.
IT IS STRONGLY RECOMMENDED THAT GUESTS TAKE OUT HOLIDAY INSURANCE TO COVER CANCELLATION FEES AND ANY OTHER LOSSES WHICH MAY OCCUR
