This beautiful private air conditioned villa can sleep up to 12 people and is situated on the peaceful gated community of Sunset Ridge a ¼ mile from the intersection of I-4 and 27 and only 12 minutes from magical theme parks of Disney.
The villa provides an excellent base to enjoy the vacation of your dreams with Universal Studios, Sea World, fine restaurants and shopping nearby. If you are interested in golf then 2 championship courses are only minutes away. Also we are only an hour away from both the gulf coast to the west with Daytona and Cape Canaveral to the east.
The Villa offers spacious living conditions with 5 bedrooms (2 master with kingsize beds) 3 bathrooms (2 en suite). In addition there are 2 living rooms and a fully equipped kitchen and utility room.
Also included is cable TV, DVD, music sound system plus a games console that will keep all the family amused.
The private south facing swimming pool is screened and the extra large deck is superb for lazing in the year round Florida sun as you look out at the many orange groves at the back of the property. And when you have had enough sun then jump in the pool and cool off under the spray waterfall feature.

| Great Room & Living Room | There are two seating areas for you to relax in. The Great Room contains two large comfortable sofas and is ideal for the family to unwind after an exhausting day at the parks. Here you can view over 50 cable channels on the TV or watch a movie on the DVD. The great room provides easy access to the pool area via patio doors.

| Kitchen Area and Laundry | The fully fitted kitchen comes equipped with cooker, microwave, fridge/freezer, dishwasher, toaster all crockery and utensils, in fact everything you would expect from your own home. There is also a dining area containing a table and six chairs for you to discuss your favourite ride or show whilst you eat.

| Bedrooms | The villa has five bedrooms with two being master suites with en suite facilities and king size beds, so if there are two family groups then you do not have to toss a coin to see who has the main bedroom. The master suites also have walk in closets a TV, plus their own access to the pool area.
The third bedroom has a queen size bed with the remaining two bedrooms containing two single beds. Each bedroom has generous closet space plus there is a bathroom with shower between the third and fourth bedroom.
All bed linen is provided with clean fresh linen having been fitted prior to your arrival. You will find spare pillows and blankets available in the storage cupboard.

| Pool Area | At the rear of the Villa is pool and extra large deck area all of which is fully screened and looks out onto orange groves. The 24 ft pool is ideal for family fun or just to relax and unwind from your action packed day. If the heat is too much then cool off under the water sprays. A full range of patio furniture is supplied on the extra large deck and stretches across the full width of the Villa. The furniture is ideal for sunbathing, dining or just relaxing. The pool can be accessed from the patio door in the main living room as well as both master bedrooms. For safety, the pool area has a removable fence and this ensures that children do not enter the pool area unattended. The fence can be retracted for pool use and easily fitted again. The pool is professionally maintained throughout the year to ensure crystal clear water for our guests. The pool can be heated upon request. |
Terms & Conditions
All bookings must be made by the lead member of the party, and must be 21 years and over.
Occupancy
Only persons named on the booking form may occupy the accommodation. No pets are allowed. Please note that this is a no smoking villa, however it is permitted on the patio area.
Arrival/Departure
Please note that the villa is available from 4.00pm on day of arrival and must be vacated by 11.00am on day of departure. This allows time for cleaning and inspection. Guests can arrange to arrive earlier or depart later if the villa is not already reserved for other guests. Stays of five nights or less will attract a cleaning fee of £40.00/$60.00.
Booking Deposit
A non-refundable deposit of £150.00/$225.00 per booking must be returned with the booking form. The booking will be confirmed within 7 days of receipt of the booking form. Please note we do not accept debit or credit cards.
Security Deposit
A security deposit of £150.00/$225.00 is due upon payment of the outstanding balance. The security deposit is payable to cover any breakage’s or damage to the property, or the contents and for excessive cleaning costs, above that normally required in connection with the occupancy. Our local management company checks the villa before your arrival and after your departure and will advise us of any faults. We reserve the right to pursue a guest for recompense for any and all damages caused which may exceed the value of the security deposit. The security deposit will be refunded no later than 14 days after the client has vacated the property. If the owner is notified of any minor breakages, i.e. plates, cups, etc. then in normal circumstances this will not affect the return of the security deposit.
Balance/Cancellations
The outstanding balance and security deposit is payable 8 weeks prior to arrival. Any cancellations after this payment will result in the following charges.
8 + weeks initial deposit only 6 - 8 weeks prior 50% of rental charge
2 - 6 weeks prior 75% of rental charge
0 - 2 weeks prior 100% of rental charge
All cancellations must be made in writing to the owner direct.
Pool
The pool and it’s surrounding areas are used at the guests own risk. No diving is allowed and all children must be supervised when using the pool. In line with Florida law a retractable safety fence is in place between the villa and the pool. This is to ensure children cannot enter the pool without the knowledge of adults in the party. The guests are solely responsible for the correct use of this important safety device. The owner accepts no responsibility for any loss or personal injury from using the pool and it’s surrounding area. Glass is not permitted in the pool area at any time. Please use the plastic items provided.
Force Majeure
The owners of the property, their servants or agents, accept no liability to pay compensation in respect of any loss, damage or changes arising from unforeseeable circumstances beyond their control. War, riots, civil strife, strikes, floods, and closure of airports, adverse weather conditions or any events beyond our control.
Liability
You are advised that you are occupying a private villa and therefore are responsible for your own health and safety in respect of any loss, personal accidents or damage sustained by you or any member of your party during your stay. It is your responsibility to ensure that you have adequate holiday insurance. The owners and their agents reserve the right of entry at any time. (This includes pool maintenance men and gardeners etc.) In the unlikely event of a problem arising during your stay relating to our villa, you should immediately contact our management company who will seek to resolve the matter speedily...
