WOW this villa is BIGGER AND MORE LUXURIOUS than you could ever have imagined. As all our guests tell us the photos do not do it justice.
Spacious is not a good enough word to describe our Florida Dream Home . With over 3185 square feet of living space you can easily spread out and enjoy yourself.
Indulge yourselves in our beautiful screened, south facing pool and spa area. Fencing down either side of the pool area provides privacy from adjacent neighbours. An extra large pool and spa back onto open space so that you are not overlooked.
Whilst you have a lazy day in the pool area the children can enjoy the entertainment on offer in our games room. Alternatively they could chat to their friends on the internet or prehaps they would prefer use our free international phone calls to phone home.
We have plenty of space for you to relax in our 3 lounges, two of which have 52ins TVs and DVDs. The 3 master bedrooms each have ensuite bathrooms, 27ins TVs and DVDs. The twin bedrooms share a Jack & Jill bathroom and also each have a 21ins TV.
Dining in, is a pleasure with a stylish formal dining room, sunny breakfast nook and of course there is the lanai with a barbeque for dining alfresco.

INDULGE YOURSELVES IN OUR POOL AND SPA.
The south facing pool area with a large 30ft x 15ft pool and spa is bathed in sunshine all day. Here you will find a quiet relaxing haven where you can lay back and soak up the sun's rays in perfect peace.
We have added extra decking so that there is plenty of space for private sunbathing on the comfortable deep cushioned loungers. For those of you who enjoy privacy either side of the pool area is fenced so that you are not over looked by adjacent pools.
The pool area looks out onto open space and the lush landscaping, that we have added, gives the feeling of being in a tropical oasis. Imagine relaxing in the spa with a glass of wine after a funfilled day at one of Florida's theme parks or on returning from an enjoyable round of golf, at nearby Champions Gate Golf course. When it gets too hot in the sun you can move to the large lanai and enjoy the shade.
Children will be perfectly safe in our beautiful pool enclosure because we provide exterior door alarms and pool safety fencing. The pool safety fencing can be easily dismantled if there are no children in the party.

SWEET DREAMS
The bedrooms in this luxury Florida villa have had no expense spared. They are all spacious with upgraded furniture that has been chosen to make this home unique.
* Wow will be the word that will be on your lips when you walk through the double doors into our spacious main master bedroom. A magnificent four poster KING size bed, will ensure that you spend restful nights and awake refreshed for the exciting days ahead. This bedroom has a two comfortable armchairs, a 27in cable TV, VCR, DVD, ensuite bathroom and large walk in wardrobe.
* Opulence is the theme for the second master bedroom which has a dark wood, comfortable, king size bed, 27ins cable TV, DVD player, ensuite bathroom, and walk in wardrobe.
* The third master bedroom is on the ground floor with access to the pool area There is a beautiful queen bed, 27ins cable TV, DVD player and an ensuite bathroom.
* There are a further two twin bedrooms, one is a tasteful themed Pooh Bear bedroom. Each of these rooms have two single beds, 20ins cable TVs and walk in wardrobes. We also provide a roll away single bed, which will easily fit into either of these rooms. The two twin bedrooms share a double bathroom.
* As well as the 4 bathrooms there is also a downstairs powder room.
* We also provide a pack and play cot and queen sofa bed.
RELAXING HOME FROM HOME
Windwood Dream Villa will be your personal retreat from the hustle and bustle of Orlando's theme parks. Relax and unwind in any of the 3 family seating areas.
* The comfortable Family room is a place where everyone can gather to plan their funfilled days in Florida. There are three comfortable sofas which will easily seat 9 adults. Relax and take in a movie on the fabulous, state of the art, 50ins Plasma cable HDTV. There is also VCR, DVD, in this light and airy room..
* The 2nd seating area is next to the formal dining area and provides a restful retreat for the adults. We supply a stereo in this room.
* The upstairs loft area has a beautiful sectional sofa, which will seat at least 6 people. Children and adults will be able to stay in contact with their friends at home with the computer with free WIFI internet. We also provide a playstation2 in the loft area which will add another dimension to gaming when seen on the 52ins TV provided in this room..
If you like ET prefer to phone home all phone calls either international or national are totally free of charge.
COOK UP A STORM
* The Kitchen of this luxury Florida villa is fully equipped to cater for up to twelve people. With a microwave, oven, fridge freezer and quality cooking utensils you can always eat in if you don't fancy dining out.
If you prefer dining alfresco we provide a barbeque and there is a table and plenty of seating in our large lanai.
* The Kitchen area is separated from the family room by a breakfast island which has seating for 3 people.
* The sunny breakfast dining area seats 6 and has patio doors opening onto the pool area.
* There is a formal stylish dining area at the front of this Florida villa which seats another 6 people.
* There's no need to take home a caseload of dirty washing. The utility room has a large washing machine, dryer, iron board and iron. This means that you can pack your cases with fresh clean linen.
If baby is coming along too we supply a stair gate, Highchair, crib, stroller, baby alarms and toddlers bed rail.
THE ONLY PROBLEM WITH BOOKING INTO THIS VILLA IS THAT YOU WILL NEVER WANT TO GO HOME!!!!

Our Terms And Conditions
Booking Terms and Conditions
1. Booking
The filling in of the booking form is your acceptance of all our terms and conditions set out below. Once you have returned the booking form and deposit (£150/$200 per week booked) the signatory on that form will be responsible for the rental payment in total. We can only hold dates for 5 days without a deposit. The full amount must be paid 10 weeks prior to your departure. If the full balance is not received at this time we reserve the right to cancel your booking .In these circumstances your deposit will be forfeited.
2. Cancellation
Cancellation must be in writing by the party leader. In the event of cancellation, the following charges apply: 10 weeks or more prior to rental period - loss of deposit only, less than 10 weeks - 100% Rental Charge. For most reasons beyond your control cancellations will be covered by your Travel insurance.
3. Security Deposit
A security deposit of £200/$350 is added to your final balance. This is to guard against any possible damage / loss / excessive cleaning to the property that is incurred during your rental period.
4. Responsibility
It is the responsibility of all persons on the booking form to take care of the property and leave it in a clean and tidy order. If extra cleaning of any item or part of the villa is required the cost will be deducted from the security deposit. Any damage or breakages should be reported to the Management Company.
5. No Smoking
The property is non -smoking. If any extra cleaning is needed on fabrics, carpets and furniture etc. to remove tobacco smoke, the cost of cleaning these items will be deducted from your security deposit..
6. Party Size
Only persons stated on the booking form are allowed to stay in the property, the property cannot be sublet.
7. Insurance
Please ensure you have adequate holiday insurance to cover any medical expenses or holiday cancellation.
8. Arrival and Departure
The property will be available to you from 4.00pm on the day of your arrival. It must be vacated by 11.00am on the day of your departure.
9. Pets
Animals/pets are strictly not permitted. If a pet has been in a home, there will be an automatic charge at the owner’s discretion, to cover the cost of professionally cleaning all carpets and upholstery and to call in a pest control agency.
10. Rubbish disposal.
All household waste should be left out on the appropriate days (there is a notice inside the villa). If waste is not left out for collection on these days and the management company have to dispose of excessive waste at the end of your stay there is a charge which, will be deducted from your security deposit.
11.Management Company
In the unlikely event that you should have a problem with our rental home or its facilities, please bring this to the attention of the management company immediately so they can investigate and attempt to resolve the issue locally.
If you do not bring your complaint to the management company's attention immediately, you will not have allowed them the opportunity to satisfactorily resolve your problem - in these circumstances, we will be unable to assist with your complaint - we cannot try to put things right for you when you have returned home!
Please note, however, that we cannot accept responsibility for the actions or omissions of the management company staff.
12. Liability
The owners accept no responsibility for personal injury, accidents, death, loss or damage to personal belongings. All use of equipment, pool and spa are at the user's risk. Upon arrival at the rental villa, the Guest should note the pool rules and regulations that have been posted. Guests are specifically advised not to allow children to use the pool unsupervised.
13. Pool & Spa
The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemical levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12-24 hours for safety reasons.
If you have requested pool heating, the temperature is subject to prevailing weather conditions, etc. During the cooler months the pool covers must be used to retain the heat when the pool is not in use. This is the responsibility of the guest at the time. Failure to use the spa or pool covers may result in additional charges.
14. Security Alarm
All doors and windows must be closed and any security alarm at the property must be set whenever you are not in the property. Guests are responsible for closing all doors and windows and for setting the security alarm.
15. Force Majaure
The owners of the property or their agents will not be liable for loss or delay due to any of the following: - strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, closure of airports, or any other event beyond the owners control.
