Terms & Conditions

1. Price Guarantee

As soon as you have confirmed your booking and paid the deposit (or full payment if you wish), the cost of the rental is guaranteed against any increase. This guarantee is offered subject to our conditions of payment being met and providing no further amendments are made to your booking.

2. Booking and Payment

i) Deposit: To confirm your reservation, a deposit of £150 per week (or part week) for the rental period and a fully completed booking form are required. To avoid any confusion later it is advisable to keep a copy of your booking form.

ii) Payment of the Balance: The balance of the rental fee is due at least 8 weeks prior to the commencement of the rental period. We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. In the event of any cheque not being honoured by the bank on which it is drawn, we will make a charge of £25 to cover any bank charges and our administration costs.

iii) How to pay: By cheque payable to A Swatton, or by Bank transfer for USD payments - account details available on request.

3. Cancellation by Guest

All cancellations must be made in writing.

The following charges will apply from the date of notification *

Up to 56 days prior to departure Deposit Only

28 - 56 days prior to departure 50% of full rental cost

Within 28 days of departure 100% of full rental cost

* Should a replacement rental be found then a proportionate refund will be made.

4. Alterations to Confirmed Bookings

We will do all we can to help but cannot guarantee to meet all such requests.

5. Rental Period

This begins at 4pm on the day of arrival and ends at 10am on the day of departure. Failure to comply may result in additional charge.

6. Security Deposit

You will be required to provide a Security Deposit, by paying an extra £150 per week with your full payment, to be held as surety against loss or damage caused by any member(s) of your party. If any loss or damage caused by the client or their party exceeds the value of the deposit the client will be liable for the additional costs. This is a non-smoking villa - any signs of smoking inside will result in full loss of security deposit.
Your deposit is fully refundable by post after confirmation the keys have been returned and a property check has been carried out.

7. Sub-Letting

The accommodation is reserved exclusively for the people named on the booking form and no other person is permitted to stay there.

8. Care of property

The Client agrees to be a considerate guest and to take care of the house & it’s contents, the pool and all other equipment and to leave it in a clean and tidy condition. The client agrees to leave all furniture in its current positions. The client further agrees not to act in any way that would cause disturbance to residents of other properties.


9. Safety

The owners of the property, Florida Rentals cannot accept any responsibility whatsoever and howsoever caused for injury or damage as a result of the use of the pool and surrounding area. Guests are specifically requested not to allow unsupervised children to use the pool.

10. Cancellation by Owner

In the unlikely event that we should necessitate cancellation of a booking we will refund all monies paid by the parties (without interest, compensation or consequential loss of any kind) however the management company will always seek to relocate your booking to a villa of a similar or superior standard.

11. Force Majeure

The owners of the property, Florida Rentals, will not be liable for the loss or delay caused by any of the following: strikes, industrial disputes, riots, political unrest, hostilities, war or threat of war, terrorist activity, fire, flood, technical/weather problems with transport, aircraft grounding, closure of airports or ports, weather conditions or any other event beyond the owners' or their agents control.

12. Smoking and Pets

For the comfort of guests, smoking and pets are not allowed in the villas.

13. Disclaimer

The property is privately owned and neither the owners nor the management personnel accept any liability for personal injury, accidents, loss or damage to persons or personal effects, however caused.
The owners and their agents reserve the right of entry at anytime this includes workers, pool maintenance, gardeners etc)
This contract is subject to and shall be construed in accordance with the laws of England and the parties herby submit to the exclusive jurisdiction of the English Courts.
