About Green Views
“GREEN VIEWS VILLA”Green view is ideally located for either a relaxing vacation by the side of the fabulous pool area overlooking a well-preserved conservation view. (Be sure to bring you binoculars) Or if you prefer a whirlwind theme park extravaganza, then this villa is ideally situated to ensure that you make the most of your vacation time here in Florida
Ideally located less than 5 minutes from junction 58 I-4.Only 10 minutes from Walt Disney World main gate .The villa is situated close to the resorts of Champions Gate and the luxury five star complex of Reunion. Both of these resorts offer Championship golf right on your doorstep, no need for long car journeys.
Green View has all of the luxuries that you would expect from a Florida villa. Including Air Conditioning There is a fully equipped Kitchen comprising of a large self-cleaning oven. Refrigerator with ice making machine, dishwasher, waste disposal unit & coffee machine. All crockery and utensils are provided. Additional seating is available in the kitchen area with a glass-topped table for four people to relax over a home cooked meal, or take away from one of the many local restaurants. There are also three high seats overlooking the breakfast bar area.
The garage area has a large washing machine and tumble dryer and iron and ironing board for your use.
The great room offers two well-presented sofas for you to relax into at the end of a long day around the theme parks, and take in a movie on the free cable TV. (A Disney film is on the ”Disney Channel” most evenings at eight o’clock, for the children) giving you chance to relax around the pool area with a cold beer or cool glass of wine. A DVD player and HI_FI system have also been provided for your enjoyment. There is a dining table provided for six people to relax around.
The first master bedroom has a king sized bed, large walk in wardrobe. Two bedside tables with lamps and clock radio. A large dresser with additional draw space is also provided and large dress mirror. A cable TV has also been fitted for your enjoyment. A ceiling fan is available to help cool you during the long humid nights. This bedroom also has the additional benefit of an en-suite bathroom comprising of large walk in shower unit, vanity unit, sink and toilet. A hair dryer has been supplied for you convenience.
The second master bedroom has a Queen size bed and additional dresser with mirror and bedside tables and lights, a radio clock and cable TV have also been added. This room also benefits from an en-suite bathroom comprising a shower unit, washbasin and vanity unit with mirror and hair dryer.
Bedroom three is fitted with a Queen size bed and a wardrobe with access to a the third bathroom to the side of this bedroom
Bedroom four has a “ Saving Nemo” theme for the children, two single beds are provided with a bedside table and large fish shaped lamp. There is also a large wardrobe. This bedroom also has access to the third bathroom.
Bedroom five located to the front of the villa has two single beds.
To the rear of the villa accessed thought the lanai you will find an outstanding feature of the villa the swimming pool and spa overlooked by superb conservation area. This extended decking area is ideal for you to unwind after those long days around the theme parks. The pool area is south facing making the most of the Florida sunshine. Loungers are provided for you to relax on. The pool can be light at night while you relax around the lanai where there is a table and chairs provided to enjoy an evening relax around. The pool / spa can be heated if required and is recommended between October/April
For your security a fully monitored alarm system has been added to the villa. Additionally each door leading to the pool area has a sounding alarm to warn you if children access the pool without your knowledge. Additionally the pool can have a fence put up to stop children from accessing the pool.

The villa has a real at home feel to it, we relaxed as soon as we stepped through the door. The children love their rooms and the pool, which we used every day.
The villa is set in a quiet area but only a short drive away from supermarkets and the magic, hustle and bustle that is Orlando.
I would recommend anyone going to Orlando to contact Chris and Karen to see if their villa is free, you will not be disappointed.

Orlando but with quick access to I4 which means no long trips to attractions etc. There were plenty of golf courses between 5 and 20 minutes drive of the villa so ideal just for a golfing holiday.
The villa was in excellent condition with many little extra's you don't normally get
I would recommend this villa because of the location, the condition and the owners are very easy to deal with and very professional.

Green Views Villa Terms and Conditions
BOOKING TERMS & CONDITIONS
A provisional booking date may be held by telephone/internet and will be held for seven days pending receipt of a completed booking form and full deposit or payment as appropriate.
Everyone occupying the property must be listed on the booking form, including small children. This is Florida state law and must be adhered to. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults. The property is fully licensed for short-term rentals in Florida. The owners reserve the right to refuse admittance if these conditions are not met. Failure to comply will render the booking void and no compensation will be paid.
A deposit of £150 per booking is required with the completed booking form. Confirmation of booking will normally be made within seven days of receipt of deposit. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full rental amount due.
The balance of your account is payable eight weeks prior to the date of departure. Bookings made within ten weeks of departure are payable in full at the time of booking. The owners reserve the right to cancel the booking if payment is not received by the due date.
SECURITY DEPOSIT
A refundable security deposit of £150 will be required with the final balance. This is held as security to cover any breakages, damage or excess cleaning cost whilst staying in the holiday home. The owners will return the deposit to the guests within seven days subject to a satisfactory inspection by the Management Company.
CANCELLATION
The client may cancel the booking at any time after it has been confirmed. Cancellation must be made in writing. The following cancellation charges will apply:
More than eight weeks the deposit is forfeited.
Between four and eight weeks before departure 50% of total cost is forfeited.
Less than 28 days before departure, 100% of the total cost is forfeited.
VILLA DETAILS
The rental commences at 4.00 p.m. on the day or your arrival and ceases at 11.00 a.m. on the day of departure. Late departures can be arranged at a small cost. The villa will be cleaned before your arrival. Lawn and pool care are provided on a weekly basis. All rentals are inclusive of electricity, water and local sales taxes. A telephone is available for your use in the villa, with local calls being free of charge.
LIABILITIES
The owner’s or owner’s agent cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, closure of airports, terrorist attacks, weather conditions or other events beyond our control).
The owner’s or owner’s agent do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. The owner’s or owner’s agent cannot be held responsible for any ongoing construction, alterations to existing houses or any noise as a result thereof on or around the housing development.
We reserve the right to decline to accept or retain any person as a client whose conduct is deemed to be disruptive and effects the enjoyment of other holidaymakers. We shall be under no liability to accept costs incurred, or responsibility for any such person.
The use of all accommodations and amenities including the pool is entirely at the user’s own risk. Children must be supervised by responsible adults at all times when using the pool. Glass or crockery is not permitted within the pool area. The owners or management company cannot accept any liability for any loss of rental time due to travel problems, flight delays or cancellations, industrial disputes or any events outside our control
WE CANNOT ACCEPT, BE RESPONSIBLE FOR OR BE LIABLE IN RESPECT OF LOSS DAMAGE OR CHANGES CAUSED BY FORCE MAJEURE IE: STRIKES, FLOODS, WAR, CLOSURE OF AIRPORTS, WEATHER CONDITIONS OR ANY OTHER EVENTS BEYOND OUR CONTROL
POOL HEATING
If pool heating is required, this must be requested at the time of booking. There is an additional charge and this must be paid for within the final balance. In the event pool heating is requested and paid for, the owners cannot guarantee the temperature of the pool as this will vary according to different factors, including the ambient temperature, during cold spell’s
SECURITY
All persons stated on the booking form are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors, topping up of pool water (as required) and ensuring the security alarm is activated whenever the property is unoccupied. At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy. It is the guest’s responsibility to notify the management company immediately of any sudden equipment failure so that reasonable action can be take to rectify the situation.
No inventory items must be removed from the house. This includes linens and towels. Any breakages or damage must be reported to the Management Company immediately.
INSURANCE
Clients are recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accident, sickness and damage.
SMOKING & PETS
For the safety and comfort of all our guests smoking is not permitted within the property. No pets are allowed.
OWNERS ACCESS
The owners or their management company shall be allowed access at any reasonable time during your stay.
PROBLEMS
Should you experience any problems with the villa during your stay, please contact the management company, who will do their best to assist you. Should a problem remain unresolved, please notify us in writing within seven days of your return
