Terms and Conditions

All rentals are subject to the following terms and conditions.

RESERVATION DEPOSIT AND PAYMENT OF BALANCE
A reservation deposit is required with the completed booking form. Full payment is payable no later than 2 calendar months prior to the date of arrival. In addition a refundable security deposit is required. On verification that all is in order this deposit will be returned within 30 days.

CANCELLATION CHARGES
We must be notified in writing as soon as possible in the event of cancellation. Should you cancel your booking the following charges will apply
More than two calendar months before departure deposit is forfeited.
Between one and two calendar months prior to departure 50% of total cost forfeited.
Less than 30 days prior to departure 100% of total cost forfeited.

AMMENDMENTS
In the event that you need to change your holiday dates, we will do our best to make the requested change subject to availibilty.However if this is not possible cancellation charges will apply. We reserve the right to amend or cancel the booking owing to circumstances beyond our control. In this unlikely event all payments to us will be refunded.

LIABILITY
During your stay, neither our representatives, our agents, nor we accept any liabiity whatsoever for death, personal injury, loss or damage to persons or personal effects, however caused. As with any development, there may be some ongoing construction, or alterations of existing homes, please note we cannot be held responsible for any noise or nuisance as a result.

FORCE MAJEURE
Neither we nor our agents can accept any responsibility for or be liable in respect of loss, damage or changes caused by matters over which we have no control, for example, war, hostilities, strikes or other industrial disputes, natural disasters, fire, acts of God, terrorist activities, transport delays or cancellations, epidemics, weather conditions, government action ect.

INSURANCE
It is advisable that cancellation insurance is contained within your travel insurance.

SAFETY AND SECURITY
Florida State Law requires that only the people, whose names appear on the booking form be allowed to stay in the property. Under no circumstances may more than the maximum number of people identified on the form occupy the property. Fire regulations permit up to 10 occupants. The pool is used at guests' own risk. Children must be supervised at all times when in the pool and pool area.
