About Britannia Condominium
Very comfortable, Bright cheerful property with similar facilities to a Villa on a peaceful, tranquil community with 2 communal pools which are fully maintained, heated during cooler season (Oct-March) jaccuzi's/Hot tub.

Villa's at Island Club is located close to the 192 West at Lindfields and in a central location 5 miles from Disney, easy access to Insterstate 4 and State Routes. Wide selection of good Golf Courses nearby. Close to all other attractions, shopping malls, central to both coasts, Busch Gardens & Kennedy Space Centre.

Two Master Bedrooms furnished with American King Sized Beds both with own en-suite facilities, Twin bedroom has full bathroom adjacent. Queen sleeper sofa in living room, additional Cot & princess bed. Which means we can accommodate 6-8 comfortably. All bedrooms have large walk in wardrobes.

On site facilities include Club House with games room, fitness room, Tennis Court, childrens play area, Volley Ball pit. BBQ's with seating & parasols.
Communal Pools are just 100 metres from the property, pools are heated during cooler months, hot tub/jacuzzi's selection of pool loungers/tables/parasols

"Touch The Magic? I think the magic touched us!
Thank you David and Maggie for owning such a beautiful home-from-home and allowing us to stay there for our holiday this year. Everything was perfect, beautifully decorated, acres of space for our whole family, perfectly placed near to pool, beds were ultra comfortable and what could be better after a long day at the parks than sitting out on the lanai with a cool drink and relaxing?
The condo is wonderfully placed for smooth and speedy access to all the attractions and it really is just minutes from Disney! I will highly recommend your condo to all, it is just perfect. We were so sad to leave and can't wait to stay again.

"Just a note to let you know how much we enjoyed our stay at your condo.
Everything within the property was as promised and of a high standard. As there were only two of us staying, we chose the 2nd master bedroom, and it was great to have a bathroom each, making the rush to get back out for the evening much easier. The location is nice and quiet and easy to reach Disney parks and the I-4. Found the Black Lake Road route into Disney to be real plus for us - we used it all the time - saved miles on travelling, time and fuel. Just need to watch out for some of the 'locals' who sometimes just pull out without warning from side roads as there are quite a few bends in this road!!
All the information and tips you provided were very helpful.
We are now looking forward to our next trip and hope to stay at your condo again. Thanks again."

It was clean, comfortable, roomy and fully equipped. Its location very close to the pool area was a good bonus.
What also impressed us was how quite the location was and how friendly everybody was to us Brits!
With its close location to all the major roads, parks and shopping was a major reason why we will book again some time soon

"Again, a truly wonderful stay at 3156C - our 4th over 4 years and i know we will be back again, it is a fantastic central point for all attractions and locations, we took 3 days out and took a drive down the Florida Turnpike to Miami and onwards to Key West and came back via Allegator Alley/Tamiami Trail and Naples and it was well worth it to see another side to Florida, but all 4 of us agreed it was like coming home when we arrived back, thanks again to David and Maggie for all their help over the years making our holidays so memorable. A truly special 'home from home'.........

"his, our second stay at Dave and Maggie's lovely Condo, was as successful as our previous visit. The accommodation is most definitely a 'home from home' with EVERYTHING a family needs, be it a week's stay or, as it was for us, three weeks over Christmas and New Year, [again]! The accommodation layout, fixtures and fittings are ideal for both young and old[er].We were five, our youngest being 22, but we always felt that there was so much space and never felt in need of anything. The standard of furniture etc remains very high and the new carpets looked and felt great! Other guests have left comments about 'the little touches' being so nice. The illuminated, decorated Christmas tree, visible as we approached along Britannia Boulevard, together with Christmas songs playing on the radio were a most wonderful welcome at the start of our holiday. As before, we found the house information book very helpful along with Dave's notes and hints, especially those on how to avoid most of the traffic which saved us a lot of time. One addition I would make is that since Dave's last visit, the link road from the 192 to the I4 was completed. The slip for the 419 [?] is situated approx. half a mile, along the 192 heading east and, after about 5 miles, leads directly onto the I4 with access both east [Orlando] or west [Tampa]. There is a 50 cent toll payable and currently the toll is un- manned so change is needed. When returning to Island Villas, after the toll booth, it's a left turn onto the 192 [protected by traffic lights] and then the second 'gap' on the left.
My wife and I enjoyed a wonderful time visiting St Augustine, something we will definitely repeat again when [hopefully] we are able to once again visit our 'Home from Home'. Thank you both for making a wonderful holiday even more special. John, Sue, Nicole, Lisa and Eve

Dave helped us plan our trip over an 18month period, and nothing from the day we first enquired to the day before we left was too much trouble. All our enquiries were dealt with promptly, and all of the helpful hints Dave gave us really helped make the holiday perfect. The condo is beautiful,clean and brilliantly equipped especially for those like us with children. It is situated in the heart of everything, very close to attractions etc, however we found it a great retreat for our park free days. 17/9/08 Conditions
Should you wish to confirm your booking we ask that the following information be read before completing the Booking Form enclosed, please complete as much of the form as you can and return it to our address which can be found on our letter.

Deposit: £50.00 ($75/€75) per week is required for each week or part of week booked; this is normally non-refundable

Balance: We ask that the balance be paid 6 weeks prior to the departure/arrival date.
Cancellation charges: We ask that in the event of a cancellation we must be informed as soon as possible. The following conditions will apply (please see below).

Security Deposits: We do not ask for Security deposits, however should there be any breakage’s during your stay we do ask that an attempt be made to replace the item(s) please also inform our Management “Sun Country Villa’s” (Details can be found on our information and at the property).

1. More that 6 weeks prior to the departure date Deposit forfeited

2. Between 4 and 8 weeks prior to the departure date 50% of total cost forfeited3.

Less that 4 weeks prior to departure date 100% of total cost forfeited.

We also reserve the right to cancel your booking should the balance not be paid by the due date.

Accommodation: If the accommodation becomes unavailable for reasons beyond our control we will notify you as soon as possible, alternative accommodation or a full refund may be offered. We cannot offer compensation payment.

Liability: During your stay we do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects, however caused.

Please be aware that Villas at Island Club consists of both residential and vacation homes also we cannot be held responsible for any ongoing construction, alterations to existing homes or any noise as a result thereof on or around the development.

Force Majeure: We cannot be held responsible for, or be liable in respect of loss, damage or changes caused by force majeur e.g. strikes, floods, closure of airport, weather conditions or other events beyond our control.

Complaints: In the unlikely event of a complaint during your stay, please contact the management company “Immediately” (contact information at the property)

Insurance: It is recommended that adequate Insurance is obtained to cover cancellations.
