About Mickey House
This beautiful 4 bedroom courtyard villa is situated on the new gated community of Tuscan Hills.

Located in Davenport on Highway 27, Tuscan Hills is close to Highway 192, only minutes from the Interstate 4. This gives you access to all the main traveling routes in central Florida and means that Orlando airport and Sanford airport are just 30 minutes and 55 minutes easy drive from our villa.

The two storey town home itself is big enough for a large family or two smaller families to share (sleeping 8 adults - 10 including two on the sofa bed), with just over 1,790 sq ft of air conditioned living space, all furnished to a luxurious standard.

You'll be able to relax around our large 26 by 13 foot pool and spa, but should wish to be out of the Florida sunshine, you can either retire under the covered Lanai with its cooling ceiling fans or go inside the villa where all the rooms are kept at a cool and constant temperature.

If you like a round of Golf you'll be ideally positioned staying at our villa. There are over 20 courses to be found within a 20 mile radius including the award winning Southern Dunes, Highlands Reserve and the Greg Norman designed Champions gate courses.

For those who enjoy a more active holiday, Walt Disney World and many of Orlando's world famous attractions are only 10-30 minutes away by car, alternatively if you prefer a little retail therapy, Orlando is home to a large number of malls and retail outlets including Mall at Millenia, Osceola Square Mall, Belz Factory Outlet, Belz Designer Outlet Center, Downtown Disney Marketplace, Church Street Exchange, Market Street at Celebration, West Oaks Mall and Orlando Fashion Square Mall.

On site facilities include a Mediterranean Style Club House with Gym, Tennis Court, Childrens Tot Lot, and Beach Volley Ball Court. There is also a fantastic restaurant and bar, so you don’t have to go far after a hard day round the pool!

Located just a short distance from Tuscan Hills you'll find all the essential amenities including a variety of shops, bars, restaurants, bank, petrol station, a Super Wal-Mart and Publix supermarket.

Facility Description
Living RoomThe spacious open plan Living room contains 2 large luxurious sofas, allowing the whole family to sit down together at the end of each action packed day. Patio doors allow direct access onto the pool deck as well as letting in plenty of sunlight and a good view out.
To keep everyone entertained you will find a large screen cable TV and DVD system. One of the sofas can be easily transformed into a queen sized bed.


Kitchen & Laundry AreaThe large modern fully fitted kitchen adjoins the Dining area and comes complete with all the latest amenities including a large Cooker, Microwave, Fridge/Freezer/Ice machine, large selection of Crockery and Cutlery, Dishwasher, and Coffee Machine (essential for those early morning rises for the Theme Parks). A breakfast bar has enough seating for two people.
If you need to do any laundry, we have a high capacity washing machine and tumble drier located in the laundry cupboard. All the bed linen and towels are provided for your needs.
Also in the Kitchen is a telephone from which all telephone calls to anywhere within the US, UK and many other countries worldwide are FREE.

Dining RoomLocated conveniently between the Living room and the Kitchen is the Dining area. This area contains a large table and eight chairs, and is ideal for both formal and casual dining.
All the crockery and cutlery are provided for your needs.


BedroomsThe Courtyard villa contains four large bedrooms allowing up to 10 adults to sleep comfortably. Two of the bedrooms are Master suites and two are Twin rooms. If you still need to squeeze in a couple more people, there is a Queen sized sofa bed located in the Living Room.
The first Master Suite is located on the ground floor and has a Queen sized bed and a luxurious en-suite bathroom complete with a huge walk-in shower, twin basins and a large vanity mirror. Additional luxuries include cable television, hairdryer and clock radio, whilst storage space is no problem with a large walk-in closet. As a final touch of elegance you will have your own doorway out onto the pool deck. For your convenience there is also a small cloak room located on the ground floor.

Other BedroomsThe remaining three bedrooms are all upstairs. The guest master suite has a Queen sized bed and a good sized en-suite bathroom complete with a large walk-in shower and a luxurious corner bath tub. Both Master suites have no problem with storage space as each has a large walk-in closet.
Bedrooms three and four each contain two single beds. A built-in closet and drawers in bedroom three and a walk-in closet in bedroom four provides plenty of storage space in each room. Located conveniently next to bedrooms three and four is the homes third bathroom, complete with a bath / shower unit.

Games RoomTo add to your enjoyment we have taken the unusual step of converting our garage into a fantastic Games Room.
The room features a Pool table and table tennis.


Pool & Spa AreaOur villa has its own private 13 by 26 foot pool and spa. It is surrounded by an oversized patio furnished with chairs, a table, and sun lounges, which allows you to enjoy the sunshine from sunrise to sunset.
The pool deck includes a covered lanai, with additional ceiling fans, should you prefer some shade while sitting or eating by the pool. The pool can be fully heated at an additional daily charge. There is also a toilet that can be accessed straight from the pool area to avoid a walk through the villa to reach one of the bathrooms.
The pool deck is fully screened which helps keep the pool clean and the wildlife out, and it does not affect your tan in anyway. Our management company services the pool weekly in order to keep it to the highest standards, and a pool cover is available to help keep the water heated when not in use.
A pool alarm is fitted to provide additional piece of mind should young children be staying at the villa.

Terms and Conditions

The signing of the Booking Form or receipt of cheque for deposit by the party leader confirms the acceptance of the terms and conditions set out and shall be binding on the person(s) Booking and intending to occupy the premises.
No all male parties or parties of guests who are all under the age of 21 will be accepted. No pets accepted. For the comfort of guests all homes are non-smoking homes, however smoking is permitted on the patio area. Please use ashtrays provided.
To ensure comfort, security and peace of mind our homes are registered with the State Authorities and are in full compliance with all relevant legislation.
General

Stays of 5 nights or less will incur a additional cleaning fee.
The villa is available for occupation from 1600 hours, local time.

Departure time is 10am unless otherwise agreed with the management company.

All patio doors are fitted with a child alarm, while fire alarms are situated around the entire villa. Any tampering of these alarms will result in a deduction of $50 from your security bond.

All local telephone calls are free. All other outgoing calls are charged as taken.

All bed linen and towels are provided for your needs.

Payment details

A non-refundable deposit of 200 pounds sterling is due within 7 days of your initial reservation, to be sent with the completed Booking Form.
On receipt of your deposit we will bank your cheque and wait for clearance, following which we will send out a receipt and confirmation of booking.
Payment of the balance is due in full 8 weeks prior to your departure date. On receipt, banking and clearance of your parties’ final payment, an Arrival Pack will be forwarded to you.
A refundable security deposit of $250 is payable locally to the management company.
Security/Breakages Bond

The villa front door key must be left in its security box each time you leave the property. The loss of the door key will result in a charge of $250 from your security bond.

You will be provided with 1 key for the villa. In the situation that you lock yourself out, you are to phone our management company immediately, and they will allow you re-entry into the house. Unfortunately you will incur a small charge for their service depending on the call out time ($25 in office hours, $100 out of office hours).
The client is held responsible for any damage or breakages that may be caused to the property its contents and also for any items in the inventory during your stay. All damage and faults caused or found at the home must be reported to our management company at the earliest opportunity
We require a refundable security/breakage deposit to be paid at the time of arrival. This deposit of $250 USD will be repaid to your party by cheque, within 30 days of your departure, providing the local management have reported no breakages and you have returned the keys as requested. We check the inventory prior to your arrival and after your departure and will advise of any faults. These may include additional cleaning costs for spills, stains etc.
We retain the right to retain the security deposit (either in part or full) to cover breakages, damage or non-return of the keys. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required.
We reserve the right to pursue a quest for recompense for any and all damages caused which may exceed the value of the security deposit within 14 days of being served notice of this.
Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling and contaminating food left uncovered can attract insects very quickly. Any added costs for pest control services incurred from lack of care in this may be passed to you.
Safety and Security

Due to State Fire Regulations under no circumstances may more than the maximum number of persons identified on the Booking Form occupy the property.

Children must be supervised at ALL TIMES whilst in the pool area.

Glass is NOT permitted in the pool area. Plastic glasses are provided.

Liability

The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the pool, spa and villa.

It is your responsibility to ensure that children are always supervised properly in and around the pool and inside the villa.

Force Majeure

The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damage or changes caused by Force Majeure, e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control.

Complaints or Dissatisfaction

In the unlikely event of a complaint during your stay please contact the Management Company immediately.

If the matter cannot be resolved, you should contact the owner, in writing, within 14 days of the end of the rental period.

If the problem has not been reported, as requested to the Management Company the owner cannot accept any responsibility.

Cancellation

In the event of your party needing to cancel, the following conditions will apply.

12 or more weeks before departure 20% of the total charge
8 or more weeks before departure 50% of the total charge
less than 8 weeks before departure 100% of the total charge
Please ensure you have Travel Insurance to cover your losses if cancellation is due to an insured event beyond your control resulting in a financial loss.

We want our house to remain as clean and tidy for each and every visitor, so please respect our home and treat it with the care it deserves.

Disclaimer

LIABILITY – The property is privately owned and neither the owners nor the management personnel accept any responsibility whatsoever for personal injury, accidents or loss or damage to personal effects, however caused.

The owners and their agents reserve the right of entry at any time. ( includes such workers as pool
maintenance, gardners etc.).

Whilst all information supplied in the brochure is deemed to be correct to the best of our knowledge, it is understood that the information supplied is for guidance purposes only and does not form any part of the contract.

Law

This contract is subject to and shall be constructed in accordance with the laws of England and the parties hereby submit to the exclusive jurisdiction of the English courts.
