1. A booking between the Owners and the person(s) making the booking (the Guest(s)) is valid only after the booking form has been completed and signed, the appropriate deposit has been paid to the Owner and the booking has been confirmed in writing to the Guest(s) by the Owners. You should have adequate Travel / Medical insurance to ensure you are covered for any eventuality: eg Cancellation, personal accident, theft, loss, third party damages etc. By signing the booking form, the Guest(s) accept(s) these conditions.
2. A deposit of £100/ US$200 per week of booking is payable at the time of booking. The balance of the rental charge (as confirmed in writing by the Owners upon acceptance of the booking) is payable not less than 8 weeks prior to the commencement date of the rental period. Bookings made within 8 weeks of the commencement date require full payment with the booking form.
3. If the Guest(s) wish(es) to cancel the booking after the booking has been confirmed by the owners, the Owners shall not be obliged to refund the sums already paid to the owners by way of deposit or in full settlement of the rental charges, although the Owners may, in their absolute discretion, agree to do so if they are able to replace the cancelled booking with another booking on the same or better terms.
4. If the Guest(s) does (do) not pay the final balance of the rental charges at the prescribed time, the Owners reserve the right to cancel the booking by giving notice in writing to the Guest(s). Upon such cancellation, the booking deposit shall be forfeited by the Guest(s) and the Owners shall be entitled to recover from the Guest(s) all sums then due to the Owners, although the Owners may, in their absolute discretion, agree to waive these sums if they are able to replace the cancelled booking with another booking on the same or better terms.
5. A security deposit of £150 / US$300 is payable to the Owners. This deposit will be refunded upon return of the keys of the property to the Owners and the management company confirms that no loss or damage has occurred to the property, its furnishings, or its contents during the period of rental with the exception of losses or damage arising as a result of events insured by the Owners. You will be required to pay any costs over and above the security deposit should any damage caused cost more than £150.00 or if extra cleaning charges are incurred should the property be left in an unacceptable condition.
6. Occupancy of the property is limited to a maximum of 6 persons plus one infant under the age of 18 months, and only those persons recited on the booking form will be permitted to occupy the property during the period of rental.
7. The Owners do not accept any responsibility or liability for loss or damage or changes caused by force majeure, events or any other event beyond the Owners' direct control, nor any injury, however caused, as a result of the use of the property or the property's swimming pool nor any loss or theft of luggage or personal property at any time in or about the property, or any location in the USA. Guests are strictly not permitted to allow unsupervised children to use the swimming pool. Children and non swimmers must be supervised at all times. The pool, which is around six feet deep at its deepest point, is not designed for diving and this activity is dangerous.
We will not be liable for any loss, damages or delay occasioned by any events beyond our control e.g. severe weather, strikes, riots, terrorist activity, closure of airports, primary equipment failure, failure of utilities.
The owners, our agents and representatives do not accept and will not be held liable for any death, personal injury, accidents, loss or damage to persons or personal effects or consequential loss however caused as a result of this booking/ contract.
8. If for reasons beyond the control of the owners the property becomes unavailable the owners reserve the right to offer alternative accommodation of a similar or higher standard. If this is not acceptable then any monies paid will be refunded. In the unlikely event that circumstances, beyond the reasonable control of the Owners, necessitate the cancellation of the booking, the owners shall only be liable to refund the monies already paid by the Guest(s), or make alternative arrangements by agreement with the Guest(s).
9. The pool is heated by a heat pump and is thermostatically controlled to about 86 deg. F. Some times during the winter the air temperatures can drop quite low and the heat pump will not be able to maintain the pool temperature at a comfortable level. This is unavoidable and beyond our control. Proper use of the pool cover as instructed in the information book will help to minimise this.
10. We cannot accept responsibility for your failure to arrive at the property due to any reason beyond our control. Eg Airline failure, Highjack, acts of terrorism, diversions etc.

Insurance: It is essential that you take out adequate travel or similar insurance, including for cancellation, medical expenses and liability protection.
