Every attempt has been made to use clear and concise language in this document. If any term is not fully understood, please contact us (hereafter called the Owner) for clarification before you sign the booking form.
Booking Procedure
Bookings are only valid after:-
 The booking form has been completed and signed by the Guest party leader and received by the Owner.
 The correct deposit has been received and cleared through the Owners bank.
 The owner has confirmed the booking to the Guest party leader in writing.
The person signing the booking form certifies that he or she is authorized to agree the booking terms and conditions on behalf of all persons whose names appear on the booking form, including any subsequent amendments. The signatory must be 21 years old or older. Bookings will not be accepted for parties which have no member meeting this age qualification. The balance must be paid TEN weeks before commencement of the occupancy along with a security deposit of £250 / US$350
Security Deposit
Your security deposit paid with the remaining rental cost will be returned within 4 weeks of your return, subject to confirmation with our management company that the villa and its contents are in the same condition as on your arrival. Any damage, breakage’s excessive use of utilities and/or leaving the villa in such condition that warrants extra cleaning will be made good from your security deposit along with an administration charge. The party leader agrees to accept full liability for all loss or damage caused by any member of his or her party, during the occupation of the villa and confirms that the full cost of repair or replacement will be met. The person that signs the booking form must be over the age of 21 and staying at the villa with other persons shown on the booking form.
We reserve the right to pursue the guest for any damage or loss in excess of this sum
Cancellation
Cancellation should be advised to the Owner by telephone immediately. The call should be confirmed by letter or email. Cancellation charges are as follows:-
More than 10 weeks before start date of occupancy Deposit Only
6 to 10 weeks before start date of occupancy 30% of total charge
4 to 6 weeks before start date of occupancy 50% of total charge
0 to 4 weeks before start date of occupancy 100% of total charge
The above charges exclude pool heating and security deposit.
Any recovery of your losses above should be taken up with your travel insurance company.
In the event of the Owner being obliged to cancel your booking for reasons outside our control, we will only be liable to refund monies already paid by the Guest.
Facilities and other features of our brochure advert or web page may not always be available. We will endeavour to communicate any material shortfall to the Guest as soon as we become aware of the event.
Liability Limitations
The owners or their agents will not be held responsible for loss or delay, howsoever caused beyond our control, i.e. strikes, riots, fire, water, threat of war, terrorist activity, industrial dispute, flight delays or cancellations, natural disasters, adverse weather conditions, flood, transport problems of any kind, or any other event etc. (this list is neither exclusive or exhaustive).
Pool/spa heating – The heater is an electrical/mechanical device, as with any mechanical device it can be subject to electrical/mechanical failure. In such an event, every effort will be made to repair the heater. If the guest has paid for pool/ spa heat, then we shall refund only the days you are without pool/spa heat. We cannot and will not refund for anything that has not been paid for. Pool/spa heating is also subject to weather conditions, the colder the weather the longer the heater will take to warm up the pool/spa each day. If guests request pool/spa heat to be turned on after their arrival they must be aware that it will take time for the pool/spa to heat up but payment is required from commencement. The blanket should be used to cover pool when not in use, especially at night to help to retain the heat. Guests are not permitted to touch the pool/spa heater controls, any sign of tampering will result in the pool heat being turned off and you will forfeit your payment. Any problems with pool/spa heating should be reported to the management company immediately. Guests use of the spa and pool at their own risk. The pool is cleaned and chemically balanced regularly for your safety and comfort. On rare occasions it may be necessary to add extra chemicals to maintain the correct state, in which case you may be advised to remain out of the pool for the number of hours advised by the pool cleaning company’s agent.
No liability is accepted by the Owner for loss of mains services or failure of appliances, nor for the consequences or omissions of persons who may control supply of mains services, not for any actions taken in the vicinity of the property by an authority over which the Owner has no control. Construction work may take place in the vicinity of the property in the first half of 2004. Guests should establish the status of such works via the Owners prior to booking.
The Owner does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a consequence of this booking and the subsequent occupancy. The Guest is responsible for taking out adequate insurance to cover all risks. This waiver also applies to any persons visiting the property as guests of the Guest(s).
The Owner does not accept liability for injury, damage or loss caused, or for any claim made by a third party as a result of actions by the Guest(s) and other persons occupying the property during the period of the let.
We strongly recommend that all guests obtain their own travel insurance.
Use of the Villa
The guest party undertakes the following:-
 To take good care of the property and leave it in a clean and tidy condition at the end of the occupancy
 To report any damage or loss immediately upon discovery to the Owner’s management company in Florida (contact details are available in the property)
 To make good minor breakages
 To permit the Owner or the Owner’s Agent reasonable access to the property to carry out any maintenance we deem necessary.
 Not to sublet the property nor share with any persons not names on the booking form without the Owners consent.
The maximum occupancy of this property is 8 persons in the 4 bedrooms plus 2 on the sleeper sofa (including infants). This rule is set by the County authorities and is for your fire safety. Contravention of the above will render your booking void, all monies paid will be forfeited and you will be asked to leave the property immediately without compensation.
PETS are not allowed in the property at any time. SMOKING is NOT permitted within the property including the pool and spa area. Contravention will render you liable to any clean-up costs, render your booking void and your monies forfeited.
Occupancy is subject to all civil laws and ordinance and to those of the Home Owners’ Association. These include the forbidding of on street parking during the hours of darkness. Details can be provided on request but can assume to be common sense and common courtesy provisions in respect of noise, litter and so forth.

Safety
Use of the pool/spa is at your own risk. No diving is permitted – there is a purposefully built child safety screen for use if you wish and guests are reminded not to allow unsupervised children to use the pool at any time.
Arrival / Departure
The rental commences at 4pm on the day of arrival and ceases at 10:00am on day of departure. Should you have a late flight it may be possible to rent the house for an additional day – please enquire 2-3 weeks before commencement of rental. All rentals are inclusive of electricity, water and locals sales taxes, but not any required pool heating. Telephones are available for your use in the villa with local calls being free on charge
