Exceptional Villa

We stayed at this exceptional villa for the last 2 weeks of August. It is in an ideal location for all the parks, close enough to get everywhere within about half an hour and far enough away to get away from the hustle and bustle at the end of the day. We felt safe and secure throughout our entire stay. The villa is positioned at the head of a cul-de-sac and was very quiet (apart from the sound of the wildlife from the wildlife sanctuary next to the villa-which we actually loved). The whole layout had a lovely feel-from walking through the front door and seeing the double wide staircase leading to the balcony over the living area to the huge master bedroom suite. Of course the kids loved the swimming pool and outside deck area. Every conceivable amenity/appliance/gadget was thought of in the villa. Dan Barrington is an outstanding villa owner, from our first conversation he was so helpful and professional. We were getting married during our stay and Dan offered some much needed advice leading up to our big day with regards to restaurants etc. In fact he couldn't have been more helpful. On arriving back home we recieved an e-mail from Dan saying that he hoped we'd enjoyed our stay, he also asked us whether or not there was anything that could have made our stay any better, or more comfortable. We genuinely couldn't think of a thing! Sadly it is going to be some time till we go back to Orlando, but as, and when we do, our first e-mail will be to see whether this villa is available.

This two story villa is situated in the most perfect of locations and is not overlooked!!

Situated in a superb secure gated community of high quality homes and set in beautifully landscaped communal areas. Go through the impressive Champions Gate and you will know you are going to somewhere extra special.

At the head of a cul de sac the property is not directly overlooked at either the rear or the side and overlooks wetlands. If you are looking for something different with exclusive luxury in a fantastic location – you need look no further. This is it!

Relax in our screened heated pool, soak in the hot tub, play in the amazing Games room, play the Bubble tube Jukebox or even admire the view from your own private Balcony! There is plenty of linen, bath towels, pool towels, extra pillows and blankets. You will need for nothing. Our property management company is on hand 24 hours a day if you have any questions or in the unlikely event of anything going wrong.

If you are thinking of booking for Florida – why book and pay hotel prices when you can have much much more for less!

Family Room
Tastefully decorated, watch TV and relax in these fantastic surroundings. This Family room is really the hub of the villa. This large tiled family room with its double vaulted cathedral ceiling is a showpiece!! Consisting of two double sofas - you can watch the latest in TV viewing. The entertainment unit housing a massive 57” Widescreen HDTV cable TV and DVD. Relax at night watching a family DVD or of course for that extra privacy watch it in your bedroom – all rooms have DVD players! It really is stunning. Leading from the Family room are patio doors which lead straight to the lanai and swimming pool.
Living & Dining Room
Fantastic Living room with two sofas and lamps make this a perfect setting for further relaxation. For that evening meal, if you wish, dine at our six-seater wrought iron glass table which is already set for that special evening in. A lot of villas do not have this extra space for your comfort or to entertain – so take advantage now!!
Kitchen
There is a large fridge/freezer with icemaker, an electric range cooker, microwave oven, coffee maker, toaster, dishwasher and disposal unit. There is everything you will ever need - I promise!!!! A free standing breakfast bar with two stools compliment this luxury kitchen The cupboards are well stocked with everything you need, all utensils, glasses, crockery, cutlery, pots/pans – it’s all there! Enjoy breakfast or a small snack in our breakfast nook with table and four chairs, this is just off the kitchen and also leads onto the lanai. Now how unique is this!!! A genuine Wurlitzer Bubble tube Jukebox with real vinyl records!!

Twin Bedrooms
Three twin rooms with cuddly toys – for either the kids or you bigger kids!!!
Exactly as the Queen, this room is again tastefully decorated with overhead fan, loads of closet space and of course – TV, fan and DVD!!! Tub, shower and Hollywood style vanity units!
Couldn’t be more convenient for either bedroom to use privately. Bath, shower and toilet with those little feminine touches to make it Both bathrooms separate the bedrooms – upstairs and downstairs.
If that’s not enough there is a further toilet next to the utility room.
Sky Lounge
Sky Lounge? Yes - Sky Lounge!!
A special area designated for the kids to relax! You can of course bring your own laptop and relax by the pool or indeed anywhere else in the villa and take advantage of the wireless connectivity.
Master Suite
Wonderfully decorated, this light and spacious King sided bedroom with king size bed is fit for a king (and Queen of course!!) it is just magnificent.
The window dressings are in keeping with the rest of décor and the large dressing table with Flat screen LCD TV and DVD complete this special room. The patio doors lead onto your very own private balcony with patio set – this is extra special. Sit out at night and watch the sunset or early in the morning as the Balloons from Orlando occasionally come flying by!!!!
Lets not forget your en – suite. Wow!! Separate shower (its so big you might get lost in there!!!), bath tub and his n her sinks with vanity style mirrors and overhead lights. Two separate spacious closets (with another ironing board) - you don’t even get this in a top hotel!!!!
2nd Bedroom
The Queen double bed is so inviting!!!
Loads of closet space, Flat screen TV/DVD combo, dressing table and side unit complete this magnificent room, which has patio doors leading directly onto the lanai. Overhead fan just gives the finishing touch!!
Both Master and Queen bedrooms have hairdryers.
Games Room
Wow!! That’s the reaction we get from our guests that see this room for the first time. Complete with dartboard, 8-foot pool table and ping-pong table – it’s a Games room to be envied.
Decorated with flags and over 100 tin signs!!!
If that’s not enough we have an authentic gasoline pump that lights up this special Games room!!! The floor is of special multi coloured vinyl matting which the kids will love. Never mind the kids – this is a place for young and old alike!!!
Parks – What Parks? Get the kids out of this room I dare you!!
Pool Area
Separate Hot tub, BBQ and of course that all important pool!!
Step out into our 28ft sparkling heated pool (heating optional)
The undercover lanai complete with fan will shade/cool you from the sun, which you will get for most of the day and is ideal to top up for that extra special tan. Even surf the net in the hot sun – well were wireless of course – so why not?!
Seating for 10 along with loungers and beach towels are provided. A BBQ is situated outside if you wish to entertain the family. Soak away those aches and pains from the day at the theme park in our hot tub!!

Owners Terms & Conditions

Confirmation of Booking
A booking between the owners and the person(s) making the booking (the guest(s)) is valid only after the booking form has been completed and signed, the appropriate deposit(s) has been paid to the owners and the booking has been confirmed in writing to the guest(s) by the owners. Signing of the booking form constitutes acceptance of these terms and conditions by the guest(s) and agrees to take responsibility for the entire party occupying the property (this includes any visitors during the guest(s) stay).

Times of occupation
Your villa will not be ready until 4pm on your first day of rental and you agree to vacate no later than 10.00am on your last day of rental to enable our cleaning staff to prepare the villa for the next renters. If you wish to arrange a later check out date, please speak to the owner/our Management Company prior/during your stay to see if this can be arranged (a small charge will be applicable).
Failure to vacate by 10.00am could attract a penalty charge which will be deducted from your security deposit.

Deposit
£150 per week as required for each week booked. This is non – refundable in the event of cancellation. Reservations made within 60 days of arrival require full payment to secure the booking.

Security Deposit
Upon payment of the outstanding balance, the guest(s) agrees to pay a refundable security deposit of £300. This deposit is payable to cover any breakages, damage to the property or its contents, failure to place key in the lock box and any excessive cleaning costs above that normally required. We reserve the right to pursue you for further monies over and above the amount of the security deposit should we deem necessary.
Information/directions will not be forwarded to the guest(s) until this deposit is received. In the event of any charges being made you will be advised in writing, otherwise the deposit will be refunded within 28 days subject to a satisfactory final inspection.

Balance
The balance of hire will be eight weeks before the rental commencement date. The owners reserve the right to cancel a holiday where full payment has not been received six weeks prior to the rental commencement date. Bookings made within eight weeks of departure require full pre-payment.

Cancellation
In the event of you having to cancel your booking, you must notify the owners in writing as soon as possible. The following charges will apply should a booking be cancelled;
When cancelled/Refund amount
6-8 weeks prior to arrival - 25% of rental will be refunded
Less than 6 weeks prior to arriva - no refund will be issued

We strongly advise all guest(s) to ensure cancellation cover is provided for within their travel insurance policy. The owner of the property, their Management Company or anyone connected to this property, accept no liability to pay compensation. In respect of any loss, damage or changes arising from unforeseeable circumstances beyond their control, (but not limited to) war, riots, civil strife, strikes, floods, closure of airports, adverse weather conditions or other events beyond our control (including global pandemics).
In the unlikely event that circumstances beyond the owners control results in the cancellation of the booking the owner or their Management Company reserves the right to cancel the booking and be liable only to refund any monies already paid by the guest(s).

Accommodation
During your occupation of the villa we expect you to take all reasonable responsibility for the safety and security of the property (e.g. ensuring that the property is secured when you go out and supervising children to avoid domestic hazards and accidents). The owners, their Management or anyone else connected to the villa, we will not be responsible or held liable for accidents in the home or the pool area and recommend that children are supervised at all times, especially in or near the pool area. This applies to all guests and any visitors.
The villa is located within a residential area and as such guest(s) are required to respect neighbours at all times, keeping noise to a minimum.
Please be advised that all residents must adhere to the rules of the Homeowners Association concerning the parking of vehicles. Any vehicles which are parked on the grass in front of the homes, on the sidewalk, on the grass strip between the road and the sidewalk and on the street at night will be towed away and this will be at the vehicle owners’ expense.
Our villa is a non-smoking property and as such we do not allow smoking anywhere in the villa, this includes the property itself and the pool area.
We do not allow any pets within the villa or pool area.
It is against Florida Statute to allow anyone other those named on the booking form to stay in the house; any others will be asked to leave. It’s the law! The villa capacity is 10 people and should never have more than this number overnight. Any visitors must vacate the villa by midnight and respect the local residents when doing so.
We cannot be held responsible for any withdrawal of amenities within the development or any breakdown of equipment, appliances in or around your vacation home during your stay.
All personal items and valuables are your own responsibility and we will not be held responsible for reclaiming items left in the vacation villa after your party has departed.
A barbeque is at the villa for the use of the guest(s) and must at all times be used outside of the pool area. Unlike other properties, we do not charge you for the use of the barbeque, however we do ask that you replace the gas canister if it is used. If this is not done, £25 will be deducted from the security deposit. If used, the barbeque is to be cleaned by the guest(s), if this is not fulfilled, £25 will be deducted from the security deposit.
Any guest(s) found to have accessed inappropriate material and/or downloaded such material during their stay will have their details relating to the date stamp of the offence passed to the authorities. Please ensure all guests and visitors in your party are made aware of this.
Any infringement of these rules during a guest(s) stay will result in immediate eviction and loss of all rental monies.

Swimming Pool
If any guest(s) are unable to use the swimming pool in the villa due to repair or maintenance for a period in excess of 7 days there will be a refund made of 5% of the weekly rental charge for each day the pool is unusable. No such refund will apply to a period of 7 days or less and no other compensation will be paid. The owners, their Management Company or anyone connected to the property do not accept responsibility or liability for injury, howsoever caused, during the use of the pool and surrounds of the pool, this applies to both guest(s) and their visitors. Guest(s) and their visitors are expressly forbidden to allow children to use the pool without adult supervision. Under the terms of the Florida state hotel/motel license, the door pool is alarmed for protection of children and as a reminder to keep the door closed for air conditioning to work effectively. This alarm should not be tampered with and a fine will be imposed if this rule is ignored.
Pool heat, if required, can be requested at the time of booking and must be paid for as part of the final balance. We cannot guarantee the temperature of any heated pool as this will vary according to several factors, such as the weather, this is not the heater not working it’s just due to the cold weather. The owner, their Management Company or anyone connected to the property holds no responsibility or liability to refund pool heating monies as the electric has still been used. (This will still be invoiced to the owner regardless).
The pool heater and filtration systems are set and run by our Management Company. It is a criminal offence to tamper with any of the settings and if any guests are found to have done so will have their booking terminated and all payments made in respect of the booking will be forfeited by guest(s) and their party.

Complaints
In the unlikely event of a complaint during your stay, this must be referred to the acting management company immediately during your stay.

Liability
During your stay, the owner, our Management Company or anyone connected to the villa, will not accept any responsibility or liability whatsoever for death, personal injury, accidents, loss or damage to persons or property, however caused, both to guest(s) and their visitors.
As The Sanctuary is located on a development that consists of both residential and vacation homes, neither the lessors nor their Management Company or representatives accept responsibility for any ongoing construction in or around The Sanctuary, any nearby or new developements and any noise or nuisance caused as a result thereof.
