Our ‘home from home’ villa in Rotonda, a residential community, in South West Florida; a deed restricted community offering easy access to numerous beaches, shopping areas and straightforward access from several airports. The villa backs onto a freshwater canal where fishing is allowed. Seven golf courses are within five miles.
We welcome visitors to enjoy the amenities and privacy that ‘our home’ offers. Plots either side of the villa are undeveloped, one plot in our ownership, so the area around the pool is particularly secluded.

About Sunstatevilla
The entrance to the villa opens onto an open plan spacious carpeted lounge with a 32” flat screen TV with HD programmes, DVD player and CD music system and is comfortably furnished. Sliding patio doors across the width of the room open to the pool deck area.The adjoining dining facility has a table and six chairs and pool access is through French doors and further sliding patio doors across the width of the dining area.
Two bar stools enable you to partake of a quick snack.
The kitchen area is fully equipped with cooker, fitted microwave, fridge/freezer, dishwasher, toaster , blender and coffee machine. All crockery, cutlery and cooking utensils are provided.
The utility area is adjacent to the kitchen and is equipped with large washing machine and tumble dryer, ironing board, iron and a large cool box.
There are three bedrooms in the property, two with queen beds and one is twin-bedded, and all bedrooms have large fitted wardrobes.
The master bedroom with queen bed 27” TV and video player. Sliding patio doors give a panoramic view of the pool deck. The en suite bathroom has full size bath and walk in shower. A hairdryer. Is supplied
The second bedroom also has queen bed, 19” TV and DVD player and has sliding patio doors to the pool deck.
The third bedroom has twin beds and a 19” TV. The second bathroom with full bath and shower is located between bedrooms two and three with an additional hairdryer.
Located at the front of the property is a den with sofa, computer desk, bookcase and a selection of games.
The 30’ solar heated pool is within a 50’ pool cage and the area is furnished with large patio table, six chairs and four loungers. A gas barbecue is provided for outdoor eating.
A shower is adjacent to the pool, within the pool cage.
The villa is fully air-conditioned with ceiling fans in all rooms. All linen and towels, with the exception of beach towels, are provided.
The integral garage has automatic door opener. four adult and one child's bicycles available for guest use.

The security deposit will normally be returned to the guest within two weeks of the completion of the rental period subject to a satisfactory report on the property from our Management Company.
The security deposit will be repaid in the currency in which it was paid.
Payments from US/Canadian or European guests payment to be made in US Dollars direct to the owner's US bank account.
All payments are due no later than eight weeks before the rental period commences.
Directions from the office of the Management Company will be with the villa key.
Connecting flights can also take you to Fort Myers (under 2 hours).
Charter flights will arrive at Sanford, north-east of Orlando (3 hours).

Terms and conditions regarding the rental of our vacation home
All bookings are made subject to the following conditions
Provisional bookings will be held for a period of up to 7 days, subject to the receipt of a completed and signed booking form with deposit. A receipt for the deposit will be sent by the owner of the
property.
A non-refundable deposit of £150.00/US300.00 per week, or part week, is payable at the time of booking with the balance due 56 days before the rental commences.
Should the client wish to cancel the rental the owner of the property must be advised immediately by telephone or e-mail followed by a confirmatory letter.
Cancellations at 42 - 56 days before commencement of rental – 50% of rental charge retained
Cancellations at less than 42 days before commencement of rental – 100% of rental charge retained
If circumstances beyond the control of the property owner necessitates the cancellation of the rental the owner will only be liable to refund monies already paid by the client to the property owner.
Any reasonable request for a change of rental once confirmed will be considered, changes may incur additional charges which will be payable before the rental commences.
The owner requests that no crockery or glass items to be used on the pool deck; plastic plates, bowls and tumblers are provided.
The owner will not be responsible or liable for injury or death, however caused, as a result of any incident at the property, the swimming pool or the pool deck.
A Wi-Fi Internet connection is provided for guests use. Please note that this service is provided free to guests. The owners will use their best endeavours to ensure that the service is available for use, but cannot be held responsible for any failures, or non-availability, of communication lines. Signing of our booking form is a contract between your party and the owners and within the terms of this contract you agree not to download or save any pornographic, offensive, obscene or illegal material.
The owner will not accept any liability for the losses incurred due to the interruption of main services or the failure of appliances or any actions taken in the vicinity of the property by any authority over which the owner has no control.
The villa will be available from 4 p.m on day of arrival and should be vacated, leaving it in a clean and tidy condition, no later than 10 a.m on day of departure. Guests are required to register at our Management Company on their arrival or first day, excluding Sundays.
A security bond of £200.00/$400.00 is payable to the owners with the rental balance. This amount is held by the owners against any excessive repair, damage, cleaning or excessive use of water or electricity. The security bond will be returned to the guests, by check in the currency in which it was paid, two weeks from the end of the rental period unless charges have been advised to us by our Management Company.
All rental charges include Florida Sales Tax and Florida Lodging Tax, currently a total of 12% of the rental charge. Should these taxes increase the owner reserves the right to pass the additional cost to the renter of the property. All holiday rental accommodation is levied these taxes.
The owner retains the right to pass onto the renter the full charge incurred for any additional services or requests made by the renter. The owner’s decision on charges will be final.
Smoking is not allowed in the villa, no pets are allowed in the property.
Reasonable use of water and electricity is included in the rental charge
The garden and pool receives regular maintenance along with pest control treatments for the villa, please provide reasonable access to the service contractors.
The villa must not be sublet, shared or assigned. Only the persons named on the booking form are permitted to stay in the villa during the rental period. It is strongly recommended that insurance is taken out to cover cancellation fees and any other losses, which may occur.
