As you walk through the entrance hall of the home, you will immediately appreciate the elegant surroundings of the extensive formal lounge and dining room. A great place for entertaining, fine dining, or simply enjoying a cocktail or glass of wine. A beautifully designed room with views to the front garden of the home.

Relax in the comfortable family room which enjoys a 50 inch LCD Cable TV, a DVD player, an ipod Dock and a CD player. There is also a varied selection of DVDs and CDs for guest use. This room has large windows overlooking the pool area and double slider doors which open directly on to the pool terrace and lanai.

Have your choice of, two beautiful king-size master suites, both exquisitely designed and furnished with 20in cable remote control LCD TV’s and alarm clocks. Both enjoy walk in closets and luxurious en suite designer bathrooms with marble inset vanity basins, hairdryers, WC, walk in double showers, vanity mirrors & lighting. The first master also has a separate bath, as well as a digital safe for all your valuables.

On the ground floor there is an easily accessible and elegantly designed Queen-size master with a walk in closet, 20in cable remote control LCD TV and alarm clock. It has an adjacent private luxury bathroom with marble inset vanity basin, hairdryer, WC, full bath with overhead shower and vanity mirroring & lighting. This bedroom enjoys views to the pool terrace and beyond.

The stylish twin bedroom has been tropically designed and enjoys double windows with panoramic views to the front garden of the home and the Boulivard. It enjoys a large walk in closet, a 20 inch cable remote control LCD TV and an alarm clock.

The kids are spoiled for choice with the two fabulous Disney themed bunk bed rooms which can sleep up to seven kids comfortably.

Sail off to the land of nod as you enjoy views of the Caribbean Sea in the large Pirates of the Caribbean crew room. It can accommodate four shipmates with two large cabin bunks. There’s lots of room for their kit with a large walk in closet and storage chest. The adventurers have their own cable remote control TV and DVD to enjoy after a long day of treasure hunting at the Theme Parks or on the blue waters of the villas own lagoon shaped pool.

Alternatively why not while away the hours in the magical forest surroundings of the Winnie the Pooh tree house bunk room. This enchanting room can sleep three with a twin over full size (single over double) bunk bed, and is colourfully designed with characters from the Winnie the Pooh story book. There’s a large walk in closet and chest offering plenty of storage space. The kids can enjoy watching the villas own selection of DVDs on their own cable remote control TV & DVD.

The twin and bunk rooms have shared use of the large family bathroom suite. This comprises of three separate lockable rooms. The WC, the bath and shower room, and the vanity room. This has twin marble inset basins, large vanity area with mirror with overhead lighting and hairdryer.

All bathrooms have an abundant supply of fluffy white bath towels and all luxury linens are supplied.

Cooking is a pleasure in the fabulous kitchen with cherry cabinets, granite worktops and stainless steel appliances. It enjoys a breakfast bar as well as a dining area with sliding doors leading to the pool. The kitchen is fully equipped with ceramic hob, oven, microwave, dishwasher, waste disposal, fridge/freezer with ice maker and iced water dispenser, coffee maker, kettle, four slice toaster, blender and electric can opener. All crockery, cutlery, plastics, cooking utensils and pots and pans are supplied.
The kitchen has a telephone, and all local calls are free of charge. National & International calls are available via an inexpensive phone card available locally.

Just off the kitchen is a fully equipped laundry room with washing machine, tumble drier, clothes airer, iron and ironing board.

The home has a fully equipped games room, with a choice of Air Hockey, Foosball, Electronic Darts, Electronic Basketball or Pool. There's also an xbox 360 arcade and 6 games. A great place to take a break from the afternoon sun, or for family fun in the evening. There’s also a selection of games and books for your use. Don’t worry if you finish your holiday novel while over there. You may leave it at the villa and take another home with you!

There is also a PC with free 24 hour High Speed Broadband access. This has a wireless facility which will allow guests to also bring their own laptops.

For your comfort there is an air conditioning and heating system throughout the home, with separate settings available for upstairs and downstairs.

This home has been designed for ultimate child safety with alarms fitted to the pool access doors. A highchair, portable cot/playard, stroller and pool security screens are also provided for the comfort and safety of the younger guests.

One of the highlights of this luxurious home is the large, screened South West facing pool terrace which sits on a plateau with fabulous views of the surrounding area. Enjoy this outstanding space for alfresco dining in the large shaded lanai. Soak up the sun all day on one of the poolside loungers. BOOKING TERMS AND CONDITIONS

Booking

Once the owners have confirmed the booking to you and you have paid a 15% deposit, the named person on the booking form will be responsible for the total rental price of the property, as agreed. The remaining balance of the agreed rental cost and any extras booked must be paid ten weeks prior to your arrival at the villa. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply.

Security Deposit

£150.00 ($300) will be requested in addition to the balance to be refunded within 30 days of departure date pending property inspection by 1st American Leisure Property Management Company. Any costs incurred, including but not limited to, accidental damage to the property and any contents, loss of contents, excess cleaning/laundry/trash removal or loss/non-return of villa keys will be deducted from this deposit. Should the amount exceed the amount of the Security Deposit, the person who placed the booking will be held responsible for all additional costs.

Confirmation of your booking acknowledges your acceptance of these terms.

Cancellations

Providing the owners receive written notice of cancellation not less than 12 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. It is the responsibility of the signatory to ensure that the signed cancellation letter reaches the owner. Email cancellations must be acknowledged by the villa owners to be binding. The reservation deposit will be forfeited. If the cancellation is received after 12 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).

Responsibilities

All persons stated on the booking form are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors and windows.

At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy. It is the guest’s responsibility to notify the management company immediately of any sudden equipment failure so that reasonable action can be take to rectify the situation.

Party Size

Everyone occupying the property must be listed on the booking form, including small children. This is Florida State law and must be adhered to. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. No pets are permitted. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults. The property is fully licensed for short-term rentals in Florida. The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid.

Smoking/Pets

For the safety and comfort of all our guests smoking is not permitted within the property. However it is allowed withing the pool enclosure. No pets are allowed.

Liability

The owners and the management company of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the pool is entirely at the user’s own risk. Children must be supervised by responsible adults at all times when using the pool. Glass or crockery is not permitted within the pool area. The owners or management company cannot accept any liability for any loss of rental time due to travel problems, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. The owners and the Management Company cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests. If the pool heater cannot reach optimum temperature due to adverse cold weather conditions the owners or the Management Company cannot accept liability.

Arrivals and Departures

The villa will be available for occupancy from 4pm on the date of arrival and must be vacated by 10am (prompt) on the day of departure. Unless late check out times have been previously arranged with owners or Management.

Insurance

It is a condition of the booking that all members of the Party are covered by travel insurance which carries adequate protection against delays and cancellations, and has adequate medical insurance for the USA, and for your luggage and personal belongings.

Force Majeure

As with any other holiday, there maybe circumstances completely beyond our control and contemplation, in which the property might not be available for your booking. Examples of these circumstances include (but are not limited to) destruction of or severe damage to the property. Such circumstances are referred to Force Majeure. In the event of Force Majeure the owners will do their best to make alternative arrangements for you where possible. This will be the full extent of the owner’s liability to you in such circumstances, and they shall not be responsible for any other costs connected with any such cancellation, howsoever arising.

Owners Access

The owners or their management company shall be allowed access at any reasonable time during your stay.

Code of Conduct

Windsor Hills Reserve is a residential community. The actions of all members of your party should not interfere with the enjoyment of either other holidaymakers or the residents of Windsor Hills. Please do not play loud music or engage in any noisy activity, which may cause inconvenience to your neighbours after 11.30pm or before 07.30am. In the event that any member of your party behaves in a way that is likely to cause distress, danger or annoyance to any other holiday makers, residents of Windsor Hills or damage to any property, the owners or their management company reserve the right to terminate your rental agreement immediately and forthwith. The owners or their management company will not be liable for any costs you will incur, nor shall we pay any compensation, nor make any refunds due to this action.
