About BOWER HOUSE
Our beautiful, 7-bedroomed 4.5 bathroom house is very spacious and can accommodate 1, 2 or even 3 families
at once! It is decorated to a very high standard by an interior designer and offers all of the facilities that you
could possibly want for a truly magical vacation.

Emerald Island Resort is a prestigious development located on Disney's doorstep. Guests can make use of the clubhouse with large heated outside pool with sun-deck and hot tub, coffee lounge, gym, sauna, games arcade, Internet café, tikki-bar, landscaped children’s play area, volleyball & tennis courts, nature walks etc.

The accommodation offers 2 king en-suites, 1 queen en-suite, 4 twin rooms and 2 ½ more bathrooms. Fitted with very high quality furnishings, this is a stunning and luxurious Florida villa, so close to Disney and within very easy reach to the other major attractions.

Our large private pool and Spa is south facing and is a year-round sun-trap which is unoverlooked at the rear. Bower House also has a huge deck with large pool with spa, outside shower, plenty of furniture and gas barbeque.

This Exclusive Villa is just 5 minutes (only 2 miles) from Disney World in Orlando, Florida and in very easy reach of all other parks and attractions. The 192 with numerous restaurants, mini golf, shops, attractions etc. is only just around the corner. There are also plenty of golf courses within very easy reach.

Renting a florida villa is a much smarter choice. It gives you the freedom to come and go, eat, sleep, swim, whenever it suits you. You are not tied to strict meal times and that means you can start and finish your day whenever you please. You can ring out for a variety of Take-Away meals, or eat in one of the many local restaurants around Orlando at any time of the day or night. There is no doubt that this is the most convenient and cost effective way to stay in Florida.
Facility Description
LoungeThere is a TV lounge with 42” screen TV, DVD/VCR, stereo system, Play Station 2 and plenty of board games etc. It is so comfortably furnished that you won’t want to go to bed! The second lounge is at the front of the house again with really soft comfortable furniture for those who just want to relax and read, chat or play cards etc. at the end of a long busy day.
KitchenThere is a fully fitted kitchen with dishwasher, electric cooker, microwave, large American fridge/freezer and those smaller items such as toaster, kettle, hand mixer etc. with all of the baking dishes, saucepans, cutlery and crockery that you will need. A laundry room is close by with a large washing machine and a tumble dryer. There is also a ground floor toilet.
The dining table seats 8-10 and there is a breakfast nook off of the kitchen area with a table that seats 6 or more
Master BedroomThe ground floor Master Bedroom (tastefully decorated with a gold theme) has a really comfortable king size bed, TV, walk-in closet and a large en-suite bathroom with marble tops, corner bath, walk-in shower and separate WC.
Second Master SuiteA second luxurious Master Bedroom upstairs with comfortable king size bed, TV, walk-in closet and en-suite bathroom.
Queen BedroomThe Queen bedroom is also upstairs, with lovely rattan furniture and sumptuous red satin covers, TV and large closet.
4x Twin BedrromsThere are 4 twin bedrooms, one with mahogany furniture and decorated with a golfing theme, another in a pale green satin-finish, and the other two in bright colours of blue and red with tasteful accents. All of the bedrooms have their own TVs.
Other BathrromsThere are two further bathrooms with showers upstairs.
Pool AreaOutside there is a huge deck with lots of patio furniture, covered lanai, 30’ pool with spa, outside shower, gas barbeque, child safety net, and insect screen that lets in the sun. It is south-facing so it gets the sun all day and is therefore useful all year round. There is a slope and an expanse of grass to the rear so it is un-overlooked at the back. An ideal setting at the end of the day for a long drink, watching the sun go down
Games RoomThe games room is downstairs and is equipped with pool table, air hockey, foosball, darts etc.

Do you have facilities for younger children?
Yes, high chairs & cribs etc. available - also pool safety fence.
Is there heating available for the pool?
Yes, there is an extra charge for this, but being a south-facing pool (with a cover provided) during the months of April – October it shouldn’t really be needed – IF the cover is put back on overnight.
We do not know how to look after a pool – is there any help with this?
You do not need to worry about that at all. The management company will set it up for you and deal with the balancing and cleaning etc. They will also be available should you need any further help. We do not encourage anyone to touch or tamper with the machinery, in fact should anyone do so, they would forfeit their damage deposit immediately.
Are there laundry facilities?
Yes there is a laundry room with large washing machine and dryer
Will we get directions on how to get to the villa?
Yes, there is a map of the larger area where the resort is on this site, and we will give directions to the house and from the security gate when we finalise the booking, then you will also receive lots more very useful information on our Guest Information Sheet.
How do we get the key or get access to the house?
You will be given the latest personal access code to the key-pad lock-box in the front porch during the week before you go. This saves you having to chase off elsewhere to get the key after your long journey.
Is smoking allowed in the villa?
No, it is a non-smoking environment, but should you wish to do so you can smoke outside on the deck away from the lanai, provided caution is exercised - also in the sensible disposal of cigarette butts.
Can we take pets?
No, we have a strict no-pets policy.
Can more than one family or group rent the house?
Of course, the house sleeps 14 comfortably.
If we have any problems or need advice regarding your home while we are there, is there any help
Whilst you are there you will be given an information book by the management company with their helpline number for any queries or emergencies you may have.
What can I do if I need to email or use Internet or fax while I am there?
We have installed the Internet with Wi-Fi facilities, for faxes you can use the machine in the clubhouse with no problem.

VILLA TERMS & CONDITIONS

This contract is between the property owners and the party leader who must sign the booking form or pay the deposit to accept the conditions on behalf of all persons named on the booking form, including those substituted or added by agreed amendment of the booking. A contract exists when you have paid a deposit and we have accepted and confirmed your booking in writing. The applicant accepts these conditions on behalf of all the members of the party. Only persons named on the booking form are entitled to use the property.

A deposit of 25% per week booked is required with the competed booking form. This is none refundable. The balance is due 8 weeks prior to your arrival, if the balance is not received 8 week prior to arrival the owner reserves the right to cancel the booking.

1. Arrival at the property (unless otherwise advised to you in writing) should be after 4.00 p.m. local time. The property must be vacated by 11.00 am on the day of departure.

2. Cancellation: Any cancellation of a booking must be in writing and is subject to the following cancellation charges: * More than 8 weeks prior to your arrival date - full deposit. * Between 4 and 8 weeks prior to your arrival date - 50% of the total rental cost. * Less than 4 weeks prior to your arrival date 100% of the total rental cost.

3. Force Majeure: The owners of the property or their servants or agents will not be liable for loss or delay occasioned by any of the following: Strikes, Riots, Political Unrest, Hostilities, War, or threat of War, Terrorist Activity, Closure of Airports or any other event beyond the owners control.

4. Security Bond: A bond of $600/£345 will be held on behalf of the owners against loss or damage occasioned by the use of the property by the parties to this agreement. The bond will be fully refundable (within 2 weeks of vacating the villa) after a satisfactory status report. The security bond can be paid by cheque or credit card with the final balance.

5. As the property has a swimming pool, the owners and the owner's agents do not accept liability for injury howsoever caused as a result of the use of the pool. Guests are specifically requested not to allow unsupervised children to use the pool/spa, which is around five feet deep at the deepest part.


8. Guests are required to have appropriate travel/holiday insurance in force for the period of the trip. All guests from outside the USA must have a full 10-year passport with at least 6 months remaining after your trip.

9. Cleaning: The property will be cleaned prior to your arrival and after you have departed. Should you require a weekly or daily clean, this must be requested prior to the commencement of your holiday. Although the property will be cleaned after your departure it must still be left in an orderly state. Should the property require extensive cleaning then the owners or their booking agent reserve the right to withhold any moneys from the security deposit to pay for the extra cleaning.

10. Your responsibility: The party must treat the property, it's furniture, fittings, utensils and other facilities with respect. Any loss or damage must be reported immediately to the Management Company. The applicant must make good or pay for any loss, damage or breakage. The owners reserve the right to withhold any Moneys from the security deposit to pay for any loss or damage caused to the property or its contents by any member of the party.

11. Problems: Any complaints related to the accommodation must be made in writing to the owners Management Company within 24 hours of any problem arising, who will endeavor to put things right. Unless there is a valid reason, we will not consider the owner, their agents or representatives liable for any complaint that was not initially registered with the Florida representative during your stay.

12. Only those persons identified on the booking form are authorized to use the property. Any changes to the persons booked to occupy the villa must be notified for insurance purposes. The maximum number of guests in the villa is ten (10+ cot/crib) with the condition that all persons sleep in the bedrooms/beds provided.

13. The owner, Management Company or their agent will not be liable for any loss or delay caused by conditions over which they have no control. The owner, Management Company or their agent will not be liable for any loss due to noise or disturbance from anywhere within the vicinity of the rental property.

14. Climate: the Applicant is hereby made aware that, as Florida is a tropical climate it is the home of many insects etc. All homes are treated on a regular basis to repel such unwanted visitors, but inevitably they occasionally will find there way inside properties from time to time. They are best eradicated by spraying with an appropriate product.
