This luxury 6 bed, 4.5 bath villa sleeps 12(plus infant) over 3,000sq.ft.of luxury and has its own 30 ft pool with spa. The villa is equipped to executive standard and features such as; Games room,Gamecube, Playstation 2,FREE broadband wireless internet access,sat/ cable T.V. with D.V.D players in all bedrooms are all included.

FREE use of Safe, Crib, High Chair ,BBQ, Bikes.Decorated and furnished by an interior designer the accommodation will be appreciated by the discerning client who seeks a luxury vacation in Florida.

The villa is situated on the new Emerald Island Resort, Kissimmee, Florida, which is located less than 3 miles from Walt Disney World. Shops and good restaurants are less than 1 mile. Emerald Island provides facilities above and beyond other villa communities.

The clubhouse is the centre of activity providing community pool, spa,tiki bar, sauna, gym, arcade and more. On site there is also a playground, tennis courts,volley ball and nature trail. Emerald Island is the perfect base for your holiday of a lifetime.

Facility Description
Formal living/ dining room;The quiet and comfortable lounge provides a seating area with ceiling fan, cable T.V and D.V.D. player. The formal dining table seats six.
Family Room;Our informal living area is open plan to the kitchen and is galleried from above. It is the ideal spot to relax with the family, enjoy the cable T.V or a D.V.D. The patio doors give an ideal view of the pool & deck area.
Kitchen;The informal breakfast area seats six and also has patio doors leading to the pool ( it also provides a good view of the T.V in the family room!) Equipped with; cooker, microwave, dishwasher, fridge/freezer with ice maker and phone. The feature archway provides easy food access to the formal dining area.
Master bedroom;A king size four poster is the centre piece of this luxury room which over looks the pool area. Ceiling fan, cable T.V, D.V.D player and phone are provided. An en suite master bathroom has his/ hers vanity unit, garden tub, separate shower and w.c.
Games room/ garage;The kids can escape from the adults, though they too may want to play pool, air hockey & foosball.
Pool and spa;The pool area is screened. An 8ft wide lanai spans the back of the villa to provide shade with ceiling fan above. There are table and chairs so that you may enjoy a poolside snack or drink. You may prefer to sunbathe on the loungers or relax in the spa. The 30 ft pool and extended deck provide ample space for the children to play, splash and go wild! At night the coloured pool lighting creates a relaxing ambiance.

2nd Master Bedroom;With king bed, ceiling fan, cable T.V and D.V.D player, leading to the En- suite bathroom, with vanity unit, bath with shower over and w.c.
3rd Master bedroom:With queen bed, ceiling fan, cable tv and dvd. Watch the fireworks at Magic Kingdom from this room. The adjoining bathroom has vanity unit, bath with shower over and wc.
Animal kingdom twin:Animal themed room with twin beds, especially for our younger guests. Ceiling fan, cable T.V and D.V.D player are provided.
Pirate Twin:Another film themed room with twin beds. Ceiling fan, cable T.V and D.V.D player are provided.
Universal Studios twin:Our third film themed room with twin beds. Ceiling fan, cable T.V and D.V.D player are provided.
Loft:An open plan living area looking onto the family living room below. Designed for our younger guests with; sofa bed, cable TV, PS2 and computer with internet access.

TERMS AND CONDITIONS

Before a booking can be accepted the booking form plus the terms and conditions must be completed and signed by the designated party leader. The party leader must be 25 years or older and must take full responsibility for all payments and correspondence.
We will not rent to students or singles under 25 years of age unless accompanied by an adult guardian or parent.
Falsified Reservations : Any reservation obtained under false pretence will be subject to forfeititure of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.


1. Dates are not confirmed until the booking deposit is received, and re-opened within 7 days. All bookings are on a first come first serve basis. Return of this form does not constitute a confirmed booking until formal notice issued and deposit received. .At peak periods we may only accept Sat to Sat bookings. All bookings are taken solely at the owner’s discretion.

2. Booking deposit / Payments; this is non returnable and this must be paid before a reservation will be held (within 7days); the balance must be paid in full, ten weeks before the arrival date (the due date of the final payment will be shown on our invoice) Failure to remit final balance in line with these terms may result in loss of your dates and you will forfeit your booking deposit..No reminders will be sent. Bookings less than 10 weeks in advance must pay the full amount due inc. security deposit. The final balance must include the security deposit. Note that any payments by credit card are subject to a 3.5% admin charge.

3. All guests occupying the property must be listed on the booking form including children and infants up to a maximum of 12. This is Florida Statute and must be adhered to. The property is fully licensed for short-term rentals in Florida. The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid The property may not be shared, sub-let or assigned to other persons. The party leader may be allowed to amend or add names on the booking form (provided the numbers are within the permitted limits) and they have agreement from the owners before doing so. The party leader's name may not be changed. The party leader must accept responsibility for the party during its tenure. No amendments will be accepted after the arrival date.

4. Rental Times are 5pm on the arrival date to 10am on the day of departure. Unauthorised early entries and late departures will be subject to a $ 50 minimum charge as these actions delay cleaning for our other guests. We may allow earlier entry providing it is not a changeover day when previous guests are vacating same day. If no other guests are incoming, a late departure may be arranged with our management company.

5. No smoking is allowed in the property, smoking is permitted outside on the deck area but ashtrays must be used. Should any cigarette burns be found the appropriate charge would be deducted from the security deposit. If the management company find any evidence of smoking inside the house during your stay, this will be regarded as a serious breach of contract and you will be evicted immediately. All monies paid will be forfeited and you will be liable for a deep clean fee - this will include but is not limited to, professional cleaning of all soft furnishings, linens, carpets etc as well as a “clean air” fee, to replace all air conditioning filters and de-odorizing costs.

6. NO PETS are allowed, should pets be found on the property you will be asked to leave immediately, no monies refunded and a deep cleaning charge will be deducted from the security deposit.

7. Access may be required by authorised personnel for maintenance or by the owners.

8. Neighbourly Conduct. The guests should occupy the property in a responsible and dignified manner. Please act in a courteous manner towards your neighbours who may be permanent residents. Please keep noise to a minimum during early mornings and late evenings, particularly around the pool and patio areas. Quiet time in Florida is generally considered to be 9pm to 9am. Excessive noise may result in a visit from the on site security or even the local Sheriff. This could lead to your party being excluded from the property without refund. Parties/Gatherings within the property apart from the registered guests are not allowed and will result in exclusion without refund.

9. Security: guests are expected to take all reasonable security precautions, including locking all doors and windows and setting the security alarm whenever they leave the property.. Your insurers will decline your claim if you fail to do so. Any alarms in the property must not be disabled particularly pool alarms as this is breaking Florida law and you can be fined or imprisoned. Leaving patio doors open while in residence is not allowed as this causes the air conditioning to run inefficiently and increase the electricity bill to unacceptable levels. If you do this you will be charged accordingly. The Pool door alarms are there for your safety and security. .

9a The resort may also consist of residential and vacation homes. Therefore, the owners& the Management Company cannot be held responsible for any ongoing construction, alterations to existing houses or any noise as a result thereof on or around the resort.

10. In the unlikely event that you may experience any problems with the property in the first instance you should contact the management company, who will do their best to assist you and remedy the matter as soon as is practically possible. Should the problem remain unresolved the owners should be notified as soon as possible. Please note we are 5 hours ahead of you in time. Complaints or problems reported after the departure date will not be accepted or considered.

11. Security deposit: the deposit will be returned to the party leader when we have received confirmation from our management company that the property and all its fixtures and fittings are intact and in the same condition as when you arrived and have not been replaced with inferior items. Also after we are notified you arrived and vacated the property within the agreed times and dates .If the property is left in a condition that requires extra cleaning the charge will be deducted from this deposit. .Guests using the BBQ must leave it in a clean state or $50 will be deducted from your security deposit for our Manco to clean it. Any breakages must be notified to our management company immediately including any you note upon arrival. Any found following your departure and not notified will be rectified and the cost deducted from your security deposit. Any departures from these terms and conditions may result in your loss of security deposit.

To protect yourself from possible charges against your Damage (“Security”) Deposit, please inspect all rooms, including the pool and patio area, immediately upon your arrival, and list anything that might be construed as damage (e.g., burns on counters, furniture or carpet; torn screens; major stains on carpet or walls; stained or torn upholstery; broken windows; etc.).
Within the property is an owners closet marked Private and contains personal items (clothing etc) and nothing of value. Do not attempt to open/enter this closet as it is alarmed and you will set off the alarm. Any guests doing this will forfeit the security deposit in Full.


12. If pool heating is required there is an additional charge. The owners cannot guarantee the temperature of the pool as this will vary according to different factors, mainly the prevailing weather. Please order at time of booking wherever possible as the heating of the pool takes time. Guests should not interfere with the pool heating controls but contact our management company if problems arise. Any departures from this may result in loss of security deposit. See our Pool heat brochure onsite.

13. BUGS .Florida has a tropical climate and as such insects are inevitable and not a cause for complaint. Their presence is no reflection on the cleanliness of the property. The property is treated regularly and has a comprehensive pest/ termite control programme. Please keep windows and external doors closed. Not only will this keep bugs out but it will also allow the air conditioning to function more efficiently. Also, please store all foodstuffs carefully, as anything left out or uncovered may attract ants. Florida has also its own unique wildlife which you may encounter .Leave them alone , do not feed them and you will have no problems.

14. Travel insurance; all guests should be covered by travel insurance, which carries adequate protection against delays and cancellation. It must also carry adequate medical insurance for the USA. It is the responsibility of the party leader to ensure all guests on the booking form have adequate cover.

16. Passports; all guests from outside the USA must possess a full machine readable passport valid for at least six months beyond their return date. The majority of British tourists to the USA are now granted entry on the Visa Waiver Programme; however there are exceptions e.g. British subject passports, Eire passports and anyone with a criminal record. It is the responsibility of the party leader to ensure that all guests have the correct travel documents, if there is any doubt please contact the UK or US embassy or passport agency for guidance. Please ensure you have completed your ESTA forms 72hours before travel.

17. Cancellation. If you need to cancel the booking the owners must be informed in writing or by e mail. Cancellation prior to 10 weeks before the arrival date will result in loss of booking deposit only. Cancellation less than 10 weeks before the arrival date will result in total loss of rental charge. The security deposit would be refunded. Please plan for these possibilities and acquire adequate insurance.

18 .Force Majeure as with any other holiday, there are circumstances completely beyond our control, in which the property may not be available for your booking. In cases of ‘force majeure ,including but not limited to acts of God, war or the threat of war, terrorist activities, industrial disputes, fire, flood, adverse weather (including hurricanes), and failure of utility supplies such as water or electricity the owner reserves the right to terminate the booking at any time, including during the duration of the rental. In such a situation the owner will not be liable for any refund, compensation or reimbursement of expenses incurred by the guest. Such circumstances are referred to as “Force Majeure”. In the event of “Force Majeure” the owners will do their best to make alternative arrangements for you where possible. If they cannot or if the alternative arrangements are unacceptable to you, then they will refund all monies paid to them. This will be the full extent of the owner’s liability in such circumstances and the owners cannot be responsible for any other costs connected with any such cancellation, however arising.

19. The owners and their management company accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons belongings however caused. The use of the accommodation is at the users’ own risk. Children must be supervised at all times by a responsible adult, ESPECIALLY WHEN USING THE POOL AREA.

Bicycles and other items provided are used entirely at your own risk.

19a We are a licensed STR residence with the state of Florida and all guests are subject to the conditions of chapter 509 and its subsections.

Resort Facilities.
The advertised resort facilities at Emerald Island are provided by third parties on behalf of the Home Owners Association, whilst every effort is made to ensure the advertised facilities are available, the provision of such services / facilities are not guaranteed.

19c COMPUTER AND INTERNET & PHONE CALLS
A computer and Broadband Internet connection is provided for guests use. Please note that this service is provided FREE to guests. The owners will use their best endeavors to ensure that the service is available for use, but cannot be held responsible for any failures, or non-availability, of communication lines, hardware or software. Signing of our booking form is a contract between your party and us and within the terms of this contract you agree not to download or save any pornographic, offensive, obscene or illegal material.
Phone calls are free for direct dial but under no circumstances must guests reverse charges , dial premium rate numbers or use third party providers on international calls. If you abuse this service you will be charged.

20. This contract is subject to and shall be construed in accordance with the laws of England and all parties hereby submit to the exclusive jurisdiction of the English courts.
