The Palms Villa
The Palms is an Executive Disney villa with 4 Bedrooms and 3 Bathrooms, two of which are Master en-suite. A South facing pool and spa with FREE spa heating, which is not overlooked, a Games room, large covered lanai with plenty of poolside furniture and a FREE gas Bar-B-Que, all overlooking pastureland.

We have been holidaying in Florida now for over 20 years, and this is the best house we have ever stayed in. It is truly home from home, every little thing has been thought of. What a beautiful home. The pool was so nice to come home to. Very roomy and comfortable here which made it hard to go home. Plenty of wildlife to see. We had a visit from a pair of sand hill cranes and their baby. We hope to stay here again next year. Best wishes to you and thank you for making our holiday extra special.

What is the maximum number of people allowed in the villa?
10 maximum. The Palms 4 Bedroom villa sleeps 8 in 4 bedrooms plus 2 on the queen pull out sofa bed in the 2nd living area.

How far away are the main attractions?
The villa is approx 10 mins from Disney, Sea World 25 mins, Universal Studios 35mins.

Is smoking and are pets allowed?
For the comfort and safety of all guests smoking is prohibited in the villa except for outside on pool deck. Sorry NO pets are allowed.

What is provided?
The villa is fully equipped for all your likely holiday requirements. Bed linen, towels & pool towels as well as iron and ironing board are provided.
The villa is professionally cleaned prior to your arrival. The pool & garden are tended to weekly.

Do you have facilities for small children?
The villa is equipped with a child safety door alarms to the pool area, as well as a cot, high chair and stroller.

Is the pool heated?
The heating of the pool & spa is free, if the free car option is is not used for the booking. If the free car option is used, then heating will be an additional cost as shown on the prices page. The pool is heated to a maximum temperature allowed under Florida law
(85 degrees F).

Do we pay extra for any of the equipment in the villa?
No. Everything provided in the villa is there for your personal uses free of charge, anything that is not provided in the villa maybe hired for a nominal charge.

How do we locate and enter the property?
Directions, keypad entry will be sent to you once full payment has been made.

Who do we contact for questions & in emergencies?
Kevyn Lloyd and his team head our professional Villa Management team and they will look after your every need whilst you are in the villa. Their contact details can be found in the information folder provided.

Are there stores nearby?
There is a 24hr Super Wal-Mart just off Highway 27, there is a Publix food mart only minutes away.

Are there any restaurants nearby?
Too numerous to mention. Information & directions to these local restaurants can be found in the information folder in the villa.

Any medical services nearby?
For peace of mind there is a walk-in Medical Centre just 10 minutes from the villa.

How do we book & when do we pay?
Email, phone or write. We require a deposit on booking and the final balance is paid 10 weeks prior to arrival.

Is there a security deposit?
A security deposit of £250 ($350) is required one week before your arrival. This is fully refundable once the management company has inspected and cleaned.

About The Palms Villa

Only 15 minutes from Disney but our luxury and spacious non-smoking 4 bed, fully air-conditioned executive pool home on the secluded and small Oakpoint community, is in a dream world of its own.

Your "Dreams Will Come True" when you stay at our luxury villa which offers total privacy, space, and countryside views, yet it is ideally situated for all of Orlando's, attractions, shopping, restaurants, golfing, and only minutes off the Interstate 4.

Location:
The Palms villa is on a small private estate with no rear neighbours, and not overlooked by the neighbours on each side, yet is only 15 minutes from Disney and the other major attractions. Local shopping and banks are only minutes away as are numerous golf courses. The garden is planted with shrubs and palm trees and there is plenty of off-road parking for up to 4 vehicles.

Living Area:
A large family lounge, at the rear of the property, overlooking the pool area, with plenty of seating in comfortable sofas. There is a large screen cable TV with a PS2, VCR and CD player. There is a selection of books, CDs and games. The atmosphere has been designed to be relaxing with views of the lanai, pool, spa and countryside. Direct access to the lanai and pool is through glass sliding doors which is fitted with a pool door alarms for safety.

Main Master Bedroom
The main Master bedroom, with king sized bed, has a luxury en-suite bathroom with a large mirror, twin hand basins, bath, large walk in shower cubicle and a separate toilet room. There is also a large walk in closet with plenty of space for your holiday clothing, as well as a chest of drawers and bedside cabinets. The bedroom is equipped with Cable TV and has direct access to the Pool and lanai through the sliding glass doors, which is fitted with a pool door alarm for safety. Outside this room, there is a small private lanai, shielded from the main area with open fencing.

2nd Master Bedroom
This Master bedroom, with a Queen sized bed located at the rear of the property overlooking the pastureland, has an en-suite bathroom with a large mirror, hand basin,toilet and a bath with an overbath shower. There is also a large closet and chest of drawers for all your holiday clothing. There is access to the Pool and lanai.

Other Bedrooms
The remaining bedrooms are separate to the master bedrooms. The 3rd bedroom has a Double bed, a large closet, side tables and lamps, along with a portable Radio/CD player. The 3rd bedroom has Twin beds and is decorated with Winnie the Pooh for the children, which can be changed if required. There is also a large closet and chest of drawers. Bedrooms 3 and 4 share a bathroom, which is situated between them, which has a large mirror, hand basin, toilet, and a bath with an overhead shower.

Formal Lounge/Dining Area:
There is a 2nd lounge/dining area at the front of the villa with comfortable rocker arm chairs and a large couch that converts to a double bed. The room has views of the pool and the countryside through a large glass sliding door, which also provides direct access to the pool and lanai and is fitted with a pool door alarm for safety. The room has subdued lighting, cable TV and a combined DVD and VCR player. There is also a computer with FREE broadband internet and wi-fi access. Also in this area is a formal dining table which can seat up to 6 people who want to dine indoors away from the main living area.

Breakfast/Kitchen/Laundry Area:
For casual dining there is also a separate breakfast table to the side of the kitchen area with seating for 6. There is also a bar area attached to the kitchen with 3 stools. The large kitchen is fully fitted with all the modern appliances that you would expect in a home of this calibre, including a dishwasher, juice maker, coffee machine, a fridge/freezer that dispenses ice and cold water, a microwave, cooker and oven. There is more than sufficient china, cutlery, cups and glasses for up to 10 people. The laundry room is next to the kitchen and has large washing and drying machines, an iron and an ironing board.

Garage/Games Room
In the garage are a fuss ball table and a tennis table, racquets and balls, along with yard games for tic-tac-toe and checkers, and with more board games and reading books in the villa, in case the boredom sets in from too many trips to the theme parks!

TERMS & CONDITIONS OF HIRE – THE PALMS

Please note that the booking will only be valid when the booking form is completed, signed and returned to us with the non-refundable deposit.

Please ensure you read and understand the following terms and conditions pertinent to your accommodation rental. If you have any queries, please do not hesitate to contact our agent (hereafter called the Owner), for clarification before you sign the booking form.

Whilst we reserve the right to increase or decrease accommodation prices at any time, we will confirm to you the current price at the time of booking. As soon as you have confirmed your booking and paid your deposit or full payment, the cost of the rental is guaranteed against any further increase. This guarantee is offered subject to our terms and conditions and payment being adhered to and providing you do not make further amendments to your holiday arrangements.

Your holiday home rental includes Accommodation as booked, including services e.g. Gas, water and electricity, (excludes pool and spa heating unless otherwise stated). NOT included in our rental prices: a) Flights b) Car Hire c) Holiday Insurance d) Pool and Spa Heating
1. Bookings are valid after:
a. The booking form has been completed and signed and received by the Owner and
b. The appropriate deposit has been paid and
c. The booking has been confirmed in writing by the Owner, to the Guest.
2. The person who signs the Booking Form certifies that he or she is authorised to agree the Booking Terms Conditions on behalf of all persons included on the Booking Form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 21 years or over. Bookings cannot be accepted from parties of young people less than 21 years of age.
3. A deposit of UK£150 for each week booked must accompany the completed booking form, which is non-refundable. Upon clearance of the payment, the booking is confirmed.
4. The balance must be paid ten weeks prior to the commencement of the holiday along with a Security Deposit of UK£250.
5. Security Deposit will be returned to the Guest 28 days after the completion of the holiday as long as any key(s) are replaced in the lockbox on departure and no damage or loss or penalties are reported by the Owner’s Management Company. If damage is reported that costs in excess of the Security Deposit paid we reserve the right to claim this off the Guest.
6. We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. Any cancellation charges detailed elsewhere in this document will then apply.
7. In the event of a cheque not being honoured by the bank on which it is drawn we will make a charge of UK£15 to cover the bank charges and our administration costs.
8. If the Guest wishes to cancel the booking he should advise the Owner immediately by telephone followed by confirmatory letter. The Owner shall be entitled to retain all payments already made (except the Security Deposit) and to recover, if not already paid, the balance of the hiring charge as follows:
a. More than 10 weeks from the start date of the holiday: 50% of the rental charge
b. Less than 10 weeks from the start date of the holiday: 100% of the rental charge
9. In the unlikely event that circumstances beyond the Owner’s control necessitate the cancellation of the rental arrangement, the Owner reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Guest. Furthermore, the Owner cannot guarantee that all the facilities described in their brochure or website will be available.
10. The Guest agrees to pay the full cost of any breakages, losses, damages or penalties to the property (the Owner’s Management Company will be sole arbitrators on cause of damage or loss)
11. To take good care of the property and leave it in a clean and tidy condition at the end of the holiday
12. To report any damage or loss immediately it is discovered to the Owner’s Property Management Company in Florida
13. To permit the Owner or their Agents reasonable access to the property to carry out any maintenance if necessary
14. Not to sublet or share the property except with persons nominated on the Booking Form
15. No liability is accepted by the Owner for loss of main services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of mains service, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Owner. Furthermore, it is possible that some construction work may take place in the area of new homes. The Guest should establish the status of the development prior to booking.
16. The property is available after 4:00 p.m. on the day of arrival and must be vacated by 11:00 a.m. on the day of departure. Failure to comply with this may result in extra rental charges, which the Guest agrees to pay.
17. The Owner does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The Guest is responsible for taking out an adequate insurance policy to cover all risks. This waiver is also applicable to people visiting the property as guests of the Guest(s).
18. The Owner does not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Guest(s) and other people occupying the property during the period of the let.
19. An additional fee of UK£90 per week will be levied if the Guest requires the pool and spa to be heated during their stay.
20. Guests may use the swimming pool at their own risk. They should always observe the safety rules listed in the Information and Safety Book held in the home and observe the pool safety notice displayed in the pool area.
21. Pool and Spa heating will be switched on during the day ordered and may take some time to heat the pool to optimum temperature. Having ordered pool and spa heating, the Owner is not responsible for the weather and, if it is warmer than expected, pool heating still has to be paid for. The solar blanket must be used when the pool is not in use (especially at night) or the heater will not function correctly.
22. Like you, we have no control over the weather! We are unable to guarantee the water temperature with pool heating, as this will depend on the prevailing weather conditions.
23. The heater is a mechanical device, as with any mechanical device it can be subject to electrical/mechanical failure. If such an occurrence was to happen, every effort will be made to repair the heater.
24. If the guest has paid for pool and spa heat, then we shall refund only the days you are without pool heat. We cannot and will not refund for anything that has not been paid for.
25. The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemical levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12-24 hours for safety reasons.
26. If the barbeque grill is used and not cleaned by the Guest prior to departure, an additional fee of US$50 will be charged against the Security Deposit for the Management Company to clean the grill. It is the Guests responsibility and cost to replenish the Gas when the bottle is empty.
27. As owners of the property, we, our servants or agents, will not be liable for any loss or delay occasioned by any of the following: strikes, riots, political unrest, war or the threat of war, terrorist activities, industrial disputes, fire, flood, technical/weather problems to transport, aircraft, closure of airports, or any other event beyond the owner’s control.
28. Aircraft captains are legally entitled to deny boarding to any passengers who present themselves at the aircraft in an unacceptable state due to the influence of drink or drugs. Any passenger so doing will be deemed as having given notice of his/her cancellation of the booking at that time and the aforementioned cancellation charges will apply.
29. The maximum occupancy is 10 for a 4-bedroom villa and is determined by the authorities within strict guidelines for fire safety. Please note that contravention of the above will render your booking void, all moneys paid will be forfeited and you will be asked to leave the villa immediately without further compensation.
30. Strictly no pets or smoking are allowed in the villa at any time. Please note that contravention of the above will render your booking void and all moneys will be forfeited.
31. Our villa is situated in a quiet residential area consisting of approximately 50 rental homes/US families. It is a condition of the rental that you should be considerate in your behaviour and keep noise levels to a reasonable level so as not to disturb our neighbours.
32. Complaints: We sincerely hope you do not have any! But in the unlikely event that you wish to register a complaint during your holiday, contact the property management company immediately and follow this up with a letter. Give a copy to them and send us a copy on your return. Unfortunately we are not always able to control the components of your rented accommodation and it is possible that an advertised facility may be withdrawn or changed at short notice due to circumstances beyond our control and for which we cannot accept liability.
33. British citizens traveling on the visa waiver scheme and staying for less than 90 days should hold a full British passport, which is valid for at least 90 days following their entry to the U.S and have registered online with ESTA (US Immigration). All other nationalities should contact the U.S. Embassy for further information.
34. The villa is equipped with an Internet connected PC for your use. Whilst we endeavour to have this available for guests, routine maintenance may mean that we have to withdraw it from use at short notice. We accept no responsibility whatsoever for this. The PC has an attached printer and it is the Guests responsibility and cost to replenish the ink and paper when empty.
35. We ask that you do not try and tamper with the PC, load any software onto it or download any files from the Internet. The PC is thoroughly checked after every guest leaves the villa and you risk losing your security deposit if any tampering is found with the PC. It is a condition of your use of the villa PC that you strictly adhere to the Villa PC Rules that are displayed by the PC in the villa (a copy is available on request).
36. In accordance with the relevant Homeowners Association rules, no truck or van, boat, trailer, recreational vehicle, commercial vehicle or other types of non-passenger vehicles, equipment, implements or accessories shall be parked, stored or otherwise kept on any portion of the property or elsewhere on the sub-division. The connection of the villa's utility supplies to any external vehicle/appliance is strictly prohibited.

WE STRONGLY ADVISE ALL OUR GUESTS TO TAKE OUT TRAVEL INSURANCE FOR YOUR WHOLE PARTY, WHICH INCLUDES CANCELLATION CHARGES COVER (UK GUESTS ARE ALSO ADVISED TO TAKE OUT A POLICY WHICH INCLUDES MEDICAL COVER) AS SOON AS YOU HAVE BOOKED ANY PART OF YOUR HOLIDAY OR VACATION. IF YOU CHOOSE NOT TO DO THIS, YOU NEED TO BE AWARE THAT YOU WILL PERSONALLY BE RESPONSIBLE FOR PAYMENT OF ANY CANCELLATION CHARGES, WHICH MAY BECOME DUE.
