Sunset Lakes - Booking Terms and Conditions

Your booking can be made provisionally and held for 7 days to allow time for a Signed and Completed Booking form together with the Non-Refundable Deposit of £250 to be received.
Bookings will be subject to confirmation in writing. Full payment is required no later than 10 weeks prior to arrival date, together with the Refundable Security Deposit.

Price per week is for the villa, not per person. All rentals include normal use of electricity, water, air conditioning, heating, local telephone calls, cable TV, WiFi Internet Access, bed linen and towels, Florida State and Local Tourist Tax.

The Security Deposit is payable to cover any breakages or damage to the property or its contents and for any excessive costs above that normally required in connection with occupancy. The security deposit, less such charges' will be returned as soon as our management company provides us with their occupancy report following your stay. This will normally be no later than 28 days after departure. The amount of the security deposit does not limit your liability. If you should have any questions or concerns, during your stay, our local Management Company can be contacted. Details are provided.

Our Villa is available to you from 5pm on the day of arrival to 10am on the day of departure. It is thoroughly cleaned and inspected before and after every rental. You will be provided with a unique ALARM code. It is a requirement that the Alarm system is set when you leave the house.

Maximum occupancy of our Florida home is 10 adults. Only persons shown on the booking form may occupy the property. No pets are allowed. Smoking is not permitted anywhere within our home. Smoking is permitted on the patio. Failure to comply with any of these conditions may result in the eviction of the whole party, without compensation.

It is the guests responsibility to ensure that they have adequate Travel Insurance to cover personal injury / loss / accidents / damage / delays / illness or cancellations.

You are advised that you are occupying a private villa and therefore are responsible for your own safety in respect of any loss, personal accidents or damages sustained by you or any members of your party during your stay. No claims whatsoever will be accepted by the owners or their agents of the property for loss of mains services or failure of appliances or of any actions taken in the vicinity of the property by any authority or third party persons beyond their control.

Force Majeure, the owners and their agents accept no responsibility or liability for any loss or damage or alteration to the terms of this booking caused by events beyond the owners' control including, but not restricted to, war, civil commotion, flight delays or cancellations, adverse weather conditions, fire, flood or industrial dispute.

In the unlikely event that you should have a problem with our villa or its facilities, please bring this to the attention of our Management Company immediately, so they can investigate and attempt to resolve the issue locally. If you do not bring your complaint to our Management Company's attention immediately, you will have not allowed them the opportunity to satisfactorily resolve your problem - in these circumstances, we will be unable to assist with your complaint - we cannot try to put things right for you when you have returned home

Cancellation charges. If clients should cancel, or the owner cancels the booking due to non-payment of the balance due within the defined timescales.
Cancellation charges will be levied as follows: - Period before occupancy date.
More than 8 weeks Deposit only.
Less than 8 weeks 100% of total rental.
