“Villa Serenity” is a brand new executive vacation home which features state of-the-art living ... 4 bedrooms, 3 bathrooms, heated private swimming pool, designed for all types of parties. It is at the same time either a retreat of tranquility or a children's paradise of fun. Set overlooking a stunning natural conservation area location with much, much more to offer and only 15 minutes from Walt Disney World.
Located at the new Aviana Resort which is an up market gated community and private resort. An oasis of swaying palms, rich green foliage and exotic flowers.
Our villa offers over 2000 sqft of fully air conditioned living space. It comprises of 4 large double bedrooms including 2 master suites and 2 twin rooms. There are 2 spacious sitting areas, comfortable designer sofas in the family room and formal living room which is also a sofa bed that will sleep another 2 guests and 2 dining areas – a nook area or you can choose the formal dining area.
The fully screened luxurious pool measures 26' x 12' It is surrounded by lush tropical landscaping overlooking a natural conservation area. The pool can be heated if required and has underwater illumination.
Luxury facilities and equipment to attend to all your likely vacation needs include a top-of-the-range LCD Widescreen HD Television and DVD system. Additionally there is a Playstation 2 games console with cordless controllers a selection of games. We also have an IPod docking station for your tunes!
We have had a professional Games Room installed which has been decorated with motor racing flags and collectable retro signs capturing 'years gone by'. For your entertainment there is an 8ft x 4ft pool table with high quality above table lighting, a professional standard foosball/soccer table and a fun electronic dartboard. To take a rest whilst you play there is a 50's style chrome pub table and two bar stools. The floor is covered with cushioned vinyl floor tiles.

About Villa Serenity at Aviana Resort
The Setting of Villa SerenityVilla Serenity is situated at the quiet back part of the complex giving you the opportunity to enjoy a peaceful relaxing and private stay.
Pool
Villa Serenity’s pool has a westerly facing aspect which means that you will be able to maximise the sunlight throughout the day. Additionally for any child’s protection there is a removable child fence that will restrict entry to the pool to stop any worries that parents will have around accidents.
We have had the surrounding area around the pool – the deck extended so that means that you will have more space to relax on the sun furniture. As the pool faces a protected conservation area, your privacy is protected as well as a fantastic view. Some villas have walling or back onto other villas…….this is not the case at Villa Serenity – sit or laze around and admire the view during a fantastic Floridian Sunset whilst you sip your favourite drink.
Family Room
This is the “Chill Out” area. Either slouch out on the luxury designer sofas and enjoy some peace and quiet, or entertain yourselves with the fantastic multimedia available. The family room opens out through the sun drenched patio doors into the decking and pool area. The whole house has had the flooring tiled to a very high standard
Children of all ages will love the challenges of the Play station 2 Games console. Otherwise our large LCD High Definition Television will keep you on track with your favourite shows. We have a small collection of DVD’s for your use or you may wish to pick up a bargain at one of the many Malls to watch at your leisure then take home
Games Room
We have installed a fun games room to give you additional entertainment. The same level of quality has been used in this room too. We have luxury cushioned vinyl tiles on the floor and have decorated the walls with auto memorabilia and motor racing flags - this gives a unique feel to the room. The games room has been equipped to the highest level, there is a high spec 8ft x 4ft American Pool Table with over table lighting , a professional standard Foosball/Soccer table and even an electronic dartboard.
Take the weight off your feet by resting on one of the retro 50's style chrome pub stools whilst you sip a drink.
Master Bedroom
The Master bedroom is an example of stylish contemporary design. You will find furniture crafted in Maple with nickel accents. There is a Queen Size bed with 2 bedside cabinets. A Dresser with a matching mirror completes the room. If you require peace and quiet to watch your favourite TV programme, you can retreat to this room and watch your own television. The room also has a massive walk-in closet. For your security you will find a small digitally coded safe for your valuables within the closet. The floor is covered in a luxury carpet.
Master Bedroom – En-suite Bathroom
A luxury Villa would not be complete without en-suite bathrooms. Our Master Bedroom has a large en-suite bathroom with a walk in shower that is big enough for 2 people! Additionally there is a sumptuous deep corner bath to relax, soak and enjoy.
The bathroom is well lit as there is a perfect mix of decorative and functional lighting surrounding the vanity unit and basin.
Master Bedroom 2
The second master bedroom is furnished in the same contemporary modern style as the main suite, so………..no arguments about who gets which bedroom on arrival!
You will find all the same facilities such as a TV, chest of Drawers and a mirror. You also get a built in closet. For your security you will find a small digitally coded safe for your valuables within the closet. The floor is covered in a luxury carpet.
You couldn’t call it a master suite without an en-suite bathroom, so there is also this facility as well. This is quite rare in a lot of villas. In the en-suite there is a Bath/shower with basin and a vanity unit.
Twin Bedrooms
Each of our twin bedrooms are decorated exactly the same apart from the colour of the bed cover. Yet again light modern lightwood furniture has been used. The bedroom has been kept quite neutral so that either a child or an adult will feel at home in the room. You will find a bedside cabinet as well as a built in closet for your clothes and possessions. The floor is covered in a luxury carpet.
Gourmet Kitchen
The high spec kitchen will make your stay an absolute delight. The kitchen has a fantastic professional but homely feel to it with its Designer Oak Cabinetry. The food preparation area consists of a Spacious Double Bowl Sink with a Vegetable Sprayer and Waste Food Disposal Unit to help you prepare the perfect family meal, should you choose not to eat out at one of the many fabulous restaurants.
Storage space is not a problem as there is also a Generous Pantry for Food Storage. You will be able to cook by using the large 30 inch Oven/Range or the Microwave. Every American home has the must have “American Style” Fridge freezer with Icemaker.
When you have finished for the day, don’t wash up………it’s your holiday – put your feet up and let the top of the range dishwasher take the strain.
Additionally you will not have to search for a launderette as you will have your own facilities with a Washer and Gas Dryer.
Everything has been taken into consideration with this kitchen; everything that a cook and family will require has been thought of and will be provided.
Kitchen Nook
If you want the convenience of eating a quick snack or a take out meal in a less formal setting, this is the place for you. This café /bistro style area will fit the bill as it is situated just next to the kitchen.
Living Room/Dining Room
A more formal setting without the excitement of the entertainment area and multimedia equipment. Relax here and read your favourite book or …………….just get away and have some peace and quiet away from the kids whilst they enjoy themselves in the main family room.
The formal dining table is spectacular enough for any formal family dinner or special occasion.

What is the maximum number of people allowed in the villa?
The villa holds 10 people in 4 bedrooms comfortably plus a sofa bed.
Are smoking or pets allowed?
For the comfort and safety of all guests, smoking is strictly prohibited within the villa which is fitted with smoke detectors which are linked to our security company. No pets are allowed.
How far away are the main attractions?
The villa is only 15 minutes from Walt Disney World.
How do we locate/enter the property?
Directions and keypad entry code will be sent to you 2-3 weeks before arrival.
Will we have to bring bed linen/towels etc.?
The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required.
Is the pool heated?
The pool can be heated (by agreement) for additional cost as indicated on the booking form. We would recommend pool heat from October through to May. The pool is heated to the maximum temperature allowed under Florida law (85°).
Are there stores near by?
The villa is minutes from a 24 hour supermarket. The Premium Outlet Mall is only 10 minutes away and houses many designer label stores (including: Nike, Timberland, Adidas, Versace, Armani etc etc.). In addition there are a wide variety of stores on Highway 192.
Are there any Restaurants nearby?
There is a wealth of restaurants on the US192 including: Outback Steakhouse, McDonalds, Chic Filet, Taco Bell, Red Lobster, TGIs, Dennys along with Chinese, Italian etc, many of whom will deliver.
What services are provided?
The house is professionally cleaned prior to your arrival and the pool and garden are tended to weekly.

"Wow what a great holiday! - ' One of the most beautiful homes I have ever been in, we will definatly be returning to Villa Serentity!' - Thank you for making things easy for us with your very clear directions from the airport to the villa. With your instructions, we found it a very simple process gaining access to the estate and the property itself. What a beautiful area you have picked to buy a villa! Such a quiet, clean, and stunning estate. The villa itself just made our holiday. Really it did. We couldn't have asked for anything else, everything we could have needed was there and more. There was so much space that the worry of every one treading on each others toes for two weeks just never happened. The pool area backing onto so much open space and privacy was bliss! And coming home after a busy day at the parks to get into that lovely warm pool was heaven!! We spent a few nights watching the sun set and having a bbq while the kids played in the pool never wanting to leave!! We took a few trips over to the club house during our stay. Twice we had the whole place to ourselves, and another time just one more family were there. The pictures dont do the club house enough justice, it was so lovely. The pool was warm and the jacuzzi even warmer! The park area next to the pool was a great joy for the kids, whilst other members of the family made good use out of the gym and internet facilities.The information you provided us about the local area, shops and parks etc was a great help. We refered to them alot and with you providing simple directions to alot of places too, we didn't need maps. All in all it has been a pleasure staying in your home and we as a family sincerely want to thank you for helping make our holiday so special....I have no doubt if and when we return to florida, Villa Serenity will be our first choice!"

"We've recently returned from our 'honeymoon' in Florida and would like to thank Justin and Justine for helping to make it just that little bit extra special for us! The villa was really fabulous, just as pictured on the Website. We were really impressed with the furnishings, it was tastefully decorated and all of the interior ornaments/pictures etc gave it that added touch of class! It was clear that a lot of consideration has been given to make guests feel right at home..........as we did. It was lovely and spacious, clean and had everything we could have needed. It really was great to arrive after a long journey to this luxurious villa and feel immediately relaxed in our surroundings. The pool and games room were fab too!! We had some extremely lengthy pool tournaments with the children (yes we brought them along on our honeymoon too!) which were great fun. We all have some wonderful memories of this holiday and I'm so glad we booked this villa as it just helped make it that extra bit special for us. The villa is in a really good position for the parks/supermarkets etc. Thanks to the directions/information provided by Justine & Justin before the holiday and also the welcome book in the villa itself, we had no problem getting around and finding new restaurants or shopping malls etc. The whole experience from start to finish went smoothly and we'd like to thank you both for all the help and information you gave us. The fact that the clubhouse (2 mins from the villa) had computers with free internet access was brilliant. "What a fantastic holiday we have all just had which all starts with the fantastic base we had to stay in. The comfort, the standard and the quality of the villa exceeded all our expectations despite seeing the great pictures on the website. The facilities at the villa are just great and the pool very welcome after a hard days ‘parking’. Shame we had to leave it all behind to come home really!! "We would like to say how much we enjoyed our stay at the magnificent Villa Serenity. From the day we booked to the day we left Justin and Justine were very very helpful and understanding in every possible way. The clear instructions they gave us before we left helped everything run as smooth as possible from the airport right up to entering the villa. The handbook they have left in the villa has everything you need to know whilst staying there with helpful hints about shopping at the best malls etc and even how to unlock the bedroom doors from the outside - as we had to do when our 2 year old decided to lock them so nobody could get back in!!!!! The villa is beautifully furnished and was immaculately clean with a very spacious feel and plenty of room for our 5 children to roam about. The villa has been equipped with all home from home accessories and our baby slept ever so well in the travel cot provided. Our children really enjoyed the pool, especially our 2 year old son Kai as it was his first proper time in a pool and was confidently jumping in by the end of the 2 weeks off the steps. We would thoroughly recommend staying in this villa and would love to return again preferably for 3 weeks. Once again thank you for sharing your villa with us."
