Yes - unlike many other advertisements which claim close proximity to Disney Theme Parks, our villa genuinely is only 10-15 minutes easy drive away from all Disney attractions

How far away from your villa is Sea World, a Wallmart and evening entertainment ?
Only 15 minutes away is Sea World and at a similar distance is Downtown Disney with Planet Hollywood, cinemas, shops and the fabulous Cirque de Soleil as well as popular eating and shopping areas on Highway 192, including a Super Wallmart and various nightspots and dinner shows.

How far away is a high standard golf course from your villa and what facilities are available locally for all year golf ?
Our villa is just 5 minutes from Junction 58 of Interstate 4 which is also the entrance to ChampionsGate Golf Club, home to two unique 18-hole championship courses that remain in tournament-playing condition all year round and are regarded as one of the top courses, not only in Florida, but in the United States – altogether there are over 20 full size golf courses within a 25 mile radius of our villa.

Which direction does your private heated pool face and what safety precautions have been installed - is the area protected against insects ?
The 12 x 24 ft pool, with extended deck area to maximise lounging around the pool, is located to the rear of the property to maximise privacy, facing north west: however, because the villa has only one level, the sun shines over the roof onto the pool deck for most of the day, from mornings onwards providing ample sunshine for bathing and other relaxation! The depth of the pool ranges from 3 ft to 5 ft with 400 watt incandescent (underwater) lighting. A pool alarm, connected to all rear external doors and windows that lead to the pool area, is activated when these are opened, thereby providing immediate audible warnings of people entering the pool area, providing safety warnings to parents should children stray into this danger zone without supervision although, of course, the Owners require that children are strictly supervised at all times when in the Pool area. The area is protected from insects etc by a Dome enclosure screen.

What shopping, eating and other facilities can be found in close proximity to your villa ?
Only two minutes away from Ava Dream Villa is a 24 hour chemist's shop whilst only 3 minutes away are fantastic championship golf courses, a fitness centre, tennis and horse riding facilities at the new up-market Reunion Resort which is still being developed further.

Only 5 minutes away from our villa is Junction 58 of Interstate 4 which is also the entrance to ChampionsGate Golf Club, home to two unique 18-hole championship courses that remain in tournament-playing condition all year round and are regarded as one of the top courses, not only in Florida, but in the United States.

Also featured at the entrance to ChampionsGate, are a restaurant and a shopping complex that comprises a supermarket, McDonalds Restaurant, bank, chemist, internet shop, hairdressers, a gas station, games rental shop as well as several other amenities so there is no need to go far to obtain supplies !

Is it cheap to out in Florida, what economy eating place would you recommend and what is the position regarding tips ?
Eating out in Florida is most certainly much cheaper and more affordable than in England.

Over the years, the Owners of Ava Dream Villa have tried them all but their favourite is Perkins Restaurant on the corner of International Drive and Sand Lake Road, this being the flagship of Perkins in this area. Perkins strives to deliver good food with prompt and courteous service, served in a clean and pleasant atmosphere - more information on www.perkinsrestaurants.com

Tips are a major part of the servers' income - between 10 & 15% are the norm - it all depends on the quality of service delivered to your table !

I am a member of Rotary International - are there any clubs that I can visit in close proximity to your villa ?
Yes - there are some 40 Clubs in the area – including nearby Celebration as well as a venue close to Disney Downtown plus Kissimmee, Lake Beuna Vista and Orlando.From experience, outstanding warm welcomes are given to visiting members of the organisation - some of the Clubs have breakfast time meetings which means that you can start your day at Rotary with a traditional American feast and then have the remainder of the day to embark upon other holiday plans !

How long will it take for us to get to International Drive and Universal Studios?
With Interstate 4 being only 5 minutes from our villa, it takes approximately 15 minutes then to reach International Drive (do visit our favourite Perkins Restaurant on the corner of International Drive/Sandlake Road !) and Universal Studios is only another 10 minutes beyond that - it really is easy to drive to these locations from our villa !

Living Area
The substantial Lounge area, with its tall ceiling to provide a light airy atmosphere, is tastefully furnished for the comfort of visitors with a queen sleeper sofa, loveseat, cocktail table, floral and artwork and rug on the tiled floor that leads from the foyer and front entrance door to the patio doors that open onto the covered lanai and pool deck.
A 25 inch colour Cable TV services also a Playstation 2 unit, and a DVD player
Kitchen
The tiled kitchen area – which has a telephone facility - comprises wall units and drawers that provide the home with a wide range of kitchen utensils, including an electric cooker, dishwasher, microwave oven, refrigerator (18.6 cu ft), electric coffee maker, toaster, blender, pots and pans, electric kettle and dish towels/cloths
An ironing board, 3.3 cu ft oversize capacity Washer and a 7 cu ft Dryer are also provided.

Dining Area
The Nook – overlooking and providing access to the Pool Area via a patio door – comprises a dining table complete with placemats and 6 dining chairs

THE MASTER BEDROOM
Located at the rear of our Villa, the fully carpeted Master Bedroom with ceiling fan has an upgraded Queen size bed installed with units and soft lighting on either side, a walk-in wardrobe, triple dresser, mirror and a luxury en-suite bathroom (shower) facilities.
A 19 inch Cable TV is supplied in the Bedroom.
The en-suite area provides direct access to the Pool Area.
No 2 BEDROOM
This 10 x 10ft fully carpeted Bedroom with ceiling fan has two single beds, a fitted wardrobe, a four drawer chest and units on either side of the bed with soft lighting thereon.
Cable TV is supplied to the Bedroom together with a telephone (local calls are free).
Bathroom (bath/shower) facilities located in-between Bedrooms 2 & 3 offer semi en-suite facilities to visitors.
No 3 BEDROOM
This south-easterly facing 10 x 10 ft fully carpeted Bedroom with ceiling fan has a three-quarters size bed, a fitted wardrobe and a four drawer chest.
Cable TV is supplied to the Bedroom.
Bathroom (bath/shower) facilities located in between Bedrooms 2 & 3 offer semi en-suite facilities to visitors.

POOL AREA
The private and heated 12 x 24 foot outdoor swimming pool, with extended deck area and Dome enclosure screen, is located to the rear of the property to maximise privacy. The depth of the pool ranges from 3 ft to 5 ft with 400 watt incandescent (underwater) lighting.
A pool alarm provides an audible warning of persons entering the pool area – a good safety feature to parents should children stray into this danger zone without supervision. There is deck area furniture that includes two tables, four chairs and two lounge chairs that are all available free to visitors.

T E R M S A N D C O N D I T I O N S

PRICES
Unless otherwise stated, all prices are shown inclusive of Tax.

POOL HEATING
There is an additional weekly charge of $150 (£100) inclusive of Tax for heating of the Pool which must be paid in advance - for periods of less than 7 days, a reduced fee will be levied. It will normally take between 24-48 hours to heat completely the water and thus advance notice is preferred to aid the delivery of our quality service.

CLEANING
Standard cleaning charges are included in stays of 7 nights or more - please note, however, that for bookings of less than 7 nights, an additional Charge of $75/£42 (inclusive of Tax) is payable. This excludes any surcharge that will be imposed for additional cleaning should our strict non-smoking policy be violated (see below).

PAYMENT
Payment can be made via PayPal, internet banking to our designated accounts in Florida and the UK or by cheque (check).

Our payment conditions are 20% of the total Rental Cost due must be received at the time of the booking – the balance is due to be paid in full (and any cheque etc cleared) at least 30 days prior to the arrival date

NON SMOKING POLICY
For the health and comfort of our guests, a strict non-smoking policy is operated – please see Security Deposit details below

PETS
We regret that pets are strictly not permitted on the premises.

ARRIVAL / CHECK-IN TIME The villa can be occupied any time after 4pm on the day of arrival.

SECURITY DEPOSIT
A security deposit ($300/£200) is required against damage, theft, smoking damage etc at Check In time - a credit card will be accepted by our Management Company, Contempo Florida Holidays or alternatively guests can purchase insurance to protect themselves against claims in the event of damage to the property etc (Contempo will provide details upon arrival).

Any violation of our strict non-smoking/no pet policies will incur an additional full villa cleaning surcharge that will be charged against this security deposit.

CHECK-OUT
Check-out Time is 10am - prompt departure is requested since this will enable our cleaners to prepare for the arrival of our next guests.

VEHICLE PARKING
All vehicles must be parked on the driveway to avoid the imposition of fines - CCTV monitors identify offenders. No vehicles are permitted in the garage.

SECURITY The external garage door must be kept locked at all times and in the interests of security the internal door to the garage (leading to washing machine facilities) must be kept locked at all times when the villa is unoccupied.
The security bars relating to the door which open onto the pool area must be placed effectively in place whenever the villa is unoccupied and it is strongly recommended that the sun blinds are closed also in order to protect personal property since the owners can accept no liability for loss or damage to personal property in this respect.

CANCELLATION POLICY
Upon written notification being received, the following is applicable:

More than 180 days in advance of the agreed Arrival Date of the Booking, 100% of the full Rental Cost will be refunded (including deposit)

At less than 180 days but more than 120 days in advance of the agreed Arrival Date, 50% of the total Rental Charge is payable

At 120 days or less prior to the agreed Arrival Date, NO refund of any deposit or advance payment will be permitted and the FULL Rental Charge becomes payable immediately (excluding any pool charges paid in advance).

DIRECTIONS
Full directions to our Ava Dream Villa will be provided. Our villa is located at 110 Cardinal Court, Lake Wilson Preserve.
