It is only 12 minutes from Walt Disney World and close to Highway 192 and all the other attractions of Central Florida. We can accommodate up to 6 guests in comfort.

The villa is just south of Disney maingate (10-12 mins by car) and Universal Citywalk (20 mins approx) . It's on a select walled development of 50 landscaped villas, majority residential.

Greg Norman's Championsgate Golf Resort is closeby,
and shops and attraction ticket outlets are within 5-10mins car or walk.


About 12 minutes from Disney - recently refurbished!

As the villa is our own holiday home from home we have furnished it to create a truly fabulous American atmosphere. Unlike most holiday lets which are furnished with rental in mind, we have chosen luxurious and comfortable furniture and beds to make our own and our guest’s stay in Florida as special as possible.

The villa is single storey, luxurious and spacious. It has recently been refurbished with porcelain tile throughout the living areas (and carpeted in the bedrooms) and is fully air conditioned. The master bedroom with queen size bed has its own luxury bathroom with shower, roman tub and double vanity unit. Two further bedrooms, one with queen size bed one, with twin beds share a second bathroom. The living accommodation provides sitting room, dining room and a very large family room, combined with a fitted kitchen and breakfast area. A separate utility room has a large washer and a tumble dryer available for guest’s use. From the utility room there is access to the large double garage.

A covered “lanai” area provides shade from the sun and leads to the terrace around the 30”x15” freeform heated pool with Roman steps for easy safe access. A mesh screen structure around the pool prevents insects from coming in so you can sit out even after dark without being bitten.

The pool and garden are maintained by our locally owned management company who are also available to guests for help and advice. The villa is fully cleaned before your arrival. We provide the necessary bed linen and towels, except beach towels and the villa is fully equipped with iron, ironing board and hairdryer. In the kitchen there is a large American range, dishwasher, fridge/freezer and microwave. Small items such as coffee maker, toaster and kettle are all provided. Telephone is installed with free nationwide calls and a security system and smoke alarm system throughout the house are fitted for your peace of mind. Television is provided in the family room with cable HDTV and Blu-ray/DVD player and in the master bedroom. Free internet and WiFi access.

Owners Terms & Conditions

BOOKINGS

Written confirmation of a provisional booking is required on the booking form that will be provided, to be returned by first class post, together with a deposit of £100/$170 per week or part thereof.

In the event of cancellation by the guest this deposit is non-returnable. The balance of the rental is required twelve weeks before occupation. Reservations made within twelve weeks of occupation require full payment on booking.

If full payment is not sent by the due date, we reserve the right to cancel the booking and any money paid up to that date will be forfeited.

In the event of cancellation after full payment has been made i.e. within twelve weeks of occupation, it is regretted that no refund can be made - see insurance clause below.

INSURANCE PROVISIONS

It is a condition of the booking that all guests take out holiday cancellation insurance. It is wise to take out normal holiday insurance in any case but guests should ensure that the insurance arranged covers accommodation rented separately from a flight or fly-drive package.

Although every effort is made to ensure that the villa is in perfect condition for your holiday, we cannot accept responsibility for third party claims or for accidents that occur for whatever reason during a guests occupation of the property. In particular, guests are advised not to allow unsupervised children to use the pool.

Similarly, neither us nor our management company can beheld responsible for breakdown of equipment. If notified of a problem, our management company will do their utmost to resolve it quickly.

Any complaint related to or about the accommodation provided must be made in writing to the management company office within 24 hours of arrival. The management company will endeavour to resolve the problem as quickly as possible. Unless there is a valid reason for any delay, the management company and /or the owner of the vacation rental property will not be liable for any complaint that is not so registered during the guest stay in the property.

SECURITY DEPOSIT

We expect that all guests will enjoy and respect our property and its contents. However, in common with most other renters of property we require in addition to the rental fee a security deposit of £150/$250 to be held against any damage or loss. This includes inappropriate usage of equipment (including TV, Video/DVD and computers (where installed)).

This security deposit is payable twelve weeks before occupation along with the balance and will be returned within ten days of return of the key and confirmation by our management company that nothing is damaged or missing. If not, an appropriate deduction will be made and any balance returned to the party leader.

Our management company may be instructed to accept payments of rental or deposit by credit card, subject to us having received the signed booking form. Please note that a credit card charge back will not be considered unless a formal complaint is made in writing to both our management company and us during the guest’s stay, giving both parties the opportunity to rectify the problem.
