About The fairways
Our luxury villa has three bedroom's and Two bathroom's with many added features including south facing pool with views of the second hole at Southern Dunes prestigious PGA award winning championship golf course. The villa is situated in Central Florida on highway 27 within easy access of the interstate 4 (i4).
We are located a max of 20 minutes from Disney World, and other major attractions including Sea World and Universal studios. Making for an ideal location for both relaxing and active holidays. We are also only 30 minutes from Orlando Int airport and 60 minutes from Sanford and Tampa airports. We are located conveniently for shops, supermarkets, and restaurants including a 24hr Wal-Mart.
Facility Description
Our VillaOn entry into our villa you will find a porch area leading into the light and spacious open plan lounge, dining and kitchen area. The whole villa benefits from full air-conditioning, and a selection of tasteful pictures, mirrors and plants. All windows benefit from blinds and co-ordinated home made curtains.
LoungeThe spacious lounge has 2 large comfortable sofas. The 3 seater can also double as a sofa bed, when 8 guests are visiting. There is also a coffee table, side table and stylish lamps. The entertainment unit contains a large cable TV, DVD player a small selection of DVD's, playstation with a small selection of games. There is also a telephone with a list of useful numbers. All local calls are free.
Dinning AreaIn the dining area the double patio doors give excellent views and lead on to the patio and pool area, which overlooks the second hole, green, fairway and bunkers at the PGA championship golf course. There is also an oak dining table with six chairs and a nearby breakfast bar for 2.

KITCHENThe light kitchen consists of all the facilities you would expect to find at home. There is a full range of utensils, Kettle, Coffee maker, Microwave, Toaster, Oven with hob, and a large fridge freezer with ice maker. Views to the pool and breakfast bar area.

MASTER BEDROOM (en-suite)This is a generous sized master bedroom with a Queen size bed. Bedroom furniture includes a large dresser with mirror and matching bedside cabinets, Cable TV, lamps and an alarm clock for those early morning park visits! There is a large walk in storage cupboard with plenty of hanging space.
The en-suite bathroom has a mirrored vanity sink unit with storage space, shower bath and WC.
MASTER BATHROOMThe master bathroom has a bath and shower, WC and mirrored vanity sink unit.
DOUBLE BEDROOMThe double bedroom has a Queen sized bed and a large walk in cupboard. There is also a large chest of drawers and matching bedside cabinets and a cable TV.

TWIN ROOMThis room consists of two single beds parted only by a free standing chest of drawers, and also has a large storage cupboard and a cable TV.
UTILITY/GARAGEThe garage has been tastefully converted into a games room, with painted floor and decorated walls, it houses electronic darts, foosball and a pool table. While still retaining the use of facilities such as washing and drying machines. There is also a in house utility cupboard where all extra linen and towels can be found.
PATIO & POOLRelax in the sun all day long in our south facing screened pool area. Sit on the comfortable loungers and chairs and eat you meals by the pool side, while taking in the quiet and stunning views of the second green, fairway and bunkers at this fantastic award winning Golf and Country Club.
SOUTHERN DUNES AMENITIESinclude: Club House – restaurant & Lounge, Pro Shop, Communal outdoor pools, Tennis courts, Basket ball courts, Fishing lake, Multi gym, Children's play area, Gated community and 24 hour Security. All facilities are free (except green fees) to visitors at Southern Dunes.
Southern Dunes Golf & Country Club is a PGA Championship Links course set in landscapes grounds. It was opened in 1993 and was created by Steve Smyers. Its hillside location stretches over 7,200 yards and 100 ft elevated changes.
LOCAL AMENITIESWithin 2 minutes of the villa the is a 24hr Wal-Mart with internal bank and car servicing facilities, 2 more banks, various supermarkets and eating establishments.

Terms and Conditions

Every attempt has been made to use clear and concise terminology in the terms and conditions. If any terminology has been used which is not fully understood please contact us for clarification.

1. Bookings are valid and dates guaranteed after, the booking form has been completed, returned, and the appropriate deposit has been paid.

2. The person who signs the booking form certifies that he or she is authorized to agree to the terms and conditions for all persons including those added or substituted at a later date. The signatory must be a member of the party occupying the property and must be over 21 years of age.

3. A deposit of 10% must accompany bookings, which is non-refundable. The balance must be paid eight weeks prior to departure.

4. If the client wishes to cancel the booking they should advise us immediately. The owner will be entitled to retain any payments already made or the balance of hiring charges as follows:
· 30-60 days notice = 50% of the rental charges.
· Less than 30 days = 100% of the rental charges.
(Refunds are available if a suitable replacement is found)

5. In the unlikely event that circumstances beyond our control necessitates the cancellation of the rental agreement, we reserve the right to cancel any booking at any time.

6. The client agrees:
· To pay full cost of any breakages, losses or damage to the property.
· To take good care of the property and leave it clean and tidy at the end of the holiday.
· To report any loss or damage immediately to either the management company or ourselves.
· To permit the management company reasonable access to carry out maintenance, cleaning or repairs.
· Not to sublet or share the property with others without prior consent.

7. We accept no liability for the loss of mains services or failure neither of appliances, nor for the actions or omissions of persons who may control supply of mains services, nor the actions in the vicinity of the property by any authority over which we have no control.

8. The property is available after 4.00pm on the day of arrival and must be vacated by 10.00am on the day of departure. Any additional time requested will be at the discretion of the management company.

9. We do not accept liability for any injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The client is responsible for taking out adequate travel/holiday insurance.

10. We do not accept liability for injury, loss or damage caused, or for any such claim by a third party as a consequence of the actions by the client and other people during the period of the let.

12. Pool heating will be switched on either the night before or during the day of arrival and may take some time to heat up to optimum temperature. Having ordered pool heating, the owner who is not responsible for the weather and, if the weathers warmer than expected, pool heating still has to be paid for. The solar blanket must be used when the pool is not in use and during the night.

13. As owners of the property, we, our servants or agents, will not be liable for any loss or delay occasioned by any of the following: strikes, riots, political unrest, war or the threat of war, terrorist activities, industrial disputes, fire, flood, technical/weather problems to transport, aircraft, closure of airports, or any other event beyond the owners control.

14. The maximum occupancy is 8 persons for the villa and is determined by the authorities within strict guidelines for fire safety. Please note that contravention of the above will render your booking void, all moneys paid will be forfeited and you will be asked to leave the villa immediately without any further compensation.

15. Strictly no pets or smoking are allowed in the villa at anytime. Please not that contravention of this will render your booking void and all moneys will be forfeited.

16. Our villa is situated in a quite residential area consisting of about 50/50 rental homes/US families. It is a condition of the rental that you should be considerate in your behaviour and keep the noise levels to a reasonable level so as not to disturb our neighbours.









17. Please note that Southern Dunes have a strict garbage collection service. Please read and adhere to the local collection rules in the welcome brochure at the villa. Failure to do so will incur any fines issued, to be paid by the guest occupying the villa at the stated time.

18. Complaints: we sincerely hope you do not have any!… but in the unlikely event that you wish to register a complaint during your holiday, contact the property management company immediately and follow this up with a letter. Give a copy to them and send us a copy on your return.

WE STRONGLY ADVISE ALL OUR GUESTS TO TAKE OUT TRAVEL INSURANCE FOR YOUR WHOLE PARTY, WHICH INCLUDES CANCELLATION CHARGES COVER (UK GUESTS ARE ALSO ADVISED TO TAKE OUT A POLICY WHICH INCLUDES MEDICAL COVER) AS SOON AS YOU HAVE BOOKED ANY PART OF YOUR HOLIDAY OR VACATION. IF YOU CHOSE NOT TO DO THIS, YOU NEED TO BE AWARE THAT YOU WILL PERSONALLY BE RESPONSIBLE FOR PAYMENT OF ANY CANCELLATION CHARGES WHICH MAY BECOME DUE.
