Our brand new luxury villa is located at Tuscan Hills, the new prestigious, gated resort in Davenport on the US 27, just one mile from the intersection with the US 192. The I4 can easily be reached and provides direct access Southwest to Tampa (70 minutes) and Northeast to the centre of Orlando and the Airports (Orlando airport 30 minutes, Sanford airport 55 minutes).

The development is of Mediterranean style with communal amenities including a club house with gym, child’s indoor playroom, tennis court, sand volley ball court, large lounge, covered lanai and palm garden.

Our beautiful, spacious villa is a 4 bedroom, 4 bathroom (3 en-suites) detached property built to the highest standard which can easily accommodate 10 adults and boasts its own private screened pool and jacuzzi spa, which can be fully heated (charges apply).

Welcome to our stunning, brand new, spacious, luxury villa on the prestigious gated resort of Tuscan Hills.

Beautifully furnished throughout, the villa comes complete with all the facilities you would expect from a Disney dream holiday, including a full games room, high speed internet connection, air conditioning, cable television, games console, DVD, CD player, fully fitted kitchen and laundry with all towels and bed linens provided.

Designed for the whole family to relax after a fun filled day at the attractions or by the pool, the family room is fully furnished to the highest standard. You will also find cable TV, DVD, VHS and CD players. The more formal living room includes a sofa which can easily be transformed into a queen sized bed. The spacious dining room, adjacent to the kitchen, can comfortably seat 6 for either formal or casual meals.

Tuscan Hills in Florida, is just 12 minutes drive from Disneyworld . The development is of Mediterranean style with communal amenities including a club house with gym, child's indoor playroom, tennis court, sand volley ball court, large lounge, covered lanai and palm garden.

Then when relaxing by the pool becomes too much, there are a host of major attractions close to the villa including Disneyworld, famed for its enchanting Magic Kingdom, but also featuring the Epcot Centre, MGM Studios, Animal Kingdom as well as Typhoon Lagoon and Blizzard Beach. Other local attractions include, Sea World and Discovery Cove, Universal Studios, Islands of Adventure, Water Mania, Busch Gardens, Kennedy Space Centre and many more.

There are also many prestigious golf courses within easy reach including Disney's Eagle Pines, Southern Dunes at Highlands , and the Greg Norman designed Championship Gate course. Vibrant resorts are also within easy reach on both Atlantic and Gulf coasts, should the sea and sand beckon.

Facility	Description
Family Room	Designed for the whole family to relax after a fun filled day at the attractions or by the pool, the room is fully furnished to the highest standard. You will also find cable TV, DVD, VHS and CD players
Living Room	The more formal living room includes a sofa which can easily be transformed into a queen sized bed. The pool area and all ground floor rooms are easily accessible from the living room with stair access to first floor bedrooms.
Dining Room	The spacious dining room, adjacent to the kitchen, can comfortably seat 6 for either formal or casual meals.
Kitchen and Nook	The fully fitted kitchen is equipped with all the latest modern appliances such as cooker, large American fridge freezer, dish washer and microwave. There is also a casual dining area in the nook.
Master Suite	The ground floor master bedroom suite is sumptuously decorated and furnished with a queen bed and dresser. It has a walk-in wardrobe and a luxurious and spacious en-suite bathroom. You also have your own direct access to the pool area from this room.
Bedroom 2	This room has two single beds with plenty of storage space in the walk-in wardrobe.
Bedroom 3 (Second Master Bedroom)	This room is again furnished to the high standards of the ground floor master suite and contains a Queen sized bed, with walk-in wardrobe and luxurious en-suite bathroom.
Bedroom 4	A further two single beds can be found in this room which also has an en-suite bathroom. Once more ample storage space is provided by a walk-in wardrobe and drawers.
Loft Area	The landing area (loft) is casually furnished with easy chairs – a great area for the kids to hang out. There is a TV, together with a Playstation2 and a selection of videos, as well as various board games. The loft provides access to a further three bedrooms and a bathroom.
Garage / Games Room	Access to the garage can be gained from the utility room where a games room is situated offering pool, table football, air hockey and electronic darts.
Pool, Spa & Deck	What better way to end a hard day round the theme parks, than relaxing by the extra large 26ft by 13ft pool, which can be fully heated at an additional daily charge of £10. The area is furnished with superb chairs, a table and sun loungers. We have a selection of pool toys to keep the children (and adults!) entertained but if that sounds too strenuous, then why not lay back in the luxurious Jacuzzi spa! The pool and spa is surrounded by a large, paved patio area with a sun shaded lanai – perfect for ‘al-fresco' dining. There is also a pool side bathroom. For your comfort and safety, the pool is serviced weekly. There is an alarm system to the pool area to ensure child safety. Access to the pool area can be gained from the family room, living room and master bedroom suite
