About The Manor House Florida Villa
This executive Florida villa features state-of-the-art living, 4 bedrooms, 2.5 bathrooms, swimming pool, and themed children's twin room. Set in an up and coming resort area, South of Disney, it backs onto a natural lakeside and conservation area. We are only 10 minutes South of Disney World.

Our Florida family home, built on a premium lot, is one of the largest in the Sanctuary subdivision of the West Haven development in the ChampionsGate area, South of Disney in Orlando. It is currently the closest residential community to Greg Norman's ChampionsGate Golf Resort, with its 36-hole award winning course, making it a much sought after location. The major theme parks are easily accessible. The large extended poolside offers complete privacy and is surrounded by side fencing, tropical planting, overlooking a natural lake and beyond to the forest. The luxury patio furniture together with the gas barbeque are ideal for alfresco dining.

Our Orlando villa offers over 2250 square ft of fully air-conditioned flexible living space. It comprises of 4 large double bedrooms including Pillowtop King Mastersuite, with sun balcony over lanai, 2 double bed suites and a Winnie the Pooh themed twin room, 2 spacious sitting areas, a dining area and a breakfast room. The upgraded leisure pool and deck measures 36' x 15', is fully screened and has an integrated spa/jacuzzi. The pool and spa can be heated if required. The pool and spa have coloured lighting which you can change to suit your mood.

The villa has luxury facilities and equipment to attend to all your likely holiday needs including a large screen plasma HDTV, Bose 3-2-1 Home Theatre CD/DVD system, cable TV in the bedrooms and free internet and email access with a computer in one of the bedrooms. There is a broadband wireless network in the house, which is encrypted for your security. Quality prevails throughout from décor and upgraded furnishings to the limited-edition prints and original artwork. You will not be disappointed with your choice of villa. NEW for 2007 - an upgraded garage games room with foosball table and mini-basketball.

Family RoomThis large room with entertainment centre. HDTV plasma screen TV, CD/DVD player, BOSE 3-2-1 Home Theatre System, VCR player. Cable modem and wireless base station. There is a large collection of books, CD's, DVD's and magazines for your use during your stay. If you wish to add to our collection for the enjoyment of other guests, please write a message on the inside of the cover of the book so we know who to thank.

KitchenYou will find all the usual equipment you will find at home. Apart from the usual cooker, microwave, fridge and dishwasher, there are many smaller electrical items to make your stay more comfortable. An electric kettle - for that perfect cup of tea in the morning. A smoothie maker - whip up a quick healthy snack with fruit, juice and ice. There is a full range of crockery, unbreakable mugs for the pool area, cutlery and pots all of which can be washed in our large dishwasher.
Breakfast NookRound glass topped table with settings for 4 people. Great for breakfast in the morning sun, overlooking the pool and conservation area.
Master BedroomFeel at home in our luxurious pillow-top king bed, with cable TV and Storehouse chair for reading a book in the morning sun, cooled by our Bali remote controlled fan with mood lighting. It also has large walk in closets.
Bedroom 2This is our Winnie the Pooh themed twin room for young children. Alternative bedding is provided for guests who do not wish to have children's bedding, changed over by our managers, please request a change when booking. There is a combi cable TV/VCR with children's videos.
Bedroom 3A large double bedroom with a lighthouse theme and walk in closet.
Bedroom 4This large double bedroom is situated at the front of the house and has a large cable TV and fan light. It has a maritime/dolphin theme
LaundryThis separate laundry room has a large capacity washing machine and separate tumble dryer. Iron and ironing board.
Games RoomGarage games room with Foosball and mini-basketball.
Pool & SpaThe extended pool deck is equipped with coated decking which will keep feet cool and has a wonderful much sought after outlook over a conservation lake. The upgraded pool measures 30' x 15' and is a leisure pool, never deeper than 6 feet. The pool and spa can be heated if required and have underwater coloured illumination. Pool heat is recommended from October through to May. The entire area is fully screened to keeps out flies, moths etc. while still letting the sun in. For your convenience, there is a gas BBQ available for your al fresco dining.

Will we have to bring bed linen/towels etc.?
The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required.
Do you have any facilities for small children?
The villa is not equipped for very small children. There are safety alarms fitted on the patio doors to prevent children venturing out to the pool un-detected. Although the pool is a leisure pool, there is no safety screen to prevent young children from falling in. We therefore urge vigilance when staying with young children. A travel cot/crib is provided for infants.
Do we pay extra for any of the equipment in the villa?
Absolutely not! We offer a state of the art computer with 24 hr free internet access, a barbeque and a range of lilos and pool toys, all of which are included in the price of the villa.
Are there any medical services nearby?
Hopefully you will not need this, but for peace of mind there is a walk in medical centre at the Heart of Florida Hospital 8 minutes away or a walk in centre in front of the Wal-Mart store at Haines City.
Are there stores near by?
The villa is minutes away form a Publix supermarket, open from 8am to 9pm daily. There is a Walmart at Cagans Crossing, North on US27 above junction with 192 and a Wal-Mart superstore 10 mins drive south on US 27 at Haines City.

Terms & Conditions

Booking
The sending of the on-line booking form confirms your acceptance of the terms and conditions set out below and as may from time to time be changed and shall be binding on all persons stated on the booking form. Each booking will be confirmed by the owner, as soon as possible after receiving the booking form and deposit and only on receipt of this confirmation by you will the booking be treated as confirmed. Once the owners have confirmed the booking to you and you have paid a deposit, the named person on the booking form will be responsible for the total rental price of the property, as agreed on the confirmation. The remaining balance of the agreed rental cost must be paid 12 weeks prior to your departure. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply.

Security Deposit
The sending of the booking form confirms your acceptance to pay for any damage of any kind caused by your occupancy of the property. The cost of repairs and/or replacements will be deducted from your security deposit prior to the return of the balance. The security deposit will be fully refundable 2-3 weeks after your departure from the property, providing there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs by our agents or excessive use of electricity (caused by leaving external doors open with the air conditioning on) the named person on the booking form will be held responsible for all additional costs which exceed the security deposit.

Cancellations
Providing the owners receive written notice of cancellation not less than 12 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. It is the responsibility of the signatory to ensure that the signed cancellation letter reaches the owner. Email cancellations are not acceptable. The reservation deposit will be forfeited. If the cancellation is received after 12 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).

Responsibilities
All persons stated on the booking form are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors, topping up of pool water (as required) and ensuring the security alarm is activated whenever the property is unoccupied. At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy. It is the guest's responsibility to notify the management company immediately of any sudden equipment failure so that reasonable action can be take to rectify the situation.

Party Size
The maximum capacity that our villa is licensed for is 10. Everyone occupying the property must be listed on the booking form, including small children. This is Florida state law and must be adhered to. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. No pets are permitted. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults. The property is fully licensed for short-term rentals in Florida. The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid.

Smoking/Pets
For the safety and comfort of all our guests smoking is not permitted within the property. No pets are allowed.

Liability
The owners and the management company of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the pool is entirely at the user's own risk. Children must be supervised by responsible adults at all times when using the pool. Glass or crockery is not permitted within the pool area. The owners or management company cannot accept any liability for any loss of rental time due to travel problem, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. The owners and the Management Company cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests. If the pool heater cannot reach optimum temperature due to adverse cold weather conditions the owners or the management company cannot accept liability.

Arrival and Departure
The villa will be available for occupancy from 4.00pm on the date of arrival and must be vacated by 10.00am (prompt) on the day of departure.

Insurance
It is a condition of the booking that all members of the Party are covered by travel insurance which carries adequate protection against delays and cancellations, and has adequate medical insurance for the USA, and for your luggage and personal belongings.

Force Majeure
The owner or the management company accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or construction in progress within the community, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond our control.

Owners Access
The owners or their management company shall be allowed access at any reasonable time during your stay.

Law
This conduct is subject to and shall be construed in accordance with the laws of England and Wales and all parties hereby submit to the exclusive jurisdiction of the English and Welsh Courts.

Code of Conduct
Westhaven is a residential community. The actions of all members of your party should not interfere with the enjoyment of either other holidaymakers or the residents of Westhaven. Please do not use the swimming pool, play loud music or engage in any activity which may cause inconvenience to your neighbors after 10.30pm or before 07.30am. In the event that any member of your party behaves in a way that is likely to cause distress, danger or annoyance to any other holidaymakers, residents of Westhaven or damage to any property, the owners or their management company reserve the right to terminate your rental agreement immediately and forthwith. The owners or their management company will not be liable for any costs you will incur, nor shall we pay any compensation, nor make any refunds due to this action. The Home Owners Association stipulate that RVs are not allowed in the community.
