First word's out my mouth "wow" we honestly didn't know what to say the villa is out of this world it's immaculate, modern , bright and massive.
The villa is in a gated community so safe and secure well kept and in a quiet location off the main road you feel tucked away yet so close to everywhere Disney is no more than 15 mins away Wal-Mart close by and eateries galore if your a foodie.
The villa has a lake out the back which is gorgeous so much wildlife to see which is amazing the pool is fab to cool off or chill which we loved and to sunbathe too.
The villa will not disappoint you it is a must stay the Beatons have a gorgeous home and they clearly cherish it as anyone would and should.
We have been back over a week and have the Disney blues hence why we have had to rebook and the Beatons villa has been booked by us again we cannot thank Michelle and Ian for letting us stay in their villa they have made memories for my family and I and that is what life is about we are now counting the week's and day's until we make more their villa is special and will leave you wanting to return.

Beaton Villa Review

This is the second time we (group of 4 young adults) have stayed in the Beaton Villa. I can not express how amazing this villa is, and how beautiful & ultra modern it is!

The communication between ourselves & Michelle/Ian was easy, very pleasant and they couldn’t do enough to ensure we had an amazing stay both times!

Now back to the most important thing..... the villa!
I honestly can not express to anyone how impressive this villa is. It’s ultra modern, clean, spacious, and the view..... wow! The view over the lake whilst you are laying in the sun or chilling out in the pool/jacuzzi is absolutely stunning... and can not be beat! Hand on heart, this is the most amazing villa any of us (we have all visited Florida on numerous occasions before) have ever stayed in. Yes.... there are other houses backing onto the lake, however... you do not feel overlooked at all, and even if you did, everyone is so friendly and welcoming, you wouldn’t care anyway, the community the villa is housed in is gorgeous!

Although you are away from all the hustle & bustle Kissimmee has to offer, you aren’t far enough away from all the amenities (shops, restaurants etc) that a quick trip in an Uber (which does not cost an arm & a leg) doesn’t fix!

Anyway.... if you are thinking of staying at this beautiful villa, book it! I promise you, you would not be disappointed! The 4 of us are already looking forward to stay number 3 next year, and we haven’t even finished stay number 2 yet ??

Our family has rented several different homes over the years, but this is the nicest experience that we have had. I highly recommend this home to anyone looking for a clean, quiet and modern home for their vacation rental.

The home is large and in EXCELLENT condition. The owners (Ian/Michelle) have clearly spent a considerable amount of time (and money) keeping this home in like new condition. My family loved the Swimming Pool, Jacuzzi and playing Billiards and Air Hockey in the game room.

The location is just far enough away from Hwy 192 to be away from the crazy traffic in Kissimmee/Orlando.

If you do stay here, I promise that you will not be disappointed...and will likely find some new friends. The communication with Michelle and Ian is so good that you will feel like you are part of the family by the time you are done.

My family can't wait until next do this again.

Compared to the many villas we have previously stayed at, this one is by far the best. It is clear the owners take great care with the upkeep of the villa-the attention to detail and quality of decor is testimony to this. As a family of five, we found the villa to be extremely spacious and very well resourced. The swimming pool and spa area is simply gorgeous, with relaxing seating for all! From the moment we stepped in, we felt at home!
The villa is extremely well located and safe. We spent many hours in the games room whilst waiting for the females in the family to get ready! Thank goodness for that- it kept the boys occupied well......

The owners of the villa are also great. Michelle kept in regular contact both before, during and after our visit. This is a particularly nice touch to the whole experience.

We will definitely book this villa again. I just hope it is available when we need it because to be honest, nothing else is going to come close....

From the moment we walked in the door we realised we had struck upon a gem of a property for our 2 week stay. There were only three of us but this place would have no problem accommodating the advertised 8. The master bedroom was huge with a very large comfy bed. The shower in the on-suite is nearly the same size as our bathroom at home. Good sized fridge to stock the holiday beer and the pool area is gorgeous. As it was April we had the pool heated which meant we could have a hot Jacuzzi, this was the business! Excellent communication with the owners Ian and Michelle who were very helpful during our stay. If you have 8 or less in your party, I highly recommend this villa!

Stayed here Feb.2017.with two teenages and 4 adults it was perfect for relaxation after a long day at the parks. The games room came in real handy to chill in the evenings.Michelle gave us perfect instruction on how to get there and was only a text away if we needed anything (which we didn't) everything was very well maintained, pool area, bedrooms, bathroom etc Overall a very enjoyable experience.

Where is the Villa Located?

The Villa it situated within the Cumbrian Lakes Community, Off highway 192, onto Poinciana Blvd.

How Many people can the villa sleep?

The Villa can sleep 8 people in Beds, we have a cot to sleep a baby, and also a sofa bed in the Garage that can (and must!) be located within the villa to sleep 1 extra adult or 2 small children.

What amenities does the Florida Holiday home have?

The villa is a fully furnished ‘home from home’ with a Washer and Tumble Drier, 2 Sets of Bed sheets for each Bed, 2 Large Towels per person and 1 Hand towel. The kitchen is fully equipped, and Plastic Cups and plates are provided for use around the pool area. There is a Large Tv in the Lounge and smaller Tv’s in all the bedrooms, There is a vacuum, Iron and Ironing Board, plus a Hairdryer.

Who do we contact if there is a problem in the Villa?

Our local management company, details are provided in the welcome folder in the property.

Do we need to pay a security Deposit?

Yes a Deposit of £300 or $400 is required at the time of Payment, this will be returned once the villa has been inspected for Damage.

Is pool Heating Included in the Rental Cost?

No unfortunately not, heating is extra, for Pool and Spa £100 Per Week,

How do we Pay?

Payment can be made direct to the Owner in either GBP or USD.

Can we Fish in the Lake?

Yes of course!– Fishing is permitted in the Lake next to the Villa, However you will need to purchase a licence. These can be purchased very easily from any Walmart Superstore, at approximately $17.

About Beaton's Cumbrian Lakes Villa

The Villa sleeps eight people and the rooms have been designed to offer maximum flexibility, two of the bedrooms offer twin beds which can be themed or used for adults, one of the bedrooms has a queen size bed, and the main bedroom has a huge king size bed. We have full dining room and separate breakfast bar and a fully kitted out games room with a slate bed pool table & an electric air hockey game with a 40" smart TV.

Outside on the extended deck there are plenty of tables and chairs for al-fresco dining. We have sun-loungers for relaxing around the pool and gazing over the beautiful view of the lake . There is a lanai, an outside area with a ceiling fan providing shade and shelter. We also have a very useful pool side toilet and shower for rinsing off in the sunshine!

All the bedrooms have a flat screen wall mounted TV with access to Free local telephone calls plus, wireless broadband included.

The villa is only a short 20 minutes drive from Orlando International airport and directions will help you easily find our holiday home in Kissimmee when you first arrive.

Cumbrian Lakes, is an executive gated community, is conveniently located four miles from the 192 in Kissimmee, about 10 minutes drive from Disney. Set in a conservation area of 120 acres, the homes are surrounded by beautiful landscaping with lovely lakes providing a haven for wildlife. There is a nature trail around one of the lakes together with a communal children's play area.

Whilst the community provides a safe, quiet location in which to relax after a busy day at the theme parks there are lots of shops and restaurants only a short drive away on the 192. For additional security in the home there is a CCTV camera covering the main outside entrance which also records audio, so when you are out of the property for the day you can relax in the knowledge that any activity will be recorded.


Living Area
The spacious open plan living area, comprises a luxurious brand new furnished lounge and dining area capable of seating 8 guests along with a fully equipped kitchen and utility area.

The lounge is equipped with a home theatre system comprising 50" Smart HDTV & DVD. Free local telephone calls plus wireless broadband included.
Kitchen, Pantry & Laundry
The kitchen is fully equipped with everything you may need including a huge fridge freezer, oven with ceramic hob, microwave, coffee maker, even a four slice toaster, as well as a comprehensive range of cooking and serving utensils.

And the massive pantry offers a full laundry service including a large washing machine, tumble dryer, iron and ironing board.

The king size room has en-suite facilities including bath/ shower, walk in closet and a separate seated dressing table area.

Their is a 32" wall mounted smart HDTV and double patio doors leading out onto the pool area.

The queen bedroom has a wall mounted flat screen TV, ceiling fan and is set up with a Jack & Jill en-suite shared with one of the twin bedrooms so you can keep a close eye on the little ones and have your own private annexe if sharing with another family!

There are two bedrooms with twin beds which can be themed for children or used for adults,

Whilst one twin shares the Jack & Jill ensuite with the Queen bedroom, the second twin bedroom is next to the main bathroom so access will never be a problem.

Owners Terms & Conditions

Terms and Conditions of Booking

Your initial booking made by telephone or e-mail will be held for 7 (seven days) until the signed booking form and non refundable payment is received. Once we have banked your cheque we will send you a confirmation of booking and receipt for your deposit The booking form (we will email to you) must be completed and signed by the (lead booker). The submission of the completed and signed booking form shall be deemed to constitute the acceptance of the terms and conditions and reservation and payment procedure by the party leader and shall be a warranty by the person so signing that that they have the authority to act on behalf of all persons named on the booking form including any substitutions or additions by any subsequent agreed amendments to the reservation. The Terms & Conditions and payment procedures will apply to all forms of reservations without exception, even in the event that the reservation form is not completed or submitted by a client or has not been received by the owners of the property by telephone or verbally that necessitates immediate commitment.


The signing of the booking form or receipt of cheque for deposit by the party leader confirms the acceptance of the terms and conditions set out and shall be binding on the person(s) booking and intending to occupy the premises (or any subsequent amendments to this list) No parties of guests who are all under the age of 21 will be accepted No pets accepted For the comfort of guests our home is strictly non-smoking, including outside on the patio area. To ensure comfort, security and peace of mind, our home is registered with the state authorities and is in full compliance with all relevant legislation. Stays of 5 nights or less will incur an additional cleaning fee of £95 sterling. The villa is available for occupancy from 1600 hours, local time. Departure time is 10.00 am unless otherwise agreed with ourselves. Vacating after 10.00am will incur a charge of £50 until 3pm, and after 3pm equivalent to one day’s accommodation. This cannot be agreed by the Management company. There are fire alarms situated around the villa. Any tampering of these alarms will result in a deduction of £30 sterling/$45 US dollars from your security deposit All local, national and international calls are free of charge (to land lines only). An itemised bill is received; guest will be charged for any calls to mobile phones or excessive use of this service, if in doubt please check coverage with owners or the management Company before use. All bed linen, towels (excluding beach towels) are provided for you to use.

Payment Details

A non-refundable deposit of £300 sterling per stay is due within 7 days of your initial reservation, to be sent with the completed booking form. On receipt of your deposit we will bank your cheque and wait for clearance, following which we will send out a confirmation of booking to you We understand that very often departure flights are late in the day and that guests would prefer to check out later than 10am. In these circumstances a nominal fee of £50 will be charged to cover the extra costs incurred during the day, extended check out time is 3pm latest. Guests should check at the time of booking whether it is possible to have an extended check out time, as at busy times it may not be possible. Payment of the balance is due in full, TEN WEEKS prior to your arrival date. After bank clearance of your parties’ final payment, an information pack will be forwarded to you. A Refundable security deposit of £300/$400 US dollars is required at the same time as the final balance All cheques should be made payable to IJ & ML Beaton. Bank transfer is also possible to either a UK bank or US bank (contact us for details)

Terms and Conditions of Booking Security/Breakages

A refundable security deposit of £300/$400 US dollars is required at the same time as the final balance. This security deposit of £300 sterling/$400 US dollars will be repaid to your party by cheque/bank transfer, within 30 days of your departure, providing the local management company have reported no breakages and you have returned the key as requested. We check the inventory prior to your arrival and after your departure and will advise of any faults. These may include additional cleaning costs for spills, stains etc. A charge of up to £35 sterling/$50 US dollars may be made where there is excessive rubbish for removal by the Management Company after your departure. We retain the right to retain the security deposit (either in full or part) to cover breakages, damage or non return of the key. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required. The AC (air conditioning) system can be damaged by allowing the internal temperature of the villa to increase over 82 degrees. This can be caused by leaving external doors open too long or by opening & closing them too frequently. Please treat the external doors & AC as you would your freezer at home and keep the doors open for a short a time as possible. Damage to the AC unit caused from misuse will be chargeable to the guest. The villa front door key must be left in its security lock box each time you leave the property. The loss of the door key will result in a charge of £150 sterling/$225 US dollars from your security deposit You will be provided with one key for the villa. In the situation that you lock yourself out, you are to phone our Management Company and they will allow you re-entry into the house. Unfortunately you will incur a small charge (payable at that time)for their service depending on the call out time ($25 US dollars in office hours, $100 US dollars out of office hours) The client is held responsible for any damage or breakages that may be caused to the property, its contents and also any items in the inventory during your stay. All damage and faults caused or found at the home must be reported to our Management Company at the earliest opportunity We reserve the right to pursue a quest to recompense for any and all damages caused which may exceed the value of the security deposit within 14 days of being served notice of this Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Spoiling and contaminating food left uncovered can attract insects very quickly. Any added costs for pest control services incurred from lack of care in this may be passed to you.

Safety and Security

Due to State Fire Regulations under no circumstances may more than the maximum number of persons identified on the Booking Form occupy the property Children must be supervised at ALL TIMES whilst in the pool area and should be supervised in the games room/toys area Glass is NOT permitted in the pool area. Plastic plates and cups are provided.

Swimming Pool & Spa

The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the pool, spa and villa. It is your responsibility to ensure that children are always supervised properly in and around the pool and spa area. The Pool security fence must be left in place at all times. If pool and/or spa heating are required there is an additional charge. The owners can not guarantee the temperature of the pool and spa as this will vary according to the climatic conditions at the time. Pool heating cannot run 24 hours a day due to the noise generated by the system, this will disturb you and our neighbours. Therefore pool heating will only run during the day, winter months will be 10 hours, other times of the year will be 6 hours. Guests are not permitted to touch the pool heater controls. The owner or management will not be held responsible for electrical or mechanical failure of pool heating equipment other than a whole or partial refund of any extra fee that has been charged to heat the pool. No compensation for loss of pool heating will be paid


The owners or their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the pool, spa and villa It is your responsibility to ensure that children are always supervised properly in and around the pool, spa and inside the villa at all times.

Complaints or Dissatisfaction

In the unlikely event of a complaint during your stay please contact our Management Company immediately If the matter cannot be resolved, you should contact the owner, in writing, within 14 days of the end of the rental period. If the problem has not been reported, as requested to the Management Company, the owners cannot accept any responsibility.

10 to 6 weeks prior to arrival date = 50% of the total charge

Less than 6 weeks prior to arrival date = 100% of the total charge

Deposit is non refundable upon cancellation. Failure to pay the final balance by the due date (10 weeks prior to arrival) may result in the loss of the booking and deposit. If we do not receive payment we will endeavour to contact you, the guest, but if we receive no payment or communication, then unfortunately we reserve the right to cancel the booking and retain the deposit. If you do have a problem, PLEASE contact us as soon as possible to discuss the matter.

We STRONGLY recommend that all guests take out good quality holiday, injury, medical and cancellation insurance cover at the time of booking.

Cancellation by the Villa Owner or Management Company

In the unlikely event that personal circumstances of the accommodation necessitate cancellation of the booking we will refund any monies paid by the party (without interest, compensation or consequential loss of any kind). However our Management Company will always help us seeking to relocate your booking to a villa of a similar standard.

Force Majeure

The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damage, events or changes caused by Force Majeure, e.g. strikes, industrial action, floods, closure of airports, weather conditions, war, act of god, health epidemic, or any other events beyond our control. No refunds will be issued in the event of a force majeure event, please ensure you have adequate insurance to cover all eventualities.


LIABILITY – The property is privately owned and neither the owners nor the management Personnel accept any responsibility whatsoever for personal injury, accidents or loss of damage to personal effects, however caused. The owners and their agents reserve the rights of entry at any time (includes such workers as pool maintenance, gardeners etc) Whilst all information supplied in the information pack and the web site is deemed to be correct to the best of our knowledge, it is understood that the information supplied is for guidance purposes only and does not form any part of the contract.


The contract is subject and shall be constructed in accordance with the laws of England and the parties hereby submit to the exclusive jurisdiction of the English courts.
