Terms and conditions
Your party must treat the property, furniture, fittings, utensils and additional facilities with respect and care. Any loss or damage must be reported immediately to the management company.
Guests voluntarily assume all liabilities and risks related to the exposure & spreading of COVID-19 and assume all responsibilities’ in maintaining proper preventive measures such as maintaining social distancing, use of face masks and gloves as well as proper handwashing or use of hand sanitiser. It is the responsibility of those using the villa to provide their own masks, wipes or hand sanitizers.
We as owners of this villa, reserve the right to withhold any monies from the damage deposit to pay for any loss or damage caused to the property or its contents by any member of the party and further pursue guests for any damages not already covered in the damage deposit through the legal system in the State of Florida. This contract is held between the property owners and the party leader who must sign and date the booking form accepting all terms and conditions on behalf of all persons named on the booking form, including those submitted, substituted or added by agreed amendment of the booking. This contract will be validated when you have paid a deposit we have accepted and confirmed your booking in writing. The lead guest accepts these conditions on behalf of all the members of the party, only persons named on this booking form are entitled to use the property.
1. Arrivals and departures: Arrivals at the property will be from 4pm local time (unless otherwise advised to you in writing). An early check in may be accommodated by prior arrangement for an additional $50. The property must be vacated by 12pm on the day of departure; any unauthorised late check outs will be charged a full day’s rental from refundable damage deposit.
2. Cancellations: Any cancellation or amendment of the booking must be in writing and will be subject to the following charges:
Cancellation more than 8 weeks prior to arrival – full deposit refund
Cancellation from 4 to 8 weeks prior to arrival – 50% refund of deposit
Cancellation from 6 weeks or less prior to arrival – a full payment will be taken from the invoice total
PLEASE NOTE: ANY AMMENDMENTS TO BOOKING DATES (WHERE POSSIBLE) WILL BE SUBJECT TO A $25 ADMINISTRATION FEE
Force majeure: The owners of the property and their servants and agents will not be liable for any loss or delay occasioned by the following:
Strikes, Riots, Political Unrest, Hostilities, War or threat of war, Terrorist activity, Closure of airports or any other event beyond the owners control.
3. Damage Deposit: A damage deposit of £250 or $300 will be held on the owner’s behalf against any loss or damage occasioned by the use of the property by the parties to this agreement. The damage deposit will be fully refunded within 14 days of vacating the property after a satisfactory status report has been received and the keys returned to the owners or agents.
4. Damages and loss: The owner, Dunes Property Management and their agents will not be held liable for any loss or damage to personal property, personal injury in the property or its surrounding areas. It is highly recommended that all guests hold appropriate travel insurance for the duration of the trip, to cover all eventualities such as delays, cancellations, accident, sickness (Medical insurance for the USA, as medical care is extremely expensive), and loss of luggage, personal belongings and damage.
5. Swimming pool: This property has a swimming pool and the owner’s with Dunes Property Management and agents DO NOT accept any liability for injury caused as a result of the use of the pool and the surrounding pool deck. Guests are specifically requested to never allow UNSUPERVISED CHILDREN to use the pool. Please take extra care when the pool deck is wet as this becomes very slippery, take caution when walking from the pool area to inside the property as tiled floors when wet, are extremely dangerous.
6. Please advise us at time of booking if you or anyone in your party have any allergies to cleaning products. This is particularly important as some guests may have an allergy to the chemicals used in cleaning the pool, which is done on a weekly basis. If we receive adequate notice at time of booking, we can use neutral cleaning agents as an alternative.
Cleaning and housekeeping: The balance to be paid includes a full clean of the property prior to your arrival and after you have departed only unless otherwise stated. If you require cleaning or housekeeping during your stay other than what is included above a special request must be made and an additional fee will be applied. The property must be left in an orderly state and all kitchen utensils must be washed. Should the property require extensive cleaning on your departure then the owner or the booking agents reserve the right to withhold any monies from the damage deposit to pay for the clean? Our villa is cleaned and sanitized before arrivals and after all guest departures, and all contact cleaning is done using EPA approved disinfectant’s.
7. Complaints and problems: Any immediate complaints or problems relating to the accommodation booked must be done as soon as possible to give us all an opportunity to solve problems. After departure, if no solution was found complaints should be in writing to the management company Dunes Property Management within 24 hours of anything arising. Unless a valid reason is given and accepted then the owner, property manager or booking agents will not be held responsible for any complaint that was not registered with the property manager during the stay.
8. Climate and insects: All guests are hereby made aware that Florida is a tropical climate and is the home of many insects. All homes are treated on a regular basis to repel unwanted insects but inevitably they occasionally find their way inside homes. They are best eradicated by spraying them with the appropriate product.
9. Pool temperature: Pool heat is charged as an optional extra and we do not guarantee water temperatures.
10. Construction: The applicant and their party are hereby made aware that many subdivisions may be under new home construction. The owner, Management Company or their agents do not accept any responsibility or be liable for complaints arising to noise from any construction during your stay.
11. The owners, Dunes Property management and their agents will not be held responsible or liable for any loss or delay caused by conditions over which they have no control, for noise disturbance from anywhere within the rental vicinity.
12. Only those persons identified on the booking form are authorised to use the property. The management company must be made aware of any changes to the original names listed on the booking form. The max number of guests in this villa is 8 with the conditions that all persons must sleep in the beds provided. The maximum occupancy limits shall be 2 persons per separate enclosed bedroom, persons who stay overnight in a unit shall be considered as occupants of the unit irrespective of whether or not they are listed as occupants on the rental contract for the unit, this is within the guidance of the Florida Department of Business Professional Regulations. Any breech in these occupancy laws will forfeit the security deposit.
13. NO PETS ALLOWED (any unauthorized pets found in the home will be subjected to a fine deducted from damage deposit)
14. NO SMOKING IN THIS PROPERTY; except outside poolside
Please note that there is a £250 or $300 damage deposit required, this is held against either a credit card or by payment with balance due, and will be fully refunded once the home has been checked for any damages, missing items or breakages upon departure. Please note that NO MONEY will be taken from a credit card unless damages have occurred.

We will automatically confirm your booking in order to provisionally block your required dates; however, only on receiving returned booking form followed by deposit can this be truly guaranteed
Please make sure you have adequate travel insurance to cover all eventualities(such as delays, cancellation, accident, sickness medical insurance for the USA), luggage, personal belongings and damage:follow entry requirements as per your country of residence. This may include filling Airport Pre-Departure forms or proof of negative covid19 test results.All members in your travel group may require an up to date passport.
We reserve the right to refuse admittance if these conditions are not met. Failure to comply will render the booking void and no refunds will be paid.Villa household rules apply and must be complied with to guarantee security deposit refund.
