Wow Wow and Wow, what a stunning villa!

Steve and Lorraine were amazing and hassle free from beginning until the end and nothing was ever a bother for them.....even when you ask a million questions lol! The villa is situated in a perfect location for some peace and quiet after a hard day at the parks and had everything we needed and more to assist on holiday with 3 kids under 4 (and 2 over 50!!Lol). All parks and amenities weren't too far away via an easy drive on the 192 or I4.
We didn't choose to take pool heat as wasn't sure if we would make good use of it however after a long day at the parks the pool was a welcome cool down for everyone.....our boys loved splashing around!
Thanks to Steve and Lorraine for making this part of our holiday easy going and so enjoyable. We will definitely be back!

We loved our stay at this fantastic villa . We were only going to stay 2 weeks but really loved this villa so stayed 3 weeks , it had everything you could need in a home from home environment . The owners were fantastic helping us through the recent Hurricane Irma . Keeping us well informed and checking on us daily . The Villa is in a great location parks, shopping etc all close by . Beautiful private pool and spa . We felt very safe in this villa in a very secure gated community . We will definitely be coming back again soon.

What a wonderful home-from-home

We spent five nights at this wonderful villa. We were calling it home after the second night. It’s in a quiet residential gated community and so peaceful at night time. The pool is lovely and every area was spotlessly clean. We made great use of the games room. And we enjoyed being able to spread out in the evenings. The villa is spacious and well equipped and it feels well loved. I’d love to return some time.

Fab holiday home. It really felt like a home to us. My kids all loved the pool and the space to spread out in the evening after a day out.
We loved the decor. It felt fresh and clean and modern and well loved.
The little things like loads of fresh laundered towels. Good quality bed linen all added to the feeling of being taken care of.
The area is a quiet residential area. Very peaceful at night. It’s within easy access of the theme parks and has a very handy Publix two minutes away.

We are 10 miles to Disney heading North on highway 27 and the US-192 which will take you approximately 13 minutes to travel there.

How far are you to Universal?

We are approximately 25 miles to the Universal parks heading South on highway 27 and then taking the I-4 which will take you approximately 30 minutes to travel there.

What do we do about bugs in Florida?

With Florida being a warm state, you are going to experience bugs during your visit - they love the warmth as much as we do! Whilst we do carry out regular pest control and maintenance in and around the home, you may experience visitors during your stay. Any pest issues can be reported to our Management Company. Please note that pests are 'controlled' not 'eradicated' and they are persistent, hence the term 'pests'! We want you to enjoy your holiday as much as possible and appreciate you reporting any issues to our management company for them to address. Our pest control company may carry out a visit during your stay to keep on top of them - if they advise us before arrival, we will obviously inform you of their visit. However, this is often subject to last minute scheduling and therefore we may not always have advance notice to inform you. A calling card will be left by the company.

What should I bring to wear and what will the weather be like?

Orlando is known for sudden thunderstorms with heavy downpours in the rainy season between June and September. You may want to be prepared with light rainproof jackets and umbrellas to carry in case of a sudden downpour, especially in the parks.

August through October is hurricane season which can bring strong winds and heavy rains.

Winter months can still be warm but you may want to be prepared with warmer outer clothing for the evenings and visiting air conditioned shopping centres!

Why do we have to pay pool heating and why is it charged extra?

Some people don't use the pool, or don't mind if the pool is not heated - this is why it is charged as extra and not included within your villa rental fees. (As new holidaymakers to Florida in the past, we stayed at two villas during July and August and weren't aware about pool heating so never requested it. We found it was comfortable and even welcoming during the hot days!).

Lots of guests will be on days out for the majority of their holiday and therefore won't be making use of the pool and then may make the decision not to include pool heat as they won't be benefitting from it on a daily basis.

Unfortunately, electricity is expensive in Florida and as home owners we will pay up to 13% tax on pool heat which is a direct cost to us.

The daily cost charged also includes pool maintenance which ranges from weekly pool cleaning and repairs and maintenance needed throughout the year. We have recently had the pool and spa area totally re-skimmed to remove staining which went into thousands of dollars to carry out to ensure the full enjoyment of our guests.

Pools lose heat in the air and is harder to keep warm when the external air temperature is lower. Sadly pool covers aren't always used effectively by guests which contributes again to loss of heat to the pool. Another reason why some guests choose not to include pool heating.

We require our management company to attend our villa prior to arrival to ensure the pool heating is switched on and the water is able to heat for arrival. Then then need to return upon departure to switch the heating off. All management companies will make a charge for this service.

Should something go wrong with the pool heating during our guests' stay, there will be a call-out fee by the engineer to attend site and ascertain the problem prior to fixing it. This is an additional cost which needs to be allowed for and factored into our costs.

It is generally felt that people would welcome the pool heating NOT to be included in their accommodation fees, especially if it was something they wouldn't choose to include themselves.

Please note that the spa is heated alongside the pool.

Our villa is a privately owned Executive+ 4 bedroom, 3 bathroom villa with private Pool and Spa. It is furnished and decorated to a high standard, full size slate bed pool table, air-conditioned and equipped with everything you will need to have an enjoyable and relaxing stay in Florida.

Surrounded by countryside and orange groves, the villa is located on the gated community of The Manors North at Westridge, just off the US Highway 27 between Highway 192 and the I4 and only 15 minutes from Disney. It is a perfectly positioned base for all your holiday needs with a Publix supermarket, Restaurants and Banks only 3 minutes away.

Davenport benefits from many local amenities, as well as being 15-20 minutes from the big Orlando Attractions. With fabulous destinations either side of you, you will be spoilt for choice!

Your villa is within a 2 minute walking distance of a local pizzeria which also serves salads, pasta and fried food - either eat-in or takeaway. There is also a local store for your basic provisions.

3 Minutes north of the villa on US Highway 27 is Berry Town Centre which includes everything you could need including Publix, Applebee's, iHop and other shops and eateries. With lots more restaurants to cater for all tastes as well as a Walmart all within 10 minutes of the villa, you have everything on your doorstep!

Owners Terms & Conditions


~ You must ensure you read the information folder within the villa upon arrival ~

Every attempt has been made to use clear and concise language in these terms and conditions. If any terminology has been used which is not fully understood, please contact the owners for clarification before you sign the booking form. By signing the Rental Booking Form, you are agreeing to the conditions contained therein & the Booking Terms and Conditions for 428 Buckingham Circle detailed below.

1. Bookings are valid after:
a) The booking form has been completed in full & signed & received by the owners and;
b) The appropriate deposit has been paid and;
c) The Owners have confirmed the booking in writing to the Client
d) The required Security Deposit has been paid to the owners

2. The person who signs the Booking Form certifies that he or she is authorised to agree the Booking Terms and Conditions on behalf of all persons included on the Booking Form. The signatory must be a member of the occupying the property & must be 21 years of age or over. Bookings cannot be accepted from parties of young people under 21 years of age & for single sex groups or party bookings.

3. A deposit of 20% of your total holiday cost must accompany bookings, which is non-returnable. The balance must be paid eight weeks prior to the commencement of the holiday.

4. The Security Deposit of £250 must be paid by to the owners with your balance payment. A full refund will be given within 21 days as long as any key(s) are returned, there is no damage or loss & these Terms and Conditions have not been breached. Relevant deductions will be made as detailed. (Security Deposit amounts for 2019 onwards will be reviewed during 2018).

5. Pool & Spa Heating must be requested at the time of booking at £20 per day (pricing reviewed on a regular basis). This cost ensures the pool & spa are heated to an adequate temperature. Should pool heating not be requested or paid for, the owners cannot be held responsible for the pool temperature during the stay. Pool heating cannot be requested retrospectively. Due to the size of the pool, if the weather temperature is less than 15 degrees below the maximum pool heat temperature the pool water temperature will decrease. The spa is suitable for smaller children but they must be supervised at all times in the pool area (current fees apply to 2017 & 2018).

6. If the guest wishes to cancel the booking he or she should advise the owners immediately by a confirmatory email. The owners shall be entitled to retain all payments already made (except the Security Deposit) & to recover, if not already paid, the balance of the hiring charge as follows: 4-8 weeks prior to check-in - 50%, at least 4 weeks prior to check-in - 25%, less than 4 weeks - 100%.

7. In the unlikely event that circumstances beyond the owner’s control necessitate the cancellation of the rental agreement, the owners reserves the right to cancel any bookings at any time & will only be liable to refund monies already paid by the Client.

8. The guest agrees:
a) To pay the full cost of any breakages, losses or damage to the property (The owners or their Management Company will be sole arbitrators on cause of damage or loss);
b) To take good care of the property & leave it in a clean and tidy condition at the end of the holiday;
c) To report any damage or loss immediately it is discovered to the landlord’s Management Company in Florida;
d) To permit the owners or Agents reasonable access to the property to carry out maintenance if necessary - regular visits are made by Pest Control & Pool Cleaning companies. We will endeavour to let you know if they will be visiting during your stay but this is not always possible due to last-minute scheduling. Pest Control will leave a calling card.;
e) Not to sublet or share the property except with persons nominated on the Booking Form.

9. No liability is accepted by the owners for loss of main services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of mains service, nor any actions taken in the vicinity of the property by any authority over which there is no control by the owners.

10. The property is available from 4pm on the day of arrival & must be vacated by 10am on the day of departure. Should the guest exceed the check-in and/or check-out times, additional day charge(s) may be made (as the owners deem reasonable), which will be deducted from the security deposit.

11. The owners do not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The Client is responsible for taking out an adequate insurance policy(ices) to cover all risks. This waiver is also applicable to people visiting the property during as guests of the Client(s).

12. The owners do not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Client(s) & other people during the period of the let.

13. Clients may use the villa swimming pool at their own risk. They should always observe the safety rules listed in the information & safety book held in the home. The pool does not have hand rails. Weekly pool maintenance takes place in the private villa pool and they may be in attendance during your stay but will only access the property externally.

14. The Westridge communal pool is unheated & unmanned. All facilities on the Westridge site are the responsibility of the HOA & not the villa owners - any issues will be forwarded to the HOA but the owners are in no way liable for any site issues, maintenance, cleanliness or otherwise. Use of all facilities are done so at your own risk & the villa owners accept no liability. The owners have no responsibility for the management of Westridge resort or the condition, availability or management of any of the communal facilities available therein. However, should you find any aspect of the resort less than standard, please feed this back directly to the owners for them to liaise with the HOA.

15. Access to the site’s Clubhouse may be done via the proximity card/key tag which is located inside the villa. The guests must ensure the tag is returned to it’s location after each use, & upon departure ready for the next guests. Loss or damage to the card/key tag will be chargeable at £20 & will be deducted from the security deposit. You must advise the Management Company immediately if the card is lost or damaged. Should the card not be in the villa upon your arrival, please advise the Management Company as soon as possible.

16. With Florida being a hot state, you will experience pests at some point during your holiday. Whilst every care and control is taken to avoid pests in the home in the way of regular pest control, they cannot always be avoided, only controlled. Any pest issues must be reported to the Management Company. Pest Control may access the villa during your stay but the owners will endeavour to pre-warn you of this, unless it is a list minute scheduling on their part. The company will leave a calling card if they have visited.

17. Clients must never turn the Air Conditioning unit down to its lowest setting, as this can cause it to freeze & an engineer must be called out to correct the problem. If this does happen & an engineer is required, £100 will be taken from the the Security Deposit to cover this charge. Doors & windows should be closed when either heat or cool conditioning is in operation. When a front, pool, patio or garage door is left open, the air conditioning will shut down. When closed the air conditioning will start up again. If you feel a change in temperature in the house please check that the doors are closed.??18. All client vehicles must be parked on the the owners’ driveway. The Manors Westridge HOA does not allow any vehicles to be parked on the street, grass verges or at the end of driveways - any parked in this way will be towed by the HOA at the client’s full cost. Also, Trailers, Boats, Commercial or Recreational vehicles are NOT permitted anywhere on the Community & any vehicles of this nature found parked at The Owners/Community will be given 48 hours notice for their removal before these vehicles are towed away. All charges & costs are to be paid directly by the guest, along with any fees levied to the owners or property due to misuse. Charges must be paid directly by the guest and do not form part of the rental agreement costs.

19. The tenants shall dispose of all waste material generated during the rental period in a lawful manner & put the trash in the bins provided, leaving out on the designated collection day. Guests are cautioned not to leave rubbish outside for long periods of time because it attracts animals. Please do not leave anything in the pool at departure. All worksurfaces should be cleaned regularly after food preparation & food secured away in cupboards or fridge to avoid encouraging pests. Kitchen bins should be emptied regularly and closed securely.

20. No pets of any kind to be brought into the premises.

21. No smoking of any nature, including vapes, inside or outside in the pool area. Should any illegal substances be consumed within the premises, your stay & this agreement will be terminated & no refunds will be given.

22. The owners shall provide towels, linens, cups, knives, forks, spoons, dishes & other items as commonly used in day to day use. Toilet paper, soap, dish detergent, laundry soap & other consumables are to be purchased by the guest. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the guest arrives, the guest is free to use them. Please note that this is a self-catering villa.

23. Guests expressly acknowledge & agree that this Agreement is for transient occupancy of the property & that guests do not intend to make the property a residence or household.

24. You may experience outages which are outside of our control. Should this occur, please contact the Management Company. No refunds or compensation will be given for any outages.

25. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.

26. There shall be no refunds of rents for shortened stays, ruined expectations due to work, family emergencies or other commitments.

27. Guests agrees that fireworks & other hazardous materials shall not be used in or around the property.

28. Guests agree not to access the ‘owner’s closet’, even if unlocked.

29. The property has fire alarms installed & they are believed to function properly at the time of rental. Guests will notify management company without delay if a fire alarm ‘chirps’ or has a low battery condition.

30. Guests are advised that there is no carbon monoxide detector on the property & accepts the risk involved in not having one. However, there are no gas heating installations in the house. All heating & cooling systems inside the house run on electricity.

31. Guests shall see to their own security while in the property by locking doors, windows, garage doors etc. when it’s prudent to do so. The Home Owner Association (HOA) is responsible for the resort walls, gate & security and is not controlled by the owners. The tenant must ensure that the front door & rear doors are securely locked upon each departure. Failure to do so will mean they will be liable for any costs for damage or theft due to failing to secure the villa.

32. Valuable items left behind by the tenant will be held for the tenant & every reasonable effort will be made to contact the tenant for return. Any postal costs shall be payable by the guests. If items are not claimed for longer than 4 months they shall become the property of the owners. The owners shall not be held liable for condition of said items.

32. Cable TV is provided & service level has been chosen by the landlord. No refund of rents shall be given for outages, content, lack of content or personal preferences within regard to cable TV service.

34. High speed wireless internet is provided as a convenience only & is not integral to the agreement. No refunds of rents shall be given for outages, content, lack of content, speed, access. Problems, lack of knowledge of use, or personal preferences with regard to internet service.

35. It is strongly recommended once flights & villa is booked to take out your holiday insurance to cover all aspects of your vacation.

36. You must ensure you review the information folder provided within the villa upon your arrival so that you are aware of all information for your safety & convenience. Please be aware of the call-out charges which you will be liable for should the call-out not be deemed as an emergency or of an urgent nature. If any maintenance issues are experienced (ie failing batteries or lightbulbs etc), please leave a note in the ‘Maintenance Book’ provided in the villa, for the management company to address upon your departure.

37. For bookings of 18 months or more in advance, costs may be subject to a small increase to allow for possible inflation on supplier costs. This increase will be capped at a maximum percentage of 10% on pool heating costs & 5% on villa hire costs.

38. The owners reserve the right to amend or update these terms & conditions on a regular basis as they see fit. E&OE
