So I’m finally getting around to sending this email!!

I do have an ulterior motive, but first, I wanted to say thank you for such a wonderful base at villa AJ. I can honestly say it is the most well kept villa we have stayed at in all of our years staying in Florida. We brought a few things with us and bought a couple of things while we were there which we added to the villa!!

My other motive is to ask for a quote for dates next year…shorter stay as it’s a possible additional trip ??, could you let me know the price for **/**/23- **/**/23 please?

Just thought I would drop you a line to tell you...we are heartbroken!!!! - having to leave your wonderful villa and of course Florida.
We thoroughly enjoyed our stay in your immaculate home, and that's an understatement. Perfect home , perfect location your villa has everything!!! Can't praise it highly enough .Thank you so much, loved every minute.

What is the travel time from the airport?

Orlando International Airport is about 35-40mins drive,
Sanford Airport is about 60mins drive.
Directions supplied.

How long does it take to get to the Theme parks from the Villa?

World Drive, which leads to all Disney parks, is within 15 mins drive.
Universal and Islands of Adventure are 25-30mins drive.
SeaWorld is 20-25 mins drive.
Busch Gardens is 55-60 mins drive.

How much is the deposit?

The deposit is £250.00 for UK guests or $350.00 for US or Canadian guests.

Can the Spa be heated to be hotter than the pool?

Yes, the Spa can be independently heated like a Hot Tub.

How far is the nearest supermarket?

There is a Publix within 3 mins drive from our villa. Also at this location are Chinese & Pizza takeaways and other eating establishments. There is also a Convenience store at the entrance to Westridge along a good Pizza Restaurant.

What is the Security Deposit?

This is not paid in advance. When you register at our Management Company they will take details of an active credit/debit card (up to a Max of $300.00). This will ONLY be used if any of the 'Terms & Conditions' have been broken.

Do you have to use Toll roads to get to the Theme parks from your Villa?

No, The only time you will need to use the many Toll roads in the area is travelling from and to the Airport.

Can I pay for Spa heat only?

Yes, We give a large price reduction if you just pay for Spa heat. (Ideal in the Summer months when you don't need pool heat but wish to sit in Hot Spa in evenings).

Located on the established residential community of Westridge, just off Hwy 27 and situated about 20 minutes from Disney's World Drive. Our subdivision has its own communal area with a swimming pool, floodlit tennis courts, soccer pitch and a children's play area, all within 2 minutes walk from the Villa. We have provided sports equipment for your use on this sports area.

Villa AJ is not only ideally located for the Theme parks but just 3 mins from a major Supermarkets, 7 mins from a Walmart. Less than 10 mins from numerous Restaurants and Take-away establishments. The Premium Outlets shopping center is just 25mins away. Kissimmee Old Town is also under 20mins away.

There are numerous 9&18 hole golf courses within a short drive from the Villa. I can give assistance on booking the best courses at great prices.

After a hectic and exciting day in the Florida theme parks and other attractions, where better to unwind and relax than in your very own private luxury home.

On arrival forget key collection just tap in the code to open the key-box situated next to the front door (emailed prior to arrival).

Our luxury, fully air conditioned, villa has 4 bedrooms (2 en-suite) and 3 bathrooms. As well as cooling during the hot summer months the air conditioning can be used to heat the villa during the cooler winter periods. You can enjoy your own south facing private screened heated swimming pool and separate hot spa. The spa can be heated separately to be at 10 degrees hotter than the pool, (additional cost for pool/spa heating via efficient Gas Heater). You can also pay for Spa heating only during the Summer months. All this is in a covered patio/lanai with a shaded seating area for outside dining. The pool is not overlooked and in a very quiet area.

For the young ones, there is a cot, high chair and push chair available for your use.

All bed linen and towels are provided.

At certain times of the year this is our home and we therefore take an extra pride in its maintenance, decor and general condition. To this end we employ a nearby Management Company to look after the day to day running of the property, they are only a free telephone call away and are there to help you and to ensure that everything is in order.


The floodlit pool (24ft x 19ft) with optional gas heating, slopes from 3ft to 6ft deep and, whilst steps lead into the water at the shallow end, the deeper end incorporates an underwater seat for you to relax in the sunshine.

You can also make use of the outdoor heated spa situated alongside the pool. The underwater lights make swimming after dark even more enjoyable. There is direct access from the pool to a bathroom and shower.

Our pool and hot spa are GAS heated. Gas being much more efficient than electric or solar.

For your children's safety, there are pool alarms on all the doors giving access onto the lanai to alert you if your child tries to access the pool area.

Luxury Patio furniture is included, with recliners, chairs and a table, along with a Gas BBQ for all your Al-fresco dining. There is also a ceiling fan outdoors under the lanai which will help to keep you cool on those extra hot days.

The villa is wheelchair friendly having wide doors and situated on one level.
The entrance foyer leads into the first of two comfortable living rooms. This first sitting room is spacious with a 46'' LCD TV connected to Roku, PlayStation 2 and DVD player. Numerous Games and DVDs are provided. There is also a Boombox to play your CD's or to dock your iPod.
A telephone is conveniently situated in the living room. Free calls to US and Canada are inclusive (Calls to UK & Europe NOT included).
High Speed Wi-Fi also included.
The main living room (Family Room) is larger and tastefully decorated to a high standard, allowing you to sit back and relax in the new luxury reclining suite & pleasant surroundings.

It has a lovely view over the pool. It is equipped with a large (55") Smart TV with Roku (Streaming system), featuring scores of channels, plus a Blu-ray DVD Player. There is a selection of over 50 film DVDs for your enjoyment.

A library of books and some family games are provided for those quieter evenings. This room also has large patio doors that lead out to the screened pool and patio area.
The formal dining room, with solid oak furniture, leads off from the first living room and is adjacent to the kitchen. The Nook is a smaller dining area with a circular table next to the kitchen, and overlooks the pool area. There are bar stools at the breakfast bar too, to give you more choice of where you dine.
The kitchen has undergone a makeover over the last few years, having new counter-tops, sink, facet(taps) and door fronts fitted. It comes fully equipped with modern appliances, a full sized cooker and hob, built in microwave oven, dishwasher and a large side by side American fridge/freezer with ice making facilities.

Smaller appliances include a kettle, 4 slice toaster, blender & coffee maker. Crockery, cutlery, cooking utensils and a host of other kitchen gadgets are supplied to ensure that there is everything you need for your cooking and dining requirements. Plastic plates and glasses are provided when using the pool area.

A Utility Room, where you will find a washer and tumble dryer, is situated between the kitchen and the garage(Games Room). Also stored here is an ironing board and vacuum cleaner for your use.
The garage has been converted into a Games room with an 8ft Pool table, Foosball table (Bar football to us Brits) and Dartboard for your enjoyment, (Not all suitable for small children).
MASTER BED 1 (en-suite)

The first master bedroom has a beautiful king sized bed, a remote controlled 32'' LED television with Roku (Streaming device), alarm clock radio and a ceiling fan.

This room has patio doors that lead you directly out onto the lanai and pool area. There is a large built-in wardrobe providing you with all the space you need and a SAFE for your passports etc.

The en-suite has a large walk in shower, a separate bath and his & hers vanity basins. A hair dryer is also provided.
MASTER BED 2 (en-suite)
Bedroom sleeps 2 with Queen bed

The second Master Suite, with external alarmed access via the en-suite bathroom leading onto the pool side, has a queen size bed, a large built-in wardrobe, side tables with reading lights, a wall mounted LED TV with Roku, alarm clock radio, ceiling fan and en-suite facilities.
BEDROOM 3 - Disney Twin

Bedroom three is a twin bedded Disney themed kids room and has a wall mounted LED TV with DVD player, and ceiling fan.

Owners Terms & Conditions

Rental Terms and Conditions for VillaAJ.

1. Self-Catering - All rental properties are self-contained. You are responsible for purchasing food, paper goods, cleaning supplies or other necessities you require during your stay.
2. Trash – Weekly Trash pickup is posted in the vacation home. Trash must be in a sealed trash bag and placed in the bin at the end of the driveway for pick up. Trash must be removed from inside the home at departure and put in sealed trash bags. $25 will be deducted from your security deposit for excess trash removal after your departure.
3. Spills & stains on the carpet & furniture: If you spill something please clean it up quickly. If you do not clean up the spill you will be responsible for having the stain removed; all charges will be deducted from your security deposit.
4. Departure Checkout Time: 11AM (unless otherwise agreed). We must have time to ready the house for the next guests. All keys assigned must be left in the lock box. If keys are missing there will be a charge deducted from your security deposit to replace the keys and locks. Late departure will result in a charge to your security deposit. There are no refunds for early departures.
5. Smoking Policy: NO SMOKING OF ANY KIND IS PERMITTED IN OUR HOME. Cigarette smoke lingers in a home forever; many people are offended by the smell of smoke. The owners & all following guests would appreciate you honoring their wishes by smoking outside. If you insist on smoking in our house a minimum of $250 deodorizing fee will be deducted from your security deposit.
6. Refunds on Breakdowns: No appliances are guaranteed. There will be no refunds on appliances, power, water, telephone, cable, toilets, pool heaters, pumps or any item on the rental property due to breakdown. All homes are kept in good working order & any breakdown will be repaired a.s.a.p. Defects or faulty appliances should be reported to our management company immediately.
7. Excessive Electrical Use: Please keep all sliding glass doors, pool doors, front & back doors, entrance doors, bedroom windows, kitchen & bathroom windows closed while the air conditioner is on. Air conditioners can run 24 hours a day all year round. Please keep the temperature set between 77-80 degrees. AC set below 75 degrees can freeze up the unit. Any repair costs will be deducted from your security deposit.
8. Maximum Number of Occupants – Under State Law the maximum number of occupants is 8 persons (9 if one is under 3 yrs old). Homes are not to exceed the maximum allowable occupancy. For your safety Maximum occupancy is strictly enforced. Renters defying the maximum amount of persons will be asked to move to a larger size home or homes that will accommodate all guests in your party; the increased rental rate will vary depending on the size of the home or homes needed. If guests are not willing to move, they will be evicted and will automatically forfeit their rental fee as well as their security deposit.

9. Noise Pollution – Please, no yelling or screaming (you do have neighbours). Westridge community has a noise ordinance after 10:00 PM.
10. No rearranging of the Furniture or Bedding: this is strictly enforced. If you disregard this request your security deposit may be charged.
11. In House Instructions: The home is equipped with an "In House Guide Book" that explains use of appliances, blinds, garbage disposal and also has important phone numbers available for your use. Please review the Guide.
12. Pool/Window Alarms: DO NOT DISABLE OR DISARM ANY ALARM ON ANY WINDOW OR DOOR LEADING TO POOL AREA. If any alarms are tampered with batteries missing or any type of misuse, your security deposit may be charged.
13. Weather: Florida can have extreme weather conditions. Neither Sunbrite nor the owners can be held responsible for any weather condition adversely affecting your stay.
14. Bugs: Florida is in the tropics therefore we do have bugs; do not leave food on counter tops or in the pool area. Clean up all spills immediately. Do not eat in the bedrooms. Do not leave wet dirty clothes on the floor. Use an appropriate bug spray. Excessive bugs report to Sunbrite Property Management.
15. Garage/Games room - The garage is not to be used for vehicles. Young children are not allowed to use the pool table. The use of any of the equipment is at the guests own risk. Any injury caused as a result of using this equipment is again at the guests own risk. Any equipment used should be left in the condition you found it. If damaged please replace for next guest. Any damage not repaired/replaced will be charged against your security deposit.
16. Linens, Towels & Ironing: DO NOT wash your personal items with any of the towels or linens in this home. Wash towels & linens separately. Do not iron on bedding, tables, counter tops or the floor. Use the ironing board only. DO NOT leave excessive dirty towels on departure. Excessive laundry (more than 3 loads of towels) will result in a charge to your security deposit.
17. Linens/Towels: Inventory of all items has been taken & will be checked on departure. Stained, bleached or missing linen, towels, face cloths, hand towels or tea towels will result in a charge to your security deposit.
18. Toilets: DO NOT use an excess amount of toilet paper. Do not flush paper towels, feminine items or diapers/nappies down the toilet. There is a plunger in the house if needed. If there is a problem, call the Sunbrite immediately. If maintenance determines the plugged toilet is a result of excess toilet paper or any of the "do not flush" items above, you will be charged a minimum of $50 for a call out fee to unplug the toilet.

19. Absolutely nothing is to be removed from this property at any time for any reason. NO EXCEPTIONS. By disregarding this request you will forfeit your security deposit.
20. No mobile home sleeping units, trailers or boats are permitted at our home: You must put these items at a proper storage unit.
21. Parking: ABSOLUTELY NO PARKING ON THE LAWN. All homes have an in ground irrigation system. Parking on the lawn can damage this system. If you disregard this request you will your security deposit will be charged.
22. Sunbrite Property Management & the Owners of this property are not responsible or liable to renters for any loss or theft of the renter's personal property, rented property, accidents, injury or damage, that may occur during your stay; nor are we responsible or liable to renters for any loss due to weather conditions, road conditions or loss of recreational activities that may occur during your stay. USE THE SAFE.
23. Pool Screen Enclosure/Pool Equipment: DO NOT BOUNCE BALLS IN THIS AREA. This may tear, rip or damage the screen/netting or break the outside lights; you will be responsible for all damages. Any damage to solar pool cover, any & all other pool accessories including drain covers in pool or spa; your security deposit will be charged.
24. Pets: No pets allowed – sorry.
Sunbrite Property Management & the Owners reserve the right to refuse service to anyone renting these properties.
