Additional Information

All rates are inclusive of end of stay clean, Sales Tax, and all utility bills (Electric, Water,etc).

Minimum stay is 7 nights.

UK rates are £520 per week/£75 per night all year round.

USA Rates are $675 per week/$98 per night all year round.

Special Rate for bookings of one calendar month or more - £1560/$2025 per month.

We accept Sterling Cheques, UK bank transfers, US Dollar Checks or Paypal in either Sterling or US Dollars. Paypal payments will incur a charge of 3.4% as this is charged to us.
Sorry - we have no facilities to accept credit or debit cards, but Paypal allows payment by credit or debit cards as well as bank accounts.

BOOKING AND INITIAL DEPOSIT
A deposit of £300 or $375 is required on confirmation of booking. As soon as this is received the calendar will be updated for the period requested. A confirmation booking email will be sent. If you need to cancel, please let us know as soon as possible. If we are able to rebook the whole of the period, we will refund the deposit less an admin charge of £50 ($75). No refunds will be made if we are unable to rebook. The deposit will be held as a Security Deposit and will be fully refunded when the property has been checked. The full payment for the booking must be paid within 6 weeks of the start of the period booked.

SECURITY DEPOSIT & CLEANING
As shown above a refundable deposit of £300 or $375 will be charged when the booking is confirmed. This will be held against damage, breakages or if the property is left excessively dirty. The cost of cleaning is included in the rental and you are only expected to leave it in a reasonable condition. The security deposit will be returned as soon as the property has been checked. Small unavoidable breakages will not be charged.

ADDITIONAL CHARGES
All rentals are fully inclusive of electric, water, pool maintenance and sales tax. Renters may be charged for incidents arising from their negligence – i.e. toilet blockages due to foreign objects or excessive toilet paper.

All phone calls within the US are free but calls to other countries, including the UK, are not allowed. Telephone cards are available at the local Walgreens and these are much cheaper than normal international calls. Alternatively, cards such as Mobile Caller available on the internet can be topped up as needed and used to make calls.

All normal TV channels are free but ‘On Demand’ and any other TV pay services will be charged.

We stayed here for four weeks .It suited us ideally as it was close to a number of golf courses . The accommodation was extremely comfortable and the pool was perfect , A small selection of restaurants and shops are close by including a Publix Supermarket . Other excellent restaurants were located at Hudson beach , a short distance away . We thoroughly enjoyed our time at Palm View and would happily return .

Al I would like to say a Big Thank You for making our holiday so enjoyable in your lovely Villa, it's a real home from home & you have done everything to make staying there a pleasure..
Everything was so clean & the villa is well stocked with all you could need.
We hope to get there again in the not too distant future..

Very dated kitchen I. Need of refit and new appliances
Pool area grubby , towels old and some soiled
Owner declined to communicate after first complaint
Trash was never collected
Good location for golf, restaurants & beaches

Following your review we installed a new Frigidaire Refrigerator/Freezer, a Bosch Dishwasher, replaced all towels and some other small kitchen appliances in October 2016.

I'm sorry you felt we did not communicate as after phoning immediately I also followed this up with 4 further emails to try and resolve the issues.

The trash was collected - it was the recycling that was not, but I understand from a neighbour that you then put it outside their house but unfortunately they do not participate in the recycling pick up. (Trash is collected twice a week but recycling only twice a month.) I have followed this up with the company and will continue to monitor it.

We have also arranged for cleaning to be done just before guests arrive as any strong winds can blow debris into the pool area.

Hi Al

Just wanted to thank you for our stay in your lovely villa - we returned home Tuesday and already wishing we were back.

Your friend Yvonne was amazing, when the washing machine broke down, she didn't only come and pick up my soaking washing to finish it off, she then dried and folded it all - she is a little gem! The machine was then repaired within a couple of days. Please pass on my thanks once again.

Palm View is environmentally friendly with a SOLAR HEATED POOL and has high speed wireless and wired internet access with TVs in the Family Room and the Master Bedroom..

We are situated on a corner plot and most of the homes nearby are occupied by permanent, friendly U.S. residents from various States, making this a very pleasant and safe area to stay in.

Palm View is located on the Fairway Oaks Community which is a quiet residential area in Hudson. Within walking distance to shops and restaurants (including Publix supermarket, Fantastic Sams hair salon, Wendys, The Brits Pub, Rams Family Restaurant and Subway). It’s approximately 3 miles from Florida’s Gulf Coast.

Situated on the Fairway Oaks Links Golf Course in Hudson (open to visitors) this area is ideal for golfers wishing to relax in the sun. The local beach has two recommended restaurants – Inn on the Gulf (their Fish ‘n Chips are really good, as are their steaks) - and Sam’s Bar which is right on the waterfront.

Numerous shops within easy reach including a 24 hour Wal-Mart, Target, Best Buy, J.C Penney, Bealls Outlet, and many more along US highway 19.

Tampa Bay airport and Clearwater beaches are about 40 minutes’ drive and Disney and Orlando are 2 hours’ drive away.
Tarpon Springs – a predominantly Greek sponge fishing area – is 30 minutes’ drive and there are numerous very good restaurants here.
Other attractions within easy reach are Weeki-Watchee Springs State Park and Homosassa Springs where you can see Manatees, Alligators and many other animals.
You can also take a relaxing boat ride along the river to watch the wildlife.
Fairway Oaks also has a variety of wildlife with many bird species, including Woodpeckers, Cardinals and Sandhill Cranes which occasionally wander around Fairway Oaks.

Rooms

Living Room/Lounge
Situated at the front of the property this room has three ‘Floridian style’ sofas and is ideal for just relaxing in the peaceful surroundings.

Family Room
This room has a 42" HDTV and a DVD player and looks out onto the pool area which is accessed via sliding patio doors. This room also has two leather sofas and a ceiling fan. It also has an electric organ for those who like to tinkle on the ivories.
Breakfast Area/Dining Area
Adjacent to the family room and the kitchen, this area seats 4 people and has a roof skylight to let the sun shine down onto the dining table. There is also an overhead light above the table for evening dining.
Dining Room
Adjacent to the Sitting Room, Master Bedroom and Kitchen, this overlooks the pool area towards the rear of the house, with French doors leading out to the pool area.

Comfortably seats 6 people, with overhead lighting above the table for evening dining and there is a wired internet connection here which can be used instead of the main one in the Master Bedroom.
Kitchen
The central kitchen is surrounded by the dining areas, the Family Room and the Sitting Room.

It is fully equipped with an electric cooker, microwave, toaster, coffee maker, refrigerator/freezer with plumbed in ice maker, dishwasher, waste disposal, etc. and is conveniently laid out in a ‘U’ shape. There is a telephone in here for free US calls (please see T&Cs for other calls).
Utility/Laundry Room
Equipped with a Washer & Dryer and a large utility sink, this room leads into the double garage that has an electrically operated door which can be opened and closed from inside the garage.
Master Bedroom
Bedroom sleeps 2 with Queen bed

On the whole of the left hand side of the house is the Master Bedroom and en-suite Master Bathroom.

The bedroom has a luxurious Queen Size bed with a new (2016) Sealy Posturepedic mattress, laminate flooring and a view over the pool. There is also a wall controlled ceiling fan for your added comfort

There is a TV in this bedroom and it also houses the cable modem for wired internet access and the cable TV box. A cordless telephone is available for free US calls (please see T&Cs for other calls).
En Suite Master Bathroom
Bathroom with Bath, Stand Alone Shower, Sink and Toilet

The bathroom has a large walk in shower together with a large corner bathtub. There are His & Hers basins with a full width mirror above them, Also a WC and a large walk in closet.
Bedroom 2
Bedroom sleeps 2 with Twin bed

This room has 2 single beds, a walk in closet, and a wall controlled ceiling fan.
Bedroom 3
Bedroom sleeps 2 with Double bed

Bedroom 3 has a double bed and again there is a wall controlled ceiling fan and a walk in closet
Guest Bathroom
Bathroom with Bath, Overhead Shower, Sink and Toilet

The Guest Bathroom has a bath, an over bath shower, a single basin with vanity unit below and WC.
It is between Bedrooms 2 and 3 in a short corridor area on the right hand side of the house.
Screened Porch & Pool Area
The pool faces west and is SOLAR HEATED ONLY. This area has non-slip pavers on the floor and is fully screened with a large roll up sunblind.

There is a door on each side of the pool area giving access to the garden.

The covered lanai area also has a ceiling fan for added comfort when dining alfresco. It has a glass table and 6 chairs,, 2 sun loungers and 2 plastic chairs - and is accessible from either the french doors or the sliding patio doors from the family room.

There is an electrical outlet point here also.

The property only sleeps a maximum of 6 people, so if your party is larger than this we cannot accept your booking (although we may be able to liaise with another owner to split between 2 houses in walking distance).

The pool is SOLAR HEATED and therefore the temperature depends on the time of year and the strength of the sun. PLEASE DO NOT EXPECT IT TO BE VERY WARM IN THE WINTER MONTHS.

The owners do not accept any liability for loss, damage, personal injury or death however caused. Renters must take care whilst on the property to ensure that nobody (particularly young children) does anything to cause themselves or others harm. Hazardous conditions exist in all properties (e.g. climbing on furniture, etc) and it is the renter’s responsibility to ensure that everyone in their party behaves sensibly and with care. We reserve the right to decline any booking where we have reasonable cause to believe that their conduct may be unacceptable.
Children must be supervised around the pool area for safety reasons.
Glass/china items should not be used on the lanai/pool area.
The use of this property is entirely at the renter’s risk and your booking will only be accepted on these terms.
