Welcome to A Happy Potter's Place. Our vacation villa has 4 bedrooms 3 bathrooms 2 of which are en-suite, making it ideal for 2 families. The villa has a pool and spa with "FREE POOL HEATING" in December 18 and January 19, fully equipped kitchen with dishwasher, cooker, microwave & fridge/freezer, coffee maker etc.
All the bedding & towels are supplied for your convenience.

Additional Information

The Refundable Deposit will be returned on confirmation from our Management company that no damage has been caused. Minimum Rental period is 4 Nights & any stay will incur a £95 cleaning charge.
To reserve the Villa we require £100/week reservation & Full Payment 8 weeks prior to arrival date.
We accept Cheque or Bank Transfer. We can accept payment through Paypal allowing you to use a cridit card but we ask you pay all Paypal Fee's.

We (2 adults & 2 children 14yrs & 12yrs) stayed in A Happy Potters Place for 3 weeks in April 2017. We had a wonderful 3 weeks holiday, which was, in many way due to having booked this lovely villa. A lovely 4 bedroom property with pool & spa, on a quite, clean and well maintained small community based estate with a play park (including baseball stand) for the kids at the entrance. Meaning that after hot, busy days in the parks we were able to completely relax in this, our home from home. The villa was spotlessly clean, the decor was well thought out and really tasteful. The master bed has the most comfortable mattress I’ve ever slept on away from my own home. If you can book direct through the owners, then I would recommend you do so, Mark & Joanne were superb in their communication, very accommodating of our requests and so helpful with ideas and suggestions that it really made a difference. I did need to contact the management company whilst we were there (due to a fault of ours not theirs) and they were super quick to come and fix the problem and again really helpful. The villa is exactly as it’s advertised, with everything you need for a lovely stay in Orlando. I only wish we could have stayed longer and can only dream of hopefully one day, being able to return.

A very pleasant experience from start to finish, from booking the villa to receiving our security deposit back on our return.
A lovely modern, spacious family home in a nice safe location. Everything that one could want from a holiday home and more.
The new furniture in lounge was very comfortable. Plenty of things to keep everyone happy and relaxed when not out and about - cable TV, well equipped games room, novels, pool toys etc.
The pool was very clean and well maintained. The kids loved it.
The villa is near, but not too close, to all of the major attractions.
Would not hesitate to book again. The whole family thoroughly enjoyed the stay.
A huge thank you to Mark and Joanne for all of their friendly emails and advice and welcoming us into their home. Can't wait to return...

We stayed in this lovely villa for 17 nights over the Xmas and new year period and had a wonderful time. The whole process from the time of booking right through to departure and return of deposit was so smooth and without a flaw. Communication between home owners and ourselves was excellent! The villa is a beautiful and comfortable home away from home. The heated pool (this was needed due to the time of year) was so warm and many a night was spent in the jacuzzi massaging away the stresses of parks and shopping!!
The beds are so comfortable that I wanted to take them home! And the games room is such good fun for down time with the kids
I would highly recommend this villa and will most definitely book again when we return to Orlando ??

What security deposit do you take?

We ask for a £200 security deposit for the use of the Villa, This is returned to you when our Management Company confirm that there are no breakages on their inspection once you vacate the Villa.


How do I confirm the villa booking?

You can send us a reply confirming that you wish to proceed with a booking and your dates will be booked/blocked so your dates do not book out to anybody else.
After this point we would ask that you arrange funds to be with us within 7 days. Once the deposit has been paid the dates are guaranteed to you.

About A Happy Potter's Place.

Large 4 bedroom villa with pool & spa that is not overlooked to the rear. The villa sleeps 8 guests and is laid out in an ideal way to accommodate 2 families. The villa is situated on the West Stonebridge estate that is a small community close to Champions Gate and Calabay Park.
The main features of the villa are as follows.

Large lounge area, 55" LED TV with Cable TV, blu-ray & netflix(Your own account required). Two large sofas with views over the lanai and pool area.
Formal dining area is set out to accommodate 6 people and additional dining is available with the breakfast nook and the breakfast bar areas.
The kitchen is equipped with everything that you will need during your holiday including cooker, grill, oven, microwave, dishwasher, fridge freezer with in the door ice and filtered water, coffee maker, toaster etc. There is plenty of cutlery & acrylic plates, wine glasses etc are supplied for use around the pool/lanai area.
The pool area has a large 28' pool with spa, These can be heated for an additional charge(Free in December 18 and January 19) but this is not required from April to October. The pool area is not overlooked to the rear of the property. There are 2 loungers and 2 chaise for sunbathing on the area around the pool. The seating area sits 6 people for a more relaxing meal by the pool.
The villa has 2 master bedrooms both with there own en-suite facilities and large LED TV's to enjoy a relaxing morning before heading off to the parks. The master bedroom has just had a new memory foam king size bed. The master bedroom leads to en-suite facilities that include corner bath,seperate shower and his/hers wash basins leading out into the pool area. The master bedroom also has access directly onto the pool area through sliding doors.
The second master has its own en-suite facilities with a large double shower, wash basin and vanity unit and the bedroom has a walk in wardrobe and has just been refurbished with all new furniture and a queen size bed.
Both the twin bedrooms have been kept neutral in there décor @ the recommendation of our management company. Both the twin bedrooms have LED TV's and walk in wardrobes with the third bathroom situated between these bedrooms.
We have a separate laundry area with large separate washer and dryer facilities so you can keep your clothes clean & fresh throughout your vacation.
There is a large double drive at the front of the villa with plenty of space for two vehicles.
The West Stonebridge estate is quite a small community with only 76 villas. The community is beautifully maintained & very close to Champions Gate golf course for those who would like to take in a round of golf while on your vacation. This of course is only one of dozens of courses that are available in the area. The villa is close to restaurants & shopping malls and is ideally located for easy access to the theme parks.
We have a games room to keep the children occupied with table football, fullsize pool table and air hockey table. There is also a 2 seater settee for enjoying a drink in the games room.

Owners Terms & Conditions


RENTAL TERMS
The party leader confirms acceptance of the terms and conditions detailed below and shall be binding on the person(s) booking and intending to occupy the premises.
RESERVATIONS
When a reservation is made, it will be processed by ourselves within 24 hours. At this time, the tenant’s booking deposit of £200.00 (or other authorized amount) will be requested and credited to your reservtion. PLEASE NOTE: If the travel dates are within 8 weeks, full payment will be required at the time of booking.
PAYMENT SCHEDULE
The balance of the tenant’s reservation must be paid in full at least 8 weeks prior to the tenant’s arrival date. We highly recommend the purchase of Travel Insurance to protect any monies paid that will not be refunded to you according to our cancellation terms. To make a partial or final payment, please call or email us.
FINAL BALANCE NOTIFICATION:
As the tenant’s 8 week window approaches, Tenant will receive email notification of the tenant’s balance due. The tenant’s reservation could be subject to cancellation and forfeiture of the tenant’s booking deposit if we fail to have contact and payment of the outstanding balance by this time. Protect your investment and any other unforeseen circumstances such as injury, illness or travel delays.
RENTAL PERIOD
The rental period begins at 4PM on the tenant’s scheduled arrival date and ends at 10AM on the tenant’s scheduled departure date. Early arrivals, late departures, and extensions to reservations are not included in the tenant’s agreement. Payment for these options, when applicable, is expected at the time of request and will need to be handled in the same manner described above. Tenant’s refusing to check out in a timely manner, without prior approval, will be charged a full nightly rate and/or reported to the appropriate sheriff’s office for removal according to the terms and conditions of this agreement.
CLEAN FEE
The cleaning fee being included in the reservation is the departure clean to ensure the home is cleaned and ready for next guest arrival. Should you find any cleaning issues on arrival you can call the office.
PRE-ARRIVAL INSPECTION
Prior to each Tenant’s arrival, a home inspection is performed to ensure the home is neat and tidy, with major appliances and utilities in functioning order. Any maintenance items found to be in need of repair or not functioning properly will be scheduled for a maintenance work order by our team. While we attempt to rectify these issues prior to Tenant’s arrival, it is not always possible, and the work order will be scheduled for completion after your stay. If the Tenant wishes to report something regarding the home please call our office to schedule a work order or you can send a service request via our Rent A Villa APP.
PROPERTY PROTECTION FEE
A Property Protection fee is charged to all reservations. This non-refundable fee of $85(£200 refundable security deposit option for UK guests) covers accidental damages or breakage that may be caused to the property or its contents during Tenant’s stay. Any damages or breakage must be reported to Rent A Villa/ Eagle Management at Tenant’s earliest convenience, and before Tenant vacate the villa on Tenant’s departure date. At no time should any of the inventory items be removed from the villa. If there are missing items or damages caused intentionally, or due to neglect, Tenant will still be responsible for these and Tenant’s credit card on file will be charged to cover these additional expenses.
We reserve the right to charge Tenant’s(s’) credit card to cover vandalism, intentional damage or missing items.
We reserve the right to pursue a quest for recompense for any and all damages caused (not accidental), within 14 days of being served notice of same.
CANCELLATION POLICY
In the unfortunate event Tenant have to cancel the tenant’s reservation, it is required that Tenant notify us in writing via email or text. We highly recommend the purchase of Travel Insurance to protect you. We strongly encourage you to consider the purchase of trip insurance in order to protect your investment in the case of cancellation due to unforeseen circumstances such as illness, injury or travel delays.

OCCUPANCY LEVELS
For the tenant’s safety, all homes have a maximum occupancy that has been set according to recommendation from the Fire Marshall. Please make note of this occupancy level and ensure that it is not exceeded. If occupancy is found to be exceeded, additional guests will be required to vacate property to return the occupancy to the approved number of occupants or entire party will be asked to vacate the property.

TRAVEL INSURANCE
Many unforeseen circumstances can occur prior to your arrival and during your stay. Protect you, your family and traveling companions in the case you should have to cancel your travel plans.
SEASONAL POOL HEAT FEE
*POOL HEAT IS OFFERED AND RECOMMENDED FROM NOVEMBER TO MAY!
The swimming pool at the rental property can be heated during the rental period at an additional cost of £75 per week.
PLEASE NOTE: NO POOL HEATING WILL BE ACTIVATED WITHOUT PRE-PAYMENT.
Pool heaters are set to temps from 85 to 90 degrees depending upon the capability of equipment, and run with the pool pump equipment to circulate the warmed water; pool pumps are set to run 8-10 hours per day, turning off at night and back on again the following morning. No requests for increase in temperature will be entertained. Pool heaters may take up to 48 hours to reach maximum temperatures, depending on outside temperatures.
PLEASE NOTE: IF THE OUTDOOR TEMPERATURE DROPS BELOW 55º, THE POOL HEATER WILL SHUT OFF AND WILL NOT COME ON AGAIN UNTIL TEMPERATURE RISES. THIS IS A SAFETY FEATURE AND CANNOT BE OVERRIDDEN.

Tenant agrees to be held solely responsible for damages and faults caused by tampering, including a £150.00 fine.
Tenant agrees to call Rent A Villa / Eagle Management if pool equipment is not operating properly
PEST CONTROL
Florida has a sub-tropical climate that comes with its own challenges regarding unwanted pests, both inside and outside the rental property. On the property owner’s behalf, Rent A Villa / Eagle Management contracts licensed pest control professionals to perform services on a monthly basis. From time to time, additional service may be required; Tenant is to notify Rent A Villa / Eagle Management at the earliest convenience, so service may be scheduled. If pest problem is found to be caused by tenant’s negligence, any costs incurred for additional pest control and/or cleaning may be passed on to Tenant.
COMPLAINTS OR DISSATISFACTION
In the unlikely event of a complaint during Tenant’s stay, please contact Rent A Villa / Eagle Management immediately. If the matter cannot be resolved Tenant should notify their travel agent within 14 days of the end of the rental period. If the problem has not been reported, as requested, Rent A Villa / Eagle Management or the property owner cannot accept any responsibility. No refunds are granted for early departures or for malfunctioning mechanical or electrical equipment including (but not limited to): inoperable appliances, air-conditioning units, Pools and/or spas. No refunds will be given for community or road construction noise, or maintenance issues.
ADDITIONAL TERMS OF THIS AGREEMENT:
1. Tenant must be a minimum of 21 years of age.
2. Tenant is provided with 1 key(Keycode), if applicable, which is accessible via lockbox at the residence. Tenant assumes responsibility for the whereabouts of said key. If key is lost damaged or broken, Tenant accepts financial responsibility for locksmith charges and applicable replacement costs.
3. Rent A Villa/ Eagle Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.
4. The rental property is privately owned and managed by Rent A Villa / Eagle Management, whom reserves the right to refuse service to anyone.
5. Tenant acknowledges that the rental property could, at some time, acquire bed bugs as a result of a previous tenant’s occupancy. In the very rare event of the rental property acquiring bed bugs, Tenant cannot and will not hold Rent A Villa / Eagle Management responsible for resulting damage or injury caused by bed bug activity. If necessary, Rent A Villa / Eagle Management will assist the guest by providing alternate accommodations for the remainder of their stay.
6. The telephone carrier and resulting services offered is determined by the property owner. Rent A Villa/ Eagle Management assumes no responsibility for services offered. At any time during the tenant’s stay, you find telephone service to be inoperable; it is the tenant’s responsibility to notify Rent A Villa/Eagle Management of the issue.
7. The tenants shall maintain the premises in a good, clean condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises neat and tidy at the expiration of the rental agreement, defined by Rent A Villa/ Eagle Management as being free from dirty dishes, used food items, excess garbage, shopping bags. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that Rent A Villa/ Eagle Management shall deduct costs of said services from the credit card on file, if tenants cause damage to the premises or its furnishings.
8. The tenants shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins along the curb during their stay for pickup. Garbage is picked up early morning, so place bins to the curb after 5PM the night before designated pick up day, which can be found in GUEST BOOK located inside the rental property. Garbage that does not fit in the trash bin should not be left out for pick up; it will not be picked up and animals will have opportunity to get into it. Any fines incurred as a result of the trash bin being left at the road or outside, where applicable, will be charged to the Tenant’s credit card on file
9. The tenants shall not sublet the property.
10. The tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10 PM; pool and outdoor noise should be kept to a minimum during these hours.
11. In accordance with state law, there shall be no smoking inside the premises. If home found to smell of smoke, the cost to fumigate/purify the home will be deducted from your credit card on file. PLEASE NOTE: GARAGES EQUIPPED WITH GAMES ROOMS ARE NON-SMOKING AREAS. Smoking is permitted outside the home. Please remove your discarded cigarette butts.
12. Rent A Villa/ Eagle Management shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by Rent A Villa/ Eagle Management’s family. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the tenant. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the tenant arrives, the tenant is free to use them.
13. The tenants and Tenants’ Guests shall hereby indemnify and hold harmless Rent A Villa/ Eagle Management against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which Rent A Villa/ Eagle Management may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
14. Tenants agree to pay all reasonable costs; attorney’s fees and expenses that shall be made or incurred by Rent A Villa/ Eagle Management enforcing this agreement.
15. Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.
16. We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
17. If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the tenants’ stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the tenant’s vacation. Tenant shall allow reasonable viewings of the home between 10 am and 4 PM present or not.
18. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies, weather conditions or other commitments.
19. There shall be no refunds of rents due to an early departure based on the fact that the guest expectations were not met with the rental home assigned and provided.
20. It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool. Tenant agrees to have responsible adult supervising minors while they swim in the pool. Tenant is hereby notified that the pool can be dangerous and tenant accepts fully the risks involved. Tenant is further notified to be cautious when exiting the rear of the home as the pool is open and in close proximity to the entry ways and can be a hazard. There are no permanent rails to prevent a fall into the pool.
21. Tenant agrees to keep doors and windows that are equipped with pool alarms closed at all times. It is a federal offense to tamper with the alarm to the patio door (if any) and smoke detectors. It carries a penalty of $5,000.00 or 5 years imprisonment. If any alarm is not working or ceases to work then it is Tenant’s responsibility to inform the office immediately. Please do not disconnect the alarms. Always keep the child safety netting in pool area erect (if any).
22. Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.
23. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
24. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits.
25. Tenant agrees not to access the “owner’s closet” (if applicable), even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults.
26. Tenant is advised that the property may contain a gas stove and cook top, gas heating, gas grill, and other gas powered items and will seek help from management if the proper operation of such items is not fully understood.
27. The property has a fire extinguisher installed near the kitchen area. If the home is multi-story, there will be a fire extinguisher on each level. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform Rent A Villa/ Eagle Management immediately should the fire extinguisher become less than fully charged. Tenant agrees to use the fire extinguisher only for true emergencies.
28. The property has smoke detectors installed and they are believed to function properly at the time of rental. Tenant will notify management without delay if a fire alarm “chirps” or has a low battery condition. Should smoke detectors found to be removed or damaged, Tenant will be charged £150.00 for tampering with safety equipment.
29. Tenant is advised that there may be no carbon monoxide detector on the property and accepts the risk involved in not having one.
30. Tenant shall see to their own security while in the property by arming the alarm (if applicable), locking doors, windows, garage doors, etc. when it’s prudent to do so.
31. Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed within 30 days of departure, they shall become the property of Rent A Villa/ Eagle Management. Rent A Villa/ Eagle Management shall not be held liable for condition of said items.
32. Cable TV is provided and service level has been chosen by Rent A Villa/ Eagle Management. No refund of rents shall be given for outages, content, lack of content or personal preferences with regard to cable TV service.
33. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
34. Tenant agrees that Air conditioning shall not be set below 74 degrees and heat shall not be set above 78, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation.
35. Tenant is hereby notified that service calls deemed to be caused by Tenant’s negligence will be paid at the expense of the Tenant, including a tampering fine of £150. I have fully read, understand and accept the above terms and conditions. I understand that I am solely and completely responsible for the actions of myself and ALL people or animals in or on the premises of the above described property. I accept full financial responsibility for any and all of the above terms and conditions set forth.
