Our Stay at Tropical Paradise Villa. 2017

Since this was our second stay, it remains unsaid that we love this place. While we are in our 70's and not much interested in Disney and such, the location for us is ideal. You are 1-1/2 to 2 hours from the water, either the Atlantic Ocean or the Gulf of Mexico. My wife's brother and his wife were with us most of the time. They are from Winnipeg, Manitoba (referred to as Winterpeg). We wanted to get a break from winter in Pennsylvania (which this year has not been much) and it was a welcome break. We have quite a few friends who live or winter in Florida, the central location of the house makes it ideal. Any problems we experienced were handled quickly. If we travel to Florida again in the future and this house is available we will definitely stay here again.

Great way to relax when not at the Disney Parks!

Our stay at the Villa was amazing! We had everything we needed, and plenty of room for our family of 6. We loved the pool and the game room. It was so nice to have a place to come back to and relax and make a few of our own meals after spending time at a few different Disney Parks. Only 1.5 hours from Clearwater Beach, and everything else within 15 minutes or so. When we are ready to do Disney again, this will definitely be the way we go. Thanks so much!

Do you supply cleaning supplies and basic foods?

Each guest is responsible for their own cleaning and hygiene supplies. We will supply one roll of toilet paper and one hand soap per bathroom, one roll of paper towels in the kitchen.
Cleaning supplies are often dangerous chemicals and each guest may have their own preference to what products they are comfortable using. Any leftover cleaning supplies are removed from the home between each guest for safety reasons.

The same principle applies to all foods left behind.


How do I book and pay for my booking?

We can take bookings directly through our reservation software. Just follow the link provided in your quote and it will take you directly to your reservation inquiry.


How far is the home from Walt Disney World?

Our home is located just outside Walt Disney World. Average times to the main gate on World Drive is about 5-7 minutes. Allow for additional time depending on which park you are visiting. Traffic, parking, and crowd levels all add additional time.


Is there parking at the home?

Yes, there is driveway parking available for two vehicles and street parking for two. Limit of 4 vehicles for the home. The resort charges a $20 entry fee for each one.


How far is the Orlando airport?

The airport is about 25 miles. We find that using route 417 is the best way to travel.


What time is check in and check out?

Check-in is after 4pm and check-out is before 10am. We can sometimes offer late check-out or early check-in depending on our other bookings. This must be done in advance.


How do we get into the home?

About three weeks prior to your stay, we will email you an Arrival Guide that has been prepared especially for your stay. In this Arrival Guide, you will get the credentials you need to gain access to the resort. You will travel directly to the home as we use a keyless entry system. Your code for the keyless lock is included in the Arrival guide.

If you’re looking for the perfect home away from home for your family’s perfect Disney vacation, look no further. Our bright, airy house in the desirable 5-star Emerald Island Resort means that you’ve got a home base that’s convenient to the parks, restaurants, and shopping, but tucked away enough to offer peace and quiet when you need it most. This home is our retirement home.

Tropical Paradise Villa is in the gated Emerald Island Resort located just 2.5 miles from Disney's doorstep. the home has four bedrooms, two baths, a private screened-in pool, and a game room that accommodates 8 persons.

FAMILY AREA
An open layout that ensures that nobody’s missing out on the story that’ll become a family inside joke for years to come. The bright and spacious living area sports a large flat-screen TV and DVD player, a comfortable sofa and love seat, and plenty of space for the whole family.

KITCHEN
Imagine how simple it would be to start your day in the fully equipped kitchen making it as affordable and convenient as you want it to be. Included are stainless steel appliances, a full-size refrigerator, microwave, toaster, garbage disposal, coffee maker, Keurig machine, blender, dishwasher, pots and pans, cooking utensils, dishes, glasses, and silverware. The kitchen was updated in February of 2022.

DINING
The formal dining table has room for 6 and an additional nook area for more guests or for a quick snack.

BEDROOMS AND BATHS
The four spacious bedrooms sleep 8.
*en-suite Master has a king bed, TV and walk-in closet, and a private entrance to the pool.
*Queen bed with TV and DVD player.
*two Disney-themed bedrooms with 2 twin beds. One is Mickey and friends, the other princesses. New mattresses were purchased in February of 2022.
All baths offer granite countertops, a shower, plenty of space for storage, and hairdryers.
All bed linens and towels are included.

POOL
Whether you take the day off from the parks or come back late after the fireworks, the private screened-in pool means it is always open and has no crowds to contend with. Sit by the pool and read a book, watch the kids play, or have a romantic candlelight dinner.
A Patio Table and lounge chairs are available. A retractable safety fence is provided. The lanai backs up to beautiful 11-acre conservation land.
This pool is heated by solar panels on sunny days. Electric pool heat is available for $30 nightly and is recommended from Oct 31- to March 31. South facing pool. We have a 7-day minimum for pool heat.

GAME ROOM
The child in all of us will enjoy the new game room equipped with a pool table and foosball table. A table and bar stools are provided for snacks and drinks.

EXTRA AMENITIES
We also offer air conditioning or heat, free parking, and free reliable wireless high-speed Internet.
We also have a utility room with a washer and dryer that make doing a load of laundry quick and easy.

A five-star resort-style experience, Emerald Island is one of the most popular resorts in the Disney area.
Just a short drive from the Magic Kingdom and the other Disney Parks, it’s also just minutes away from loads of shopping and dining options. And because it’s located in a conservation area, you’ll run across flora and fauna aplenty.
A short one-minute walk from Tropical Paradise Villa will provide all the resort amenities that guests can utilize. They include a clubhouse sauna, fitness center, sundry shop, Internet cafe, free Wifi around the pool areas, Tiki-bar, heated community pools and spa, volleyball court, tennis courts, basketball facilities, kiddie play areas, and walking trails.

OTHER
Because we are family orientated we restrict the number of adults to 6 who are over 18. All other occupants (2) must be under 18.

We highly recommend that you purchase trip insurance from a third party.

A Terms of Rental will be sent to you after booking to be electronically signed.

Smoking/Vaping is not permitted in the home or on the property including in all outdoor spaces. Smoking must be done at the street curb. Extinguished butts must be cleaned up immediately. Any smoking/vaping in or on the home property will result in charges for cleaning and/or deodorizing the unit.

Pets are strictly prohibited.

Only those listed on the booking contract are allowed into the property 24/7. Maximum of 6 adults.
The home is secured with exterior video equipment and a Ring doorbell with audio.

Effective September 1, 2021, Emerald Island Resort is requiring a $20 fee for every vehicle registered with the booking. This fee is for access to the resort for the duration of the stay and is non-refundable. A $20 fee is added to your quote that covers one car. Any additional cars will need to be billed.

Owners Terms & Conditions

A Terms of Rental will be sent to you after your booking for your electronic signature.

The party leader is the person who is making the booking, providing the payment (name on cc or other forms of payment), providing the government-issued ID, and is staying in the home. Additionally, the party leader is responsible for all the registered guests to ensure they adhere to these Terms of Rental. All persons staying in the home are referred to as guest(s) in this document. The party leader must be 25 years of age or older unless the party leader is active military with a valid military ID. (Florida Statute 509.095)


The party leader agrees, and the owner permits the rental period to begin and end on the dates/times shown on the rental agreement below. A transient rental is any unit that is occupied for the purposes of sleeping, lodging, or similar reasons for a period of 30 consecutive days or less in exchange for a fee or similar consideration. I agree that I am a transient guest. Only the persons listed in this booking contract are allowed in the property at any time. No parties or events can be held in the home. As per Osceola County, this includes 24/7. If you are planning any daytime visitors, we must be notified of the days, times, and names of the visitors in advance.


Our occupancy maximum at any time is 8 people total (including children and infants). If occupancy is over the maximum occupancy of 8, we reserve the right to call the Sheriff for removal of all guests without a refund AND/OR retain the entire damage deposit to compensate our expenses. The occupancy includes day visitors and they must be approved/registered with us in advance.


This is a self-catering home, and you will need to provide your own toiletries, food, etc. All linens, pots and pans, and eating utensils are supplied. We supply a small amount of toilet paper and hand soap to get you started. All leftover foods from previous guests are removed from the premises. Use of the BBQ grill and baby equipment is done at your own risk. Inspect each piece of equipment before use. These items are NOT cleaned by our housekeeping staff. Please make sure you have thoroughly cleaned them after each use.
Cancellations are non– refundable. We recognize that unforeseen circumstances such as illness can occur and recommend that guests purchase trip cancellation insurance from a private carrier. If there is a * *HURRICANE WARNING issued by the National Hurricane Center, or posted on NOAA.gov for Osceola county within 48 hours before or after your due arrival, you can choose to take a " rain check" on your vacation, and rebook at a later date without penalty. Please note that you are free to book anytime at or above the price originally booked, provided you pay any difference in the rate and we have availability.


With every booking, we require a $500 damage deposit (also known as a security deposit) from the party leader. The damage deposit covers any accidental damage that occurs during the guest's stay. As a guest, you are legally and financially responsible for any damage to our property. The party leader is expected to leave the premises in clean, orderly, and undamaged condition. We reserve the right to charge you for any damage and/or any additional cleaning. Further, the guest acknowledges and understands that the party leader must notify the owner of any damage that occurs during their stay immediately. Party leader shall be solely responsible for any property damage, accident, or injury caused to any person, or loss sustained by any person, arising out of, or in any way related to guest(s) use of the premises and amenities. In the event there is damage, we reserve the right to fully charge your credit card the $500. If damage repairs or replacements come to less than $500, we will refund the difference minus any credit card fees. What we consider as damage includes but not limited to permanently stained linens/towels, holes in wall, broken/missing decor, broken/stained/otherwise damaged furniture, appliances or any item that belongs to the home, damage to the pool surface from metal objects, smoking on the property, etc We make every effort to fix or clean before replacing to help keep the costs down.
Where loss or damage to the property, the inventory, or equipment exceeds $500, the owner will bill the party leader for the shortfall, and the party leader agrees to pay within 14 days. If the party leader fails to pay any such shortfall, the owner reserves the right to exercise any legal remedies to pursue the amount owed from the party leader. Where the owner finds damage or loss to the property following the guest's departure that, in the view of the owner, constitutes malicious or wanton damage, the owner reserves the right to notify law enforcement authorities and prosecute, in addition to billing the party leader for the full amount of repair or replacement, and the party leader agrees to pay within 14 days.


Direct Booking Damage Deposit-14 days before arrival at the home, we will place a $500 hold on your credit card on file. Please note that the credit card MUST be the same card used with your payment for the booking. If no damage is found the hold on the credit card will be removed within 5 days after departure.

Resort Rules
Emerald Island Resort gate is manned and secured 24 hours a day. There are several security components in place for your safety. Party Leader MUST arrive and sign in with security before any other members of the traveling party are allowed access to the resort. All members of the traveling party must be identified to security by the owner of the property prior to arrival. This includes the names and ages of those under 18. Any daytime visitors must be registered with the date and time of the visit by the owner of the property for them to gain access to the resort. Occupancy limits of the home (8 persons- including children and infants) are in effect 24/7 per county regulations. Party Leader MUST arrive and sign in with security before any other members of the traveling party are allowed access to the resort. ID is required.

Vehicle Entry Policy:
About 14 days prior to arrival, we will submit all visitor names and the party leader's email to the internal system that is run by the resort. Each vehicle that is registered and enters the resort must get an entry card for a non-refundable fee of $20 per card. This fee goes to the resort and is not associated with the rental property. Payment may be in your quote or billed separately. The paid credentials will be included with your arrival information. You will need to show this at the gatehouse upon entry in your arrival guide. Cards are assigned to the vehicle plate number and cannot be handed off to another vehicle. There is a limit of 4 vehicles based on our occupancy limit.


• Quiet times, which are 11:00 pm to 7 am.
• Driveway parking is limited to 2 vehicles.

• In odd-numbered months, street parking is on the odd-numbered side of the road, and in even-numbered months parking is on the even-numbered side of the road. Failure to comply will result in your car being towed by the resort security. At no time are the wheels of a vehicle to be on the lawn. Do not use any other neighbor’s driveways for parking.
• The resort does not allow RVs, campers, buses, boats, or trailers to be parked on the property. Storage for these vehicles can be arranged with an outside storage facility. Contact us for a name of a storage company that provides this service.
• The proper management of trash is posted in the home. Use only the bins labeled for the home. Additional trash can be taken to the trash compactor. Failure to abide by it will result in a fine imposed by the HOA. It is the guest’s responsibility to pay such a fine. Emerald Island Resort staff monitor the trash on a daily basis.

House Rules
• Check-in is after 4 pm. Unauthorized early arrivals are not allowed at any time. This includes using the external facilities of the home such as the pool. Your entry key code will become active at 3:45 pm. Unauthorized early arrivals will result in any early arrival fee of $75. This includes using the external facilities of the home i.e., pool.
• CHECK-OUT TIME IS BEFORE 10 AM. Your entry key code will become inactive at 10:15 AM. Unauthorized late check-outs (anything after 10:05 AM) will result in a fee of $75 being charged to your security deposit. Please see the check-out procedure in the Home Guide for details.
• The party leader agrees and understands that the air conditioning unit is not to be set below 73° F and heat is not to be set above 73 F. Party leader also understands that running the AC below 73° F or running the AC when the outside temp falls below 65° F can result in freezing up the unit and cause permanent damage. The Party leader agrees to notify the owner immediately if AC is frozen and agrees to pay any additional charges incurred to fix the unit. The home is equipped with a Nest Thermostat and a record is kept of all changes made to the temperature. DO NOT leave doors or windows open while the system is running.
• The use of open flames in the home and on the lanai is strictly prohibited. This includes candles, outdoor fire pits, or any apparatus that is flammable. The BBQ grill is not an exception. Please do not move the grill into the lanai location and supervise all children when or shortly after each use.
• Pool -Parents are responsible for the safety of their children at all times. The retractable safety fence is mandated by Florida state law. Be sure you are using the fence when the pool is left unattended. Each entrance from the home to the pool is also equipped with an alarm. Please do not turn these alarms off, as they are there for the safety of children. Children must always be supervised in the pool area. DO NOT use coins or metal objects in the pool. Solar pool heat is provided free of cost year-round. In the wintertime, the solar is set to 88 degrees, and in the summer, it is set to 83 degrees. Depending on the sunlight, the temperature of the pool can vary. Additional electric pool heat can be provided for a fee of $25.00 per night and is recommended for October 31- March 31. Heat is turned on the day of guest arrival. Pool heat is not allowed to run between 8 PM and 8 AM per local ordinance. We strive to reach a daytime temp of 75 degrees within 24 hours of arrival, however, the temperature of the pool is directly impacted by ambient temperature, sunshine, and weather. We cannot guarantee pool temperature. The owner does not accept liability for the failure of pool heat to provide adequate heating where pool heat is provided via an electrical heat pump, and where the outside air temperature drops below 55 degrees Fahrenheit. Electric heating pumps do not operate effectively below this temperature, and failure of such devices to heat the pool is outside of the owner’s control and is regarded as an act of nature.
• Pets are not permitted on the property at any time. Where a guest is found to have brought a pet to the property a bill of $500 will be made to the guest to compensate for additional cleaning requirements, which the guest agrees to pay within 14 days.
• Under federal law, our home accepts animals who are Service Animals. A service animal is not a pet or emotional support animal. The Service Animal must meet ADA qualifications. You must tell us you are bringing your ADA compliant animal at the time of booking. The handler must be a listed registered guest on our Terms of Rental. You are required to answer the 2 following questions properly at the time of booking. " Is the animal a service animal required because of a disability?" and " What work or task has the animal been trained to perform?". A separate policy will be issued for your signature that outlines the ADA guidelines.

• Smoking/Vaping is not permitted in the home or on the property, including in all outdoor spaces. Smoking must be done at the street curb. Extinguished butts must be cleaned up immediately. Any smoking/vaping in or on the home property will result in charges for cleaning and/or deodorizing the unit.
• Appliances such as stoves and refrigerators are the personal property of the owners. Removing them from the premises is strictly prohibited. Bringing in additional appliances (such as refrigerators or freezers) from other homes or from a rental company is strictly prohibited. The usage of any materials such as nails, adhesive tape, and or glue, that is attached to the property, including walls, cabinets, floors, or furniture is strictly prohibited and will result in additional costs for repair and cleaning. The party leader agrees to pay for damages within 14 days.
• The guest must ensure that children are always supervised. It is the policy of the owner that all children under the age of 18 years are not left in rental accommodation unsupervised during the rental period.

FLORIDA LAW AND STATUTES/ CRIMINAL ACTIVITY
Both the resort and the home are equipped with an EXTERIOR security surveillance system that records, sends video, audio, or still pictures.
The party leader and all guests agree not to engage in any illegal activity in the home. This includes, but is not limited to illegally possessing or deal in controlled substances as defined in chapter 893 or is intoxicated, profane, lewd, or brawling; who indulges in any language or conduct which disturbs the peace and comfort of other guests or which injures the reputation, dignity, or standing of the establishment; Such activity will result in immediate removal from the home by the Osceola County Sheriff Department in conjunction with the homeowner, management company and resort officials. As of January 2021, all staff and owners have been trained to recognize human trafficking and are obligated to report any suspicious activities to the sheriff. FL Statue 509.151 states: Any person who obtains food, lodging, or other accommodations having a value of less than $300 at any public food service establishment, or at any transient establishment, with intent to defraud the operator thereof, is guilty of a misdemeanor of the second degree, punishable as provided in s. 775.082 or s. 775.083; if such food, lodging, or other accommodations have a value of $300 or more, such person is guilty of a felony of the third degree, punishable as provided in s. 775.082, s. 775.083, or s. 775.084.
Party leader and all guests hereby agree to indemnify and hold the Homeowner (or designated agent) harmless from any and all claims, including those of third parties, arising out of, or in any way related to Guest(s) use of the premises and amenities. The owner does not accept liability for acts of violence, nature, fire, flood, war, civil disobedience, riot, or other force majeure that may have a deleterious effect on the guest. The owner agrees to a service level for the remedy of any problems found at the property, either on the arrival of the guest or during the rental period. the owner agrees to provide a maximum 24-hour response to remedy problems that, at the sole discretion of the owner, constitute emergencies, which would affect the safety of the guest. Any problems arising during the rental period at the property that does not constitute an emergency as determined by the owner will be remedied during or after the rental period, based on the severity of the problem, at the sole discretion of the management company.
The owner makes all reasonable efforts to maintain each property and its equipment in good working order. Wherever commercially possible, repairs are performed within 24 hours, but sometimes delays are inevitable. No refunds are granted for malfunctioning mechanical or electrical equipment including (but not limited to): inoperable appliances, air-conditioning units, pools, and/or spas. No refunds will be given for unfavorable weather, early departure, utility service interruption, construction, or maintenance issues. Additionally, there are no refunds for faulty recording or playback equipment, TVs, audio, telecoms, cable reception, computer equipment, or internet access. The owner does not accept liability for equipment failure and or services in the property. In the event of failure of equipment, the guest must notify the owner within 1 working day such that the owner may elect to affect a remedy to the failure. The owner does not accept liability for lost or stolen personal of the guest from the property during the rental period (FL Statute 509.111). If the property of the guest is lost or stolen, the guest should advise the appropriate authority first, and then the owner of the lost or stolen items. The owner or its representatives may enter the property at any time, without notice, for the purposes of protection and/or maintenance of the property. Wherever possible, the owner will provide notice to the guest prior to such entrance. The owner accepts no liability for personal loss or injury to the guest during the rental period. The guest must ensure that they have adequate insurance cover. Use of BBQ Equipment and Baby Equipment is done at the guest’s sole responsibility. The owner does not accept any liability for the acts or omissions of any agent. These include but are not limited to, airlines, car hire companies, travel agents, ticket agents, homeowners, or utility providers.
