This charming and attractively furnished home with 1737 sqft of fully air conditioned living area has a cheerful family room with integrated dining area with breakfast bar and looks onto the pool deck. The separate family area is just right for those looking for some peace and quiet or to send the kids into who can then play the PlayStation 5 or Xbox The fully fitted kitchen is well equipped with all the appliances you will need during your stay including coffee machine. The laundry is equipped with a washer, dryer, iron and ironing board. All bedrooms have there own TV for quieter viewing. The master bedroom has a king sized bed and en-suite bathroom with large shower Bedroom 4 has a full sized double bed. Bedrooms 2 & 3 each have 2 sets of twin Disney character style beds and are serviced by the family bathroom which has a tub with shower. For your entertainment there are TVs with cable TV, the family room has a flat screen TV, DVD player, Xbox a Sonos System and radio/CD player, while the garage/games room has a TV, Pool Table, Air Hockey and a foosball table. The south facing, fully screened pool deck with covered lanai has a pool with integrated jacuzzi and looks onto shrubs and a conservation/woodland area. Discounts are available for bookings over 14 Nights A £250 security deposit required which is refundable after the vacation. The booking deposit is £100 per week. Full balance is payable 10 weeks before departure.

Stayed here with my family (2 adults and 4 kids) and it ticked all the boxes for us. We stayed in early Feb which required the pool to be heated - which it did with no problems (had many a problem with pool heating in other villas over the years!). The villa had everything a family could ever need - great Wi-Fi and even a games console set up in a separate lounge area. The villa is in a great location for restaurants,service stations,supermarkets,shops and all Disney parks. I would definitely recommend this villa as a great place for your Florida family holiday.

Terms and Conditions All bookings must be made in writing on the booking form (below) and are subject to the following terms and conditions: A provisional booking date may be made by telephone or internet and will be held for three days pending receipt of completed booking form and full deposit/payment, as appropriate. Special conditions apply to those bookings made within 10 weeks of departure. A non-refundable deposit of £100/US$130 per week is payable at the time of booking and is to be sent along with the completed booking form. (If booking through an online booking site then 25% will have been taken as the booking deposit) The balance, plus a damage deposit of £250/US$300, per period of rental, is payable ten weeks before departure. Booking made within ten weeks of departure must be paid for in full at the time of booking. The damage deposit will be refunded once the keys have been returned and the property managers have confirmed that the property has been vacated in a satisfactory manner. The cost of any breakages or damage will be deducted as will any cleaning charges over and above those considered reasonable after careful use of the property, this check will be carried out independently by the management company of Villa Ansell. In the event of cancellation being made within ten weeks of the beginning of the holiday clients will need to reclaim their losses from their insurance cover. All cancellations must be made in writing. If the balance of the rental and the damage deposit are not paid by the designated time we reserve the right to cancel the booking with a view to reletting. The Client and all members of the party must have adequate Holiday Insurance particularly with reference to cancellation and damage liability. Neither the owner of the property nor servant nor agent will be liable for loss or damage arising in connection with any matter outside of our reasonable control. Furthermore, neither the owner nor servant nor agent will accept liability for any injury howsoever caused to the client, any member of his/her party or visitor to the property as a result of the use of the pool. Guests are specifically required to supervise children in and around the pool and to exercise due care and caution at all times. Check in is from 4.00pm on the first day of the booking until 10.00am on the last day of the booking, unless otherwise arranged. Only those persons identified on the booking form are authorised to use the property. Any changes in the persons occupying the house must be notified in writing. All persons occupying the house are required to treat the fabric of the building and the furniture and fittings with due care and only to use them for the purpose for which they are supplied. Damage resulting from careless or improper use will require payment to repair to adequate standard or replace with new. All damage must be reported to the management company immediately. Any damage not reported will be charged. The villa is non-smoking. If smoking occurs inside the house during the let then the deposit will be forfeited. Guests are not permitted to interfere with pool controls but must contact the management company for any adjustments required. No pets allowed.
