About Villa Verna

Our Luxury Villa is located on the Indian Creek Community, just 3 miles from the entrance to the Walt Disney World Resort, off Highway 192.

It is situated 15 minutes from International Drive and 25 minutes from Orlando International Airport.

An extensive range of local facilities including supermarkets, a variety of other shops and restaurants are less than 5 minutes drive away.

Situated on an extended plot with a private southerly aspect, the villa comprises 1755 square feet of living accommodation consisting of 4 bedrooms and 3 bathrooms, is air-conditioned and has an extended deck area with deluxe patio furniture enclosing a fully screened, heated (30' x 15') pool + kiddies paddling pool.

The villa has fire detectors, ceiling fans in all bedrooms and the living area and lanai, a burglar alarm and alarms on all doors leading onto the pool area as well as a safe in the master bedroom.

Living room
The living room has 1 three-seater settee and 2 two-seater settees, a coffee table and a 55" wall mounted flat screen cable television. Georgian style patio doors lead onto the 14' deep covered lanai area.
Kitchen
Very well equipped kitchen, fully fitted with a cooker, full size fridge/freezer with ice maker, dish washer, microwave, toaster, coffee maker, cutlery and a large selection of crockery and kitchen utensils.
The bay area of the kitchen contains a dining table and 4 chairs.
Dining area
Adjacent to the living room and the kitchen is the dining area with a wood table and 6 chairs. The floor is tiled.
Master bedroom
Bedroom sleeps 2 with King bed

Master bedroom with wall mounted TV, king size bed and large ensuite bathroom. Also has large walk in wardrobe with a safe and ample storage.

Owners Terms & Conditions

BOOKING TERMS & CONDITIONS.

1. All bookings accepted by us are subject to these terms and conditions.


2. Booking procedure and payment terms

2.1. Clients should complete the booking form and forward it with a deposit cheque made payable to R and H Worthington for £250 ($375).

2.2 Any provisional booking will be held for seven days pending receipt of the signed booking form and deposit in respect of the accommodation. A booking will be considered firm when the deposit has been received and the booking has been confirmed with the client in writing by us.

2.3. The full cost of the rent (as well as any extras) is due 8 weeks before the date of arrival at the home. No reminder will be issued. Bookings made within 8 weeks of arrival are payable in full at the time of the booking. The security deposit will be returned after 2 weeks of vacating the property subject to it being in good order (see also clauses 4.5 and 10.1).

2.4. Directions to the home and the code to the lock box containing the key will be given upon receipt of the final payment, or within 2 weeks of departure, whichever is the shortest time.


3. Cancellation

3.1. The client may cancel the holiday booked at any time after it has been confirmed. Cancellation must be in writing.

3.2. We reserve the right to cancel the holiday if payment is not received in accordance with clause 2.3. above.

3.3. The following cancellation charges apply to all rentals cancelled in accordance with clause 3.1.and 3.2. above:-

more than 60 days prior to departure - loss of deposit (unless the home can be relet)
30 - 60 days - 50% total rental
within 30 days - 100% rental


WE STRONGLY RECOMMEND THAT YOU TAKE OUT HOLIDAY INSURANCE TO COVER UNFORESEEN CIRCUMSTANCES WHICH MAY NECESSITATE CANCELLATION OF YOUR HOLIDAY.

4. Accommodation
4.1. The accommodation provided is only for the use of the persons named by the client on the booking form. Subletting, sharing or assigning is prohibited.

4.2. The property will be available to clients after 4pm Florida time on the day of arrival.
All accommodation must be vacated by 10am, Florida time on the day of departure.
It may be possible to arrange a later check out time. Please ring the Management Agent no earlier than 2 weeks prior to your holiday to arrange this. There will be a local fee of $40 for this arrangement.

4.3. An adult must accompany persons under the age of 18.

4.4. We will not be liable for any loss or injury resulting from the use of the property and pool.

4.5. Any items contained within the property (for example, but not exclusively - crockery, cutlery, towels) must not be used by and left in other properties. Failure to comply with this, resulting in retrieval of any articles will incur an automatic deduction of at least $70/£50 from the damages deposit.

4.6. Swimming pools are dangerous and neither the pool nor the spa are to be used by children without adult supervision. Glassware or other breakable items must not be taken out to the pool area.


5. Complaints
5.1. In the unlikely event that the client has any reason for complaint or dissatisfaction, they must contact the local Management Company caring for the property in Florida immediately so that remedial action may be taken. Details of how to contact the management company will be found in the accommodation.


6. Smoking
6.1. For the comfort and safety of clients and guests smoking is not permitted in the home. This includes the use of e cigarettes and vapour devices. Smokers may do so in the pool/patio area. There will be an additional cleaning charge if the client or guests choose to ignore this condition of booking.


7. Animals and Pets
7.1. Animals and pets are not permitted in the home. This condition is strictly enforced.




8. Barbecues
8.1. Portable (hireable from the Management Company) or disposable barbeques must not be used within the pool area as this violates the Hotel Licence of the property and is a breach of the local fire code. It is recommended that barbeque equipment should be located outside the screen area and as far away from the pool as possible. Failure to comply with these terms and conditions can result in an on the spot citation and fine, payable by the client.

9. Security
9.1. Whilst a safe has been provided for your use, it is suggested that you follow the same safety rules that you would do at home.


10. Pool Alarms
10.1. All doors leading onto the pool area are alarmed according to Florida law. It is illegal to tamper with these alarms and fines can be imposed by local authorities. Damages to the boxes in any way will incur an automatic deduction of at least $70/£50 from the damages deposit.
