The Community is a well-cared for, quiet and safe residential area, bordering the stunning 600 acre Lake Davenport, in a conservation area of great beauty and tranquillity. Located on Highway 27 to the north of Davenport, sitting between US Highway 192 and Interstate 4, all the Orlando theme parks and local attractions are within easy reach. You will find plenty of comfortable seating, including a Queen size sofa bed so it can be used as an extra sleeping area. We have a selection of DVDs and books for your enjoyment. |

The large ensuite bathroom has a walk-in shower, dual sinks, separate w.c., and garden tub, with a door to the deck for your convenience. The pool area is completely private, looking out onto the lush conservation, with areas for dining, relaxation and recreation by day or night. The lighting, both on the deck and in the pool, means that even if your day out is long, you can still swim or eat al fresco on your return. There are sun loungers, as well as a table/chairs on the deck. It's the perfect place to relax in the evenings with a lovely glass of your favourite tipple (once the children have gone to bed!). Had a fabulous stay - weather amazing. Villa was lovely - very comfortable and welcoming. Owners provided every amenity you could possibly want in a vacation home. The pool was very inviting - it was secluded and very private. The community was very well kept and the golf course running through it was an added bonus for us. When we first stumbled upon this home 11 years ago, it seemed almost to good to be true. But everything was as perfect as it seemed online. Fast forward 11 years and we are still loving everything this home/location has to offer. From the closeness of grocery stores, restaurants, shopping, theme parks, golf, hiking, quite neighbourhood…there is something for everyone with the comfort of home away from home. The hosts are incredible. They are very accommodating and very quick to respond with any questions and make the rental process very easy. The home is beautifully decorated, very clean and has all the necessities you need. The pool area is private, peaceful, comfortable and very welcoming after a day at the parks or to just enjoy the sunshine. We highly recommend this home for your next vacation rental to Florida. You will not be disappointed.

A fully refundable security deposit of £200 (US $300) is required when final payment is made. This will be refunded once we have clearance from our management company in the US usually ten to fourteen days after your departure from the villa.
Pool heat is optional and on request. There is a daily charge for pool heat.
Telephone or E-mail to confirm the dates required. Bookings are valid after the non-refundable booking deposit of 20% of the total cost is paid, the booking form completed and confirmed in writing. A provisional booking will be held for seven days pending receipt of your deposit (or full payment). If not received, the booking will lapse and the dates will be released. Any Booking made within two months of date of arrival requires full payment to secure the booking. The final balance, including security deposit, must be received 8 weeks prior to the date of arrival. (Ten days must be allowed for cheques to clear.) We reserve the right to cancel your booking if the balance is not paid when due.

IN ADDITION, PLEASE CHECK THAT YOUR TRAVEL PROVIDER AND/OR YOUR INSURANCE COMPANY OFFER COVID-19 COVER IN THE EVENT THAT YOUR FLIGHTS/HOLIDAYS ARE DISRUPTED OR CANCELLED. ALL RENTALS ARE SUBJECT TO THE FOLLOWING BOOKING/RENTAL CONDITIONS:- 1. The booking form has been completed, signed and received by the Owners. 2. Bookings must be accompanied by a non-refundable deposit of $200. 3. The booking has been confirmed in writing by the Owners. 4. The person who signed the confirmation booking form confirms that he/she is authorized to agree the booking conditions on behalf of all persons included on the booking form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 21 years or over. Bookings cannot be accepted from parties of young people under 21 years of age. 5. The balance must be paid 8 weeks prior to the arrival date along with a security deposit of $300. We reserve the right to cancel your booking if the balance is not paid when due. The security deposit will be returned to the guest within 21 days of departure following confirmation that no loss or damage has been reported by the Management Company. 6. If the guest wishes to cancel the booking, he/she must advise the Owners immediately by telephone followed by a confirmatory letter. The Owners shall be entitled to retain all payments already made (except the security deposit). The following cancellation charges shall apply:- 30 – 60 days notice: 50% of the rental charge Less than 30 days notice: 100% of the rental charge 7. In the unlikely event, that circumstances beyond the Owners' control necessitate the cancellation of the rental agreement, the Owners reserve the right to cancel any bookings at any time and will only be liable to refund monies already paid by the guest. 8. The guest agrees: (a) To pay the full cost of any breakages, losses or damage to the property. Damage or loss must be reported immediately to the Owners' Management Company. (b) To take good care of the property and leave it in a clean and tidy condition at the end of the holiday. (c) To permit the Management Company reasonable access to the property to carry out any maintenance if necessary. (d) Not to sublet or share the property except with persons nominated on the booking form. 9. No liability is accepted by the Owners or Management Company for loss of main services or failure of appliances, or for the consequences of the actions or omissions of persons who may control supply of main services, or any actions taken in the vicinity of the property by any authority over which there is no control by the Owners and/or Management Company. 10. The property is available after 4.00 p.m. on the day of arrival and must be vacated by 10.00 a.m. on the day of departure. 11. The Owners will not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The guest is responsible for taking out an adequate insurance policy to cover all risks. This waiver is also applicable to people visiting the property as guest of the booking guest. 12.The Owners will not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the guest and other people occupying the property during the period of the rental. 13. Strictly no smoking or pets are allowed in the villa at any time. Please note that contravention will render your booking void and all moneys will be forfeited. A fine of $500 will also be levied.
