We are located in a quiet part of the neighbourhood, bordered by a lush conservation outlook beyond the pool. It is a fully air conditioned, open plan, vacation rental home comprising of 3 bedrooms (all with ceiling fans for your comfort), 2 bathrooms, a lounge, a separate dining area, and a fully equipped kitchen with breakfast bar.

Spacious and comfortable, it is ideal for couples, families and children. With around 1600 square foot of living space, there is plenty of room both inside and out for you to enjoy.

Notes:

1. Rental rates are per week - for the home - NOT per person - at the current exchange rate.
2. There is an additional charge of $24 / £20 per day should you require pool heating. Minimum one week and usually only required during the winter months.
3. Minimum stay 7 nights (excluding June-August - 10 night minimum stay required)
4. Rates include all State and Local taxes, end of stay cleaning
5. Quotes are based on the dates requested and are not guaranteed until a booking deposit has been paid. All Quotes are valid for 30 days from day of receipt
6. Tariffs applicable for Easter, Christmas and New Year:

Christmas & New Year: $980/week


All rentals are subject to the following booking/rental conditions.

1. A Non-Refundable 20% deposit is required to confirm your booking. A booking form will be sent to you via email which must be completed and returned along with your deposit.
2. A provisional booking will be held for seven days pending receipt of your deposit (or full payment). If not received, the booking will lapse and the dates will be released.
3. The balance of payment, plus a £200/$300 refundable security deposit must be paid 8 weeks prior to the date of arrival.
4. The security deposit will be returned within 21 days of your departure following confirmation that the villa has been left in a satisfactory condition.
5. We reserve the right to cancel your booking if the balance is not paid when due.
6. Cancellation: in the event that you cancel your booking for any reason, cancellation charges will apply as follows:
(a) 60 days or more: the deposit
(b) 30-59 days: 50% of the total rental cost
(c) 15-29 days: 75% of the total rental cost
(d) Less than 15 days prior: 100% of the total cost

IT IS STRONGLY RECOMMENDED THAT CLIENTS TAKE OUT ADEQUATE HOLIDAY INSURANCE TO COVER CANCELLATION FEES AND ANY OTHER LOSSES WHICH MAY OCCUR (INCLUDING COVID-19).

Are there any additional charges?

None - apart from a refundable Security Deposit no other charges are made.


How much is the Security Deposit?

A fully refundable security deposit of £200 (US $300) is required when final payment is made.
This will be refunded once we have clearance from our management company in the US usually ten to fourteen days after your departure from the villa.


Is the pool heated?

Pool heat is optional and on request. There is a daily charge for pool heat.


How do I make a booking?

Telephone or E-mail to confirm the dates required.
Bookings are valid after the non-refundable booking deposit of 20% of the total cost is paid, the booking form completed and confirmed in writing.
A provisional booking will be held for seven days pending receipt of your deposit (or full payment). If not received, the booking will lapse and the dates will be released.
Any Booking made within two months of date of arrival requires full payment to secure the booking.
The final balance, including security deposit, must be received 8 weeks prior to the date of arrival. (Ten days must be allowed for cheques to clear.)
We reserve the right to cancel your booking if the balance is not paid when due.


How do I pay for the booking?

About Pinewood Palms

Fairways Lake Estates is a well cared for, quiet and safe residential area, bordering the stunning 600 acre Lake Davenport, in a conservation area of great beauty and tranquillity. Located on Highway 27 to the north of Davenport, sitting between US Highway 192 and Interstate 4, all the Orlando theme parks and local attractions are within easy reach.

Within walking distance you'll find the community pool and cabana with lots of lounge chairs, separate tennis and basketball courts and a scenic dock that stretches out into a 400 acre lake. At the dock's end will be a great spot for pictures and selfies because of the beautiful natural Florida backdrop. The adventurous can fish and there is also boat access for all the sailors out there!

Play golf? An executive 9-hole golf course, Polo Park East, flows through the community and is just a short walk away.

Other amenities, all within walking distance are: a Sub shop, a Pub and an Italian restaurant. Conveniently located in the Four Corners area with shopping centres, golf courses, a movie theatre, stores, banks, and restaurants, it has everything you need.

Our villa, with its secluded pool overlooking a lush conservation area, is spacious and comfortable and set in a peaceful location, close enough to the action and ideal for couples and families, with plenty to see and do for everyone. Whatever type of holiday you're looking for - fast paced/quiet and peaceful - the possibilities are endless.

Our home is fully equipped with everything you need for a wonderful stay.

Our villa will have been prepared & pre-checked for your comfort and our Management company are on hand if you have any questions during your stay.

Lounge
The spacious lounge looks out over the private lanai and pool deck, accessible through the alarmed patio doors.

There is a large flat screen cable TV, with DVD player and a surround sound stereo system, pre-wired for both indoor and outdoor use.

You will find plenty of comfortable seating, including a Queen size sofa bed so it can be used as an extra sleeping area.

We have a selection of DVDs and books for your enjoyment.
Formal Dining Area
The separate formal dining area has seating for up to six guests.
Eat-In Kitchen
The large eat-in kitchen, with table and chairs, is light and bright with a breakfast counter connecting it to the lounge,

It is fully equipped (crockery, cutlery and cookware included), with fridge freezer, coffee maker, blender, microwave oven and garbage disposal.

Master Bedroom with En-Suite

Our spacious and calm, Master Bedroom has a King size bed, walk in closet with plenty of storage space, as well as bedside cabinets, lamps, radio alarm, and a dressing table.

A wall mounted internet enabled flat screen TV is provided.

This bedroom looks out onto the Lanai area.

The large ensuite bathroom has a walk-in shower, dual sinks, separate w.c., and garden tub, with a door to the deck for your convenience.

In the dual sink cupboard, you will find hairdryers and hair straighteners for your use.

Step out from your bedroom onto the Lanai for your morning coffee before taking a leisurely swim, or simply relax and enjoy the Florida sunshine on the comfortable sun loungers, before heading out for the day's activities.
Double Bedroom

A spacious double bedroom awaits with a large Queen sized bed, large closet, ceiling fan, wall mounted internet enabled flat screen TV, bedside cabinets and lamps.

This room has access to the guest bathroom.
Vestibule
The Vestibule leads off from the lounge/dining area, with access to the Guest Bathroom, Double and Twin Bedrooms.

There is a telephone table with chair, along with lamps and a tall wall mirror.

The third, Twin, bedroom has two single beds, with wardrobes, ceiling fan, wall mounted internet enabled flat screen TV, bedside cabinet and lamp.
Guest Bathroom

The guest bathroom, serving the Double and Twin bedrooms, has an over the bath shower, sink unit and w.c.
Lanai, Pool and Sundeck
The extended covered Lanai, with dining table and chairs, fan and light, is surrounded by oversized sliding glass doors from the lounge and master bedroom. Enjoy the prewired surround sound mounted and recessed speakers inside and outside.

The rear of the villa is within a screened mesh enclosure.

The pool area is completely private, looking out onto the lush conservation, with areas for dining, relaxation and recreation by day or night. The lighting, both on the deck and in the pool, means that even if your day out is long, you can still swim or eat al fresco on your return. There are sun loungers, as well as a table/chairs on the deck. It's the perfect place to relax in the evenings with a lovely glass of your favourite tipple (once the children have gone to bed!).

The pool has a pool blanket to assist in maintaining the pool temperature during the cooler months of October to February.

Alarms are fitted to all doors and windows overlooking the pool for child safety.
Entrance Hall
On entering the vila, you will find a console table with lamp. This leads onto the formal dining area and lounge with the kitchen to the left.

Utility Room
There is a separate utility room which has a washer and dryer, with iron and ironing board.
Integral Garage
The integral garage has an electrical door and can be directly accessed from the villa.

OWNERS' TERMS AND CONDITIONS

IMPORTANT: YOU ARE ADVISED TO TAKE OUT YOUR OWN HOLIDAY INSURANCE TO INCLUDE MEDICAL & CANCELLATION COVER. IN ADDITION, PLEASE CHECK THAT YOUR TRAVEL PROVIDER AND/OR YOUR INSURANCE COMPANY OFFER COVID-19 COVER IN THE EVENT THAT YOUR FLIGHTS/HOLIDAYS ARE DISRUPTED OR CANCELLED.

ALL RENTALS ARE SUBJECT TO THE FOLLOWING BOOKING/RENTAL CONDITIONS:-

1. The booking form has been completed, signed and received by the Owners.
2. Bookings must be accompanied by a non-refundable deposit of $200.
3. The booking has been confirmed in writing by the Owners.
4. The person who signed the confirmation booking form confirms that he/she is authorized to agree the booking conditions on behalf of all persons included on the booking form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 21 years or over. Bookings cannot be accepted from parties of young people under 21 years of age.
5. The balance must be paid 8 weeks prior to the arrival date along with a security deposit of $300. We reserve the right to cancel your booking if the balance is not paid when due. The security deposit will be returned to the guest within 21 days of departure following confirmation that no loss or damage has been reported by the Management Company.
6. If the guest wishes to cancel the booking, he/she must advise the Owners immediately by telephone followed by a confirmatory letter. The Owners shall be entitled to retain all payments already made (except the security deposit). The following cancellation charges shall apply:-
30 – 60 days notice: 50% of the rental charge
Less than 30 days notice: 100% of the rental charge
7. In the unlikely event, that circumstances beyond the Owners' control necessitate the cancellation of the rental agreement, the Owners reserve the right to cancel any bookings at any time and will only be liable to refund monies already paid by the guest.
8. The guest agrees:
(a) To pay the full cost of any breakages, losses or damage to the property. Damage or loss must be reported immediately to the Owners' Management Company.
(b) To take good care of the property and leave it in a clean and tidy condition at the end of the holiday.
(c) To permit the Management Company reasonable access to the property to carry out any maintenance if necessary.
(d) Not to sublet or share the property except with persons nominated on the booking form.
9. No liability is accepted by the Owners or Management Company for loss of main services or failure of appliances, or for the consequences of the actions or omissions of persons who may control supply of main services, or any actions taken in the vicinity of the property by any authority over which there is no control by the Owners and/or Management Company.
10. The property is available after 4.00 p.m. on the day of arrival and must be vacated by 10.00 a.m. on the day of departure.
11. The Owners will not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The guest is responsible for taking out an adequate insurance policy to cover all risks. This waiver is also applicable to people visiting the property as guest of the booking guest.
12.The Owners will not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the guest and other people occupying the property during the period of the rental.
13. Strictly no smoking or pets are allowed in the villa at any time. Please note that contravention will render your booking void and all moneys will be forfeited. A fine of $500 will also be levied.
