New to the rental market. Woodlands is our newly furbished 3 bedroom, 2 bathroom villa situated on a large plot with gardens to front and sides and conservation and wetland to the rear. It's peaceful location is situated in a small cul-de-sac and is not overlooked by other properties The private pool and extended deck is south facing and is the ideal place to relax and enjoy an abundance of wildlife whist soaking up the Florida sunshine. Tastefully furnished throughout, there are 2 master beds (king size) with en-suite bathrooms and a 3rd bedroom with a queen-sized bed. All bedrooms have Roku smart TV’s, ceiling fans and plenty of storage space. The main master has doors leading out to the pool deck. The open plan lounge has ample seating, a large Roku smart TV, ceiling fan and sliding doors leading out to the pool deck. The garage has been converted into a second family room with AC, pool table, seating, and large Roku TV. There is Wifi and air conditioning throughout the villa. DBPR Licenced. I really don't know where to start, but how about WOW. This villa is beautiful. It has everything anyone would need to have the perfect holiday. The beautiful surroundings, trees and vegetation at the rear, with racoons, cranes, birds (get an App to find out the sounds), so quiet and peaceful. Bev, the owner was fabulous from start to finish, we feel like she is a friend. She is always on hand for questions, not that we needed to ask. Having been to Florida many times, since 1989, I can hand on heart say this is the best Villa we have ever stayed in, and will definitely definitely return. So sad to leave, thinking someone else will be here when we go. Also, very close to restaurants, shops and access to I-4, 27 and 17. Thank you Bev. Until the next time.
We have been visiting Florida and staying in Bev's villas for 15 years so we were so excited to stay here. There are no words to describe how beautiful it is. The villa is beautifully decorated and so inviting when you walk in. We felt immediately at home and had everything we needed. Easy access to the parks and shops with Disney just 15 mins away and Universal Studios around 20-25 mins. Bev really has thought of everything as usual. TV's in every room, games room with pool table, the kitchen has everything you could possibly want, the management are fabulous but our favourite part was the pool and deck area. Aside from being south facing and receiving sun all day long, the wildlife we saw was incredible. Racoons, Owls, red cardinal birds, cranes, the list goes on. I loved nothing more than waking up early and watching the sun rise with a cup of "Joe" and seeing all the animals come to life. I cried when we left, could have stayed forever. We have booked again next year, and the year after and the year after that etc. Thanks again Bev, best stay ever - here's to many more ! ?
You'll find this home we'll equipped, finished to a very high standard. We loved the apparent seclusion although you are minutes away from the key roads and local shopping areas. As a former Property Manager I can hand on heart say this property offers cleanliness, privacy, amenities and comfort. Bev was so flexible to work with and accommodating. If you are looking for a fantastic base for your adventures or just a relaxing time away then this home fits the bill. Can't recommend high enough.

BOOKING CONDITIONS Bookings will be confirmed after: a) The completed booking form and signed booking conditions have been received by the Owner b) The appropriate deposit has been paid c) The owner has confirmed the booking in writing to the client. The Guest warrants that the Property is to be used for the purposes of a holiday and that they are over the age of 25 at the time the booking is made. The Guest shall not assign, sub-let or part with possession of the Property or any part of it. The Guest shall use the Property for the purpose of a private holiday residence for a maximum number of ‘agreed’ persons only (as listed on the booking form) A non-returnable deposit of 20% must be paid at time of booking. The balance must be 90 days prior to the arrival, along with a security deposit of £300. The security deposit will be returned up to up to 14 days after the completion of the holiday as long as no damage or loss is reported by the Management Company. If the guest wishes to cancel the booking they must advise the Owner immediately. The owner shall be entitled to retain payments already made (except the security deposit) and to recover, if not already paid, the balance of the rental charge as follows: 60 – 90 days notice: 50% of the rental charge Less than 60 days notice: 100% of the rental charge In the unlikely event that circumstances beyond the Owners control forces the cancellation of the rental arrangement, the owner reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the guest. The guest agrees to: a) take good care of the property and leave it in a clean and tidy condition at the end of the holiday. c) Report any damage or loss immediately as it is discovered to the owners management company. d) Permit the owner or their agents / contractors reasonable access to the property to carry out maintenance / repairs e) not tamper with the safety alarms, security cameras or pool equipment No liability is accepted by the Owner for loss of main services, utilities or failure of appliances, nor any actions taken in the vicinity of the property by any authority over which the owner has no control. Check is after 4.00pm on the day of arrival Check out is 10.00am on the day of departure. The owner does not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Clients and other people occupying the property during the period of the letting. Guests use the swimming pool at their own risk. Under NO circumstances are children allowed to be unsupervised in the swimming pool or the surrounding areas at any time. IT IS STRONGLY RECOMMENDED THAT CLIENTS TAKE OUT HOLIDAY INSURANCE
