Overview

Heron's Rest, is our fully furnished 3 bedroom, 2 bathroom villa. Situated on a large plot in a tranquil position, you can enjoy fabulous views of the lake and local wildlife from sunrise to sunset from its fully screened south facing pool, extended deck and covered lanai. Tastefully furnished throughout, there are 2 master beds (king size) with en-suite bathrooms and a 3rd bedroom with a queen-sized bed. All bedrooms have Roku smart TV’s, ceiling fans and plenty of storage space. The main master has a walk in wardrobe with fitted safe for guests use. The en-suite has a newly fitted walk in shower and a separate door leading out to the pool deck. The open plan lounge has ample seating, a large Roku smart TV, ceiling fan and sliding doors leading out to the pool deck. There is a pool table in the garage. Wifi and air conditioning throughout the villa. DBPR Licenced. We had a fabulous holiday at this beautiful executive villa. The house is spacious, spotless, and extremely comfortable. The layout is perfect for families, with large bedrooms, comfortable beds, and excellent en-suites. It was easy to find and get access with the information provided, the property has a beautiful decoration and is well maintained and cleaned! The south-facing private pool and large deck overlooking the lake were definitely highlights — perfect for relaxing after busy days at the Disney parks. The experience of fishing in the lake was amazing, kids had so much fun ?? We truly felt at home and were extremely satisfied with our stay. The location is ideal, very close to Disney Parks and other attractions. Everything we needed was provided and Beverley was amazing by providing all support for us! I’m so grateful for everything! We were very satisfied customers and would 100% recommend this property. A true 5-star experience!

Another amazing stay at Herons Rest. From start to finish its been perfect. The villa is brilliant with everything you need for a home from home. Its immaculately clean inside and out. The view onto the lake is so peaceful and watching the herons do their daily walkabout is all part of the fun. Watching the sunrise and sunset from the deck is so relaxing. Communication and support from Bev throughout the process is second to none, and she makes everything so easy, such a wonderful host. Thank you so much for letting us use your beautiful villa again and cant wait for our next trip.

Perfect from start to finish. Bev was quick to respond to all enquiries, and I had a lot. She is so helpful and checked in regularly on the run up to our holiday and continued to do so during our stay to ensure we had everything we needed. Management company reached out prior to our visit with all information needed for our stay. Villa directions were spot on with easy access to the property. Villa was spotless on arrival and had everything you could possibly need and more. Pool and view was stunning. Best property we've stayed at and already booked for next year. We loved it!!!

Yes, pool can be heated at an extra cost - please ask for prices. Pool heat is recommended from October - April

Terms and Conditions

BOOKING CONDITIONS Bookings will be confirmed after: a) The completed booking form and signed booking conditions have been received by the Owner b) The appropriate deposit has been paid c) The owner has confirmed the booking in writing to the client. The Guest warrants that the Property is to be used for the purposes of a holiday and that they are over the age of 25 at the time the booking is made. The Guest shall not assign, sub-let or part with possession of the Property or any part of it. The Guest shall use the Property for the purpose of a private holiday residence for a maximum number of ‘agreed’ persons only (as listed on the booking form) A non-returnable deposit of 20% must be paid at time of booking. The balance must be 90 days prior to the arrival, along with a security deposit of £300. The security deposit will be returned up to up to 14 days after the completion of the holiday as long as no damage or loss is reported by the Management Company. If the guest wishes to cancel the booking they must advise the Owner immediately. The owner shall be entitled to retain payments already made (except the security deposit) and to recover, if not already paid, the balance of the rental charge as follows: 60 – 90 days notice: 50% of the rental charge Less than 60 days notice: 100% of the rental charge In the unlikely event that circumstances beyond the Owners control forces the cancellation of the rental arrangement, the owner reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the guest. The guest agrees to: a) take good care of the property and leave it in a clean and tidy condition at the end of the holiday. c) Report any damage or loss immediately as it is discovered to the owners management company. d) Permit the owner or their agents / contractors reasonable access to the property to carry out maintenance / repairs e) not tamper with the safety alarms, security cameras or pool equipment No liability is accepted by the Owner for loss of main services, utilities or failure of appliances, nor any actions taken in the vicinity of the property by any authority over which the owner has no control. Check is after 4.00pm on the day of arrival Check out is 10.00am on the day of departure. The owner does not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Clients and other people occupying the property during the period of the letting. Guests use the swimming pool at their own risk. Under NO circumstances are children allowed to be unsupervised in the swimming pool or the surrounding areas at any time. IT IS STRONGLY RECOMMENDED THAT CLIENTS TAKE OUT HOLIDAY INSURANCE
