Minslake is quite simply a home away from home.

Furnished to a very high standard with everything you could wish for a relaxing break. The villa is beautifully kept among manicured grounds in a quiet location away from it all. The pool overlooks the lake and is very private, hours are passed relaxing while watching the wildlife. The computer/Printer is an added bonus and ideal for finding places to visit, cinema times, opening times, restaurants, events and for online check in at the airport etc. There are plenty of books, games and magazines. Beach equipment is provided with a coolbox for picnics. A couple of bikes are provided which are great, although at some of the parks you can rent them too.

The villa is close to shops restaurants and supermarkets. Port Charlotte is only 20 minutes away with a Mall, Cinema and lots of restaurants. The beautiful beaches are close too. The Villa was a wonderful base to explore the Gulf Coast and beyond, we travelled to Orlando, Miami, The keys and Everglades from here easily. Tampa airport is a straight 90 minutes away. Outlet Malls are an hours ride away too for those bargain shopping trips and a little quieter and more relaxed than Orlando.

We love this Villa so much we won't stay anywhere else! The management team are fantastic and on hand should you have any problems (although you probably won't need them!) The inside is kept immaculate and never fails to impress us when we arrive, its a much welcomed site after a long journey.

If we have to pick one fault it would be no BBQ, although there are so many restaurants to try and you may not have the time to use it!

This home is one of the most gorgeous and comfortable homes we have stayed in. The view is absolutely incredible. This home has everything you will need for a fabulous vacation. We are so greatful that the owners share this wonderful paradise with all. I really miss the warm relaxing pool and view. We are planning to book this home again in the very near future. If you are lucky enough to come across this home......book it!!!! You will not be sorry!!!!!!!

"We had a wonderful three weeks staying in Minslake. We have found in the past that photographs and descriptions can be misleading but in your case the pictures and description do not do justice to the true experience of staying in Minslake. A wonderfully comfortable master bed, usually one of my criticisms as I am a very light sleeper, a well equipped kitchen, nothing has been forgotten, and a very comfortable pair of lounge areas. Minslake is so clean and well looked after, you and the management company must be constantly updating it to ensure the comfort of your guests. We were looking for a relaxing holiday, a home from home, and Minslake gave us exactly that. We slept well, there were no disturbances, Rotonda is a wonderfully peaceful area and Minslake has a gorgeous view over the lake from the lanai with no neighbours overlooking the rear of the property. The lake also had regular visits from Moses, the resident alligator. We can honestly say that this has been the best villa that we have stayed in since we first visited Florida in the early 90s, and we have paid a lot more for some of the previous villas. Minslake is an executive style villa which has been luxuriously fitted out as it was to originally have been a private home stands on a double plot affording maximum privacy. All overlooking a tranquil lake with stunning views with a host of wildlife. It is situated in a quiet residential area, with few neighbours and no passing traffic, as there is no outlet.

This family home is furnished to the highest standard and offers over 2,400 sq. ft living space. It comprises of the Master Bedroom, which has an en-suite with Jacuzzi bath, walk-in wardrobe and 2 further bedrooms with bathroom, a large family room, a formal living room and dining area.

This house benefits from its own electrically heated pool (charged separately). Although pool heat is not absolutely essential most of the year it can on occasion, prove to be most welcome during the sometimes cooler winter months. The pool looks out onto a large picturesque lake which attracts a whole host of wildlife to the doorstep.

Rotonda, South West Florida is located near beautiful Cape Haze, Boca Grande & Englewood on the Gulf of Mexico. This relaxing area is the perfect spot for enjoying a laid back, quiet vacation. There are outdoor activities for every adventurer. You can jet ski, parasail, fish or charter a boat from one of the area’s marinas. There are numerous golf courses and nearby there are many beautiful beaches all within 10-15 minutes.

Pine Valley has the newest golf course on Rotonda, opened in January 2008. This is rumoured to be one of the best golf courses in the Charlotte County area and Minslake is ideally located to this as you can view it from across the lake at the same time as wild life of otter, osprey and many others are often seen on Rotonda whilst in the inter-coastal you will nearly always see dolphin and even occasionally a manatee. For the nearby beaches on Boca Grande and Minnesota Cay, as well as the beaches on Palm Island and Don Pedro Island which are only accessible by boat. Boat rental is easy and very popular. A Shopping Mall is only 10 minutes, with two massive shopping Outlets Ellenton and Miromar only a 40 minute drive away. There is a host of fantastic restaurants all very locally. Rotonda has its own park, with tennis and children's play area just 5 minutes from home.

For the comfort and safety of all guests there is no smoking permitted within the villa.

Owners Terms & Conditions

The sending of the on-line booking form confirms your acceptance of the terms and conditions set out below and as may from time to time be changed and shall be binding on all persons stated on the booking form. Each booking will be confirmed by the owner, as soon as possible after receiving the booking form and deposit and only on receipt of this confirmation by you will the booking be treated as confirmed. Once the owners have confirmed the booking to you and you have paid a deposit, the named person on the booking form will be responsible for the total rental price of the property, as agreed on the confirmation. The remaining balance of the agreed rental cost must be paid 6 weeks prior to your departure. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply.

Security Deposit
The sending of the booking form confirms your acceptance to pay for any damage of any kind caused by your occupancy of the property. The cost of repairs and/or replacements will be deducted from your security deposit prior to the return of the balance. The security deposit will be fully refundable 2-3 weeks after your departure from the property, providing there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs by our agents or excessive use of electricity (caused by leaving external doors open with the air conditioning on) the named person on the booking form will be held responsible for all additional costs which exceed the security deposit.

Providing the owners receive written notice of cancellation not less than 6 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. It is the responsibility of the signatory to ensure that the signed cancellation letter reaches the owner. Email cancellations are not acceptable. The reservation deposit will be forfeited. If the cancellation is received after 6 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).

All persons stated on the booking form are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors, topping up of pool water (as required) and ensuring the security alarm is activated whenever the property is unoccupied. At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy. It is the guest's responsibility to notify the management company immediately of any sudden equipment failure so that reasonable action can be take to rectify the situation.

Party Size
The maximum capacity that our villa is licensed for is 6. Everyone occupying the property must be listed on the booking form, including small children. This is Florida state law and must be adhered to. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. No pets are permitted. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults. The property is fully licensed for short-term rentals in Florida. The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid.

For the safety and comfort of all our guests smoking is not permitted within the property. No pets are allowed.

The owners and the management company of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the pool is entirely at the user's own risk. Children must be supervised by responsible adults at all times when using the pool. Glass or crockery is not permitted within the pool area. The owners or management company cannot accept any liability for any loss of rental time due to travel problem, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. The owners and the Management Company cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests. If the pool heater cannot reach optimum temperature due to adverse cold weather conditions the owners or the management company cannot accept liability.

Arrival and Departure
The villa will be available for occupancy from 3.00pm on the date of arrival and must be vacated by 11.00am (prompt) on the day of departure.

It is a condition of the booking that all members of the Party are covered by travel insurance which carries adequate protection against delays and cancellations, and has adequate medical insurance for the USA, and for your luggage and personal belongings.The owners do not accept responsibility or liability for the following:-

Injury, howsoever caused, as a result of the use of the property's swimming pool
Clients and their guests are requested not to allow unsupervised children to use the pool, which is 6ft deep at its deepest point
The pool is not designed for diving and this activity is dangerous
Loss or theft of luggage or personal property at any time in or about the property, or any location in the USA
Force Majeure
The owner or the management company accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or construction in progress within the community, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond our control.

Owners Access
The owners or their management company shall be allowed access at any reasonable time during your stay.

This conduct is subject to and shall be construed in accordance with the laws of England and all parties hereby submit to the exclusive jurisdiction of the English Courts.

Code of Conduct
Pine Valley Court is a residential community. The actions of all members of your party should not interfere with the enjoyment of either other holidaymakers or the residents of Pine Valley Court. Please do not use the swimming pool, play loud music or engage in any activity which may cause inconvenience to your neighbors after 10.30pm or before 07.30am. In the event that any member of your party behaves in a way that is likely to cause distress, danger or annoyance to any other holidaymakers, residents of Pine Valley Court or damage to any property, the owners or their management company reserve the right to terminate your rental agreement immediately and forthwith. The owners or their management company will not be liable for any costs you will incur, nor shall we pay any compensation, nor make any refunds due to this action.
