Welcome to “Laurel Oak”, a beautiful vacation villa which features 4 bedrooms, 2 bathrooms, heated private south facing swimming pool, air conditioning and having all modern conveniences including large fridge/freezer, oven, microwave, waste disposal, dishwasher, coffee maker, toaster and all necessary bedding, towels, crockery and cutlery. The villa is located on one of Orlando's most sought-after developments, INDIAN RIDGE OAKS which is just off Highway 192 and only some three miles and only a genuine 10 minute drive from WALT DISNEY WORLD and close to all the other attractions of the Orlando area. Orlando International Airport is around 30 minutes away with Sanford Airport around 60 minutes. The Atlantic coast beaches are about 1 hours drive and the Gulf coast beaches can be reached in under 2 hours. There are many shops, supermarkets and restaurants nearby on Highway 192. The villa is managed by an experienced and locally based management Company who are on hand 24 hours to provide assistance and support for guests who can also provide attraction tickets.

Overview

Fully air-conditioned 4 Bedroom / 2 Bathroom villa with private heated and screened pool. The villa is fully equipped with all bedding, towels, cutlery, crockery etc. and a barbecue is also provided for guests use. It has 2 telephones and also benefits from free HIGH SPEED INTERNET ACCESS, free calls in the USA and free calls to the UK and Europe, a SAFE and a full monitored FIRE & SECURITY ALARM. There is also a cot (crib) and a high chair. There is fixed "park style" barbecue just outside the pool area. The Lounge Area has a ceiling fan, 2 couches, a 50" widescreen High Definition LCD remote control colour cable TV, a Blu Ray DVD player and an entertainment centre incorporating CD player, radio and iPod dock. The Dining Area has a dining table and 6 chairs with a further table and 4 chairs in the Kitchen Area. The Kitchen is fully equipped with a large fridge freezer (with ice maker), oven, microwave, waste disposal, dishwasher, coffee maker, toaster and all cutlery and crockery and a telephone. Within the kitchen (behind folding doors) is an automatic washing machine and tumble dryer. An iron and ironing board are provided. The Master Bedroom has a queen size bed with a Sealy Posturepedic Pillow Top mattress, two nightstands, full size dresser with mirror, radio alarm clock and walk in closet. There is a ceiling fan, a 19" widescreen LCD remote control colour TV with Roku stick, telephone, and en-suite bathroom with, shower, toilet and twin hand basins. A hair dryer is provided in the bathroom. A door leads out from the bathroom on to the pool deck. Bedroom 2 has a queen size bed with a Sealy Posturepedic Pillow Top mattress, two nightstands, full size dresser with mirror, radio alarm clock, built in wardrobe and a colour TV with Roku stick. Bedrooms 3 & 4 both have twin beds, nightstand and built in wardrobes and TV's with Roku sticks. There is a second house bathroom with toilet, bath, shower, hand basin and hair dryer. There is a Games Room with Pool, Air Hockey & Foosball. The pool is 30' x 15' and ranges from 3' to 5' in depth. It's screened from insects and south facing so catches the sun all day. It's fenced for complete privacy and is provided with quality pool furniture. There is a safety fence to prevent small children accessing the poll area without an adult which can be removed if required. There is a digital lock on the front door of the villa and guest will be given the code before departure so there is no need to collect keys before accessing the villa.

Additional Information

All rates include taxes and end of stay clean. The owners reserve the right to amend rates accordingly, however once a booking has been confirmed the rate will be fixed. The above rates do not include pool heating which if required will incur an additional cost of $25.00/£20.00 per day. There is free use of a SAFE and free high speed WIRELESS INTERNET ACCESS and free local calls and calls within the USA.

The Lounge Area has a ceiling fan, 2 three seater couches, a 42" widescreen High Definition LCD remote control colour cable TV and a Blu Ray DVD player and an entertainment centre incorporating CD player, radio and iPod dock. There are anumber of DVD's for guests use. The floor is finished in ceramic floor tiles.

The Dining Area has a glass table and 6 chairs. Patio doors rovide access to the pool and pool deck. The floor is finished in ceramic floor tiles.

The Kitchen is fully equipped with a large fridge freezer (with ice maker), oven, microwave, waste disposal, dishwasher, coffee maker, toaster and all cutlery and crockery and a telephone. There is a dining table and 4 chairs. Within the kitchen (behind folding doors) is an automatic washing machine and tumble dryer. An iron and ironing board are provided. The floor is finished in ceramic floor tiles.

The Master Bedroom has a queen size bed with a Sealy Posturepedic Pillow Top mattress, two nightstands, full size dresser with mirror, radio alarm clock, a 21" widescreen LCD remote control colour cable TV and telephone. The en-suite bathroom has a shower, toilet and twin hand basins. A hair dryer is provided in the bathroom. There is a walk in closet in the bathroom in which there is digital safe for guests use. A door leads out from the bathroom on to the pool deck. The floor in the bedroom is carpeted and is finished in ceramic floor tiles in the bathroom.

Bedroom 2 is at the front of the villa and has a queen size bed with a Sealy Posturepedic Pillow Top mattress, two nightstands, full size dresser with mirror, radio alarm clock, built in wardrobe and a 21" flatscreen colour cable TV. The floor is carpeted.

Bedroom 3 has twin beds, a nightstand, a buit in wardrobe and a 19" flatscreen colour cable TV.

Bedroom 4 has twin beds, a nightstand, a 19" flatscreen colour TV and a buit in wardrobe.

There is a house bathroom with toilet, bath, shower, hand basin and hair dryer. The floor is finished in ceramic floor tiles.

The pool is 30' x 15' and ranges from 3' to 5' in depth. It's screened from insects and south facing so catches the sun all day. It's fenced for complete privacy and is provided with quality pool furniture comprising 4 cushioned sunlongers, tables and 4 cushioned chairs. There is a safety fence to prevent small children accessing the pool area without an adult which can be removed if required. A covered lanai with ceiling fan and light provides the perfect place for 'al fresco' dining. Just outside the covered lanai there is a fixed "park style" BBQ.

1. Arrival/Departure - Unless otherwise advised to you in writing, arrival at the property should be after 4.00pm local time. The property must be vacated by 10.00am on the day of departure. 2. Cancellation - In the event that you cancel your booking, the Deposit will be forfeited and the following cancellation charges will apply: Period before Departure Cancellation charge More than 8 Weeks Deposit Between 4 - 8 Weeks 50% of Rental Cost * Less than 4 Weeks 100% of Rental Cost * * Plus £30.00 to cover admin costs 3. Force Majeure - The owners of the property or their servants or agents will not be liable for loss or delay occasioned by any of the following: Strikes, Riots, Political Unrest, Hostilities, War or Threat of War, Terrorist Activity, Industrial Disputes, Fire, Flood, Technical/Weather problems to transport, Weather Conditions or any other event out of the owners control. 4. Security Bond - The security Bond of £150.00 will be returnable 4 weeks after the end of the Holiday Rental Period provided that: a. The Property is vacated by the specific time & date. b. The Property is left in a clean & tidy condition, as it was found at the start of the Holiday Rental Period. c. Any breakage’s and/or damage is reported and replaced, repaired or paid for. 5. Liability - The Owners & Owners Agents do not accept liability for injury, howsoever caused as a result of the use of the property & pool. The pool area is fitted with a safety screen and Guests take full responsibility for its removal and replacement. All doors onto the pool deck should be kept closed at all times. Pool security and child safety are the responsibility of the person making the booking; neither the Owners nor the Owners Agents accept any responsibility and this fact is accepted by the person making the booking. Guests are specifically requested not to allow unsupervised children to use the pool. 6. Insurance - Guests are advised to take out appropriate Holiday Insurance. 7. Pets – No pets are allowed in the property unless specifically agreed with the Owner or the Owners Agents.
